- EVERYTHING! This was one of the most charming places we've stayed on a trip. The place was huge, and having two air cons and a washing machine - an absolute bonus!

- Disappointing for the price.
Cons -
- Nothing at all - we had a perfect stay!
- For close to 180 EU per night, the room was not even refreshed after the first night, bathroom was very small, the drain cover in the shower was not attached to the drain and exposing the plumbing, the paint was peeling off the walls in several places, air conditioning was set on a timer and shutting off automatically in the middle of the night. However the worst of all was the hostess who seamed sarcastic. Example: when l asked her what to do with the car, we asked for the parking spot when making our reservation, she said that “l should eat it”- totally not appropriate. Also, when we asked for the coffee insert to a coffeemaker for the second morning ( we stayed 2 nights), we were told that the insert is for the first day only - how bizarre! We stayed in 10 places during this visit in France and hotel La Villa Patricia was the most disappointing out of all.
- Disappointing Experience – Not Worth the Stress or the PriceWe had planned a three-night stay here—two days exploring Nice and Monaco, and then checking out on the third day to continue our trip to Italy. While the property looks charming and the host, Patricia, appeared friendly at first, our experience quickly turned into a stressful and disappointing ordeal.First, the location was difficult to find and parking was extremely limited. It seems the property used to be a private home that’s been converted into a small hotel. Patricia was accommodating when we arrived late, which we appreciated. However, the next day while we were in Monaco, she repeatedly texted and called us, insisting that we return to the hotel immediately because she had double-booked our room. She claimed the other guests were returning customers and implied they were more important. She asked us to come back—during our one-time visit to Monaco—so we could vacate the room and make way for her preferred guests. This was incredibly intrusive and completely disrupted our trip. When I suggested she move the other guests to the alternative hotel she mentioned (which was not, in fact, nearby), she refused. She even offered to enter our room, pack our belongings herself, and have the maid clean it while we were away—despite my passport and valuables being inside. This was completely unacceptable.Eventually, due to the nonstop harassment and pressure, we had no choice but to cut our trip short, come back early, pack our things, and move to the new location she arranged. It was stressful, unprofessional, and frankly, ruined our day.To make matters worse, the hotel itself wasn’t worth the €122 per night. The shower water was either scalding hot or freezing cold, making it nearly unusable. The soap dispenser was empty. When we returned from Monaco, the room had already been cleaned—but I noticed the bed sheets hadn’t been changed, just remade.

Lucie was a gracious hostess and made us feel right at home! For a small fee, she will provide a delicious breakfast and/or a picnic lunch if requested. Our room was clean and comfortable, with a lovely garden view. What a breath of fresh air instead of staying in Nice, among so many other people!
There are several levels, with steps throughout the home, which might be a challenge for some people.
It’s in the best location for travelling to other resorts, it has all the amenities you would expect. Good size room with balcony.
The lady of the house is incredibly lovely. The villa is beautiful. There were a few misunderstandings but all turned out great. Book the large breakfast and if possible, enjoy it in the lovely garden! Maybe people travelling by train should be aware that the Beaulieu-sur-mer train station is easier to reach than the one in Villefranche-sur-mer. Beware of the bus drivers in town overcharging.
Position, price, outdoor areas.
Very French rustic traditional hotel .wifi free breakfast extra bit delicious and fresh served in the garden .we fell in love with this place .Great location for exploring access to local buses and trains all very reasonable
Staff very helpful. Nice clean room. Comfortable bed. Nice continental breakfast. Roof terrace with sea view. Hot tub and small pool.
Very friendly staff. Walking distance to Beaulieu beach. Romantic, small scale, authentic
The decor is eclectic and interesting. The staff member who met greeted us on our arrival was very friendly. I felt she was new to the job but she was very welcoming. There is a small pool which was excellent in the heat. It is the size of a shipping container - enough to get cool. There was a small bar fridge and the windows opened to allow fresh air. The room had a separate area for a single bed (like an annex) which was perfect as I was travelling with my son.
Being hassled at 11.01 for checkout. We were less than 10 minutes late returning to the hotel to check out and started receiving phone calls from 11.01 chasing us. It really tarnished our experience with this hotel. There are limited and incorrect contact details on the web. The number on the web is wrong - we tried to call several times.Breakfast is limited. There was confusion over the breakfast - we were told there would be a continental breakfast available with a choice of pastries, coffee, juice etc. In the common area, there is a toaster set up and it looks like a breakfast area however this is not the case. We were offered a set tray with a folded paper napkin and 2 pastries with no choice. It was all rather unfortunate as the hotel is quaint and 'charming' as they describe. However, in all the boutique places we have stayed around the world, the joy is that they are flexible and friendly.
Location was fab Felt almost like a private home with a dozen rooms and reasonable communal areas
Bed was so soft I ended up with back ache
Lovely inn with views of the sea. We loved our terrace. Easy walk to our favorite beach.
Cute little place Pool was great
Shower quite unclean and mouldy. Wifi didn’t work
The quaint setting/rooms. We also loved the hot tub and pool after a hot day out.
We travelled around the French Riviera and didn’t get bitten by bugs once, however we were covered in bites after one night in our room. There was a shelter and small courtyard outside our room which housed many plants and we believe that when we opened the door to our room the bugs got in in the night
The receptionist, Nena, was an absolute pleasure to deal with. The pool in the garden was a super facility to have in such a small hotel.
Very nice hotel. Perfect location close to the beach, grocery shop and bus and train station. Pleace with soul.. taste breakfast.
Really lovely location our hostess was friendly and welcoming. The room was small but clean. We would definately stay again.
Our room was very small.
Great view from roof terrace and a nice place to sit in the evening. Great that it had parking but difficult to find entrance. Some instructions are needed, you drive under an archway on the right just before a petrol station, I think it was signposted with "tennis courts ".
Interior could do with a freshen up.
