Family run, friendly, clean, lovely rooms, good pool, great breakfast

We particularly liked the atmosphere of the place and its hosts. It didn't feel we were staying at a hotel or pension, but more at somebody's house and we really appreciated it. The garden, with its mature trees spread around the property was very peaceful and relaxing. The personal advice on where to go on the island was very useful, since we stayed only 2 nights. We definitely recommend this place !

Maybe the bathroom would benefit from a tiny refresh, but it didn't cause us any problems at all.

The room was very clean, with view to a wonderful Mediterranean garden and a swimming pool. Highly recommended for families with children. Within 15 minutes walking distance from the center, but very close to beaches.

Super kind owners and the garden is absolutely lovely, great place for breakfast. It’s also not to far from the main town and the rooms are very spacious. I would revisit.

Beautiful garden but a problem with mosquitos. Not so close from town center ,you need to walk 15mins to reach town center, 1800m from the center, perhaps windows should be new with double glass.

The garden and property are peaceful, very pretty and well maintained. The staff is welcoming, helped us with our luggage and made our stay comfortable. The pool is beautiful!

Lovely garden with pool. Calm and relaxed. Great location - walking distance to old harbour with bars and restaurants and to beach. Very helpful and friendly owners and staff.

We adored Villa Martha. As you walked through the private gate you were greeted by a beautiful garden, there were tables and chairs on a patio, sun loungers by the beautiful pool - you could always find sun or shade. Drinks of any kind and light food were always available. The breakfast was perfect - eggs, cheese, meat, olives, tomatoes. Fresh orange juice. Yogurt, fruit & honey. Cereal. The room was basic but had everything you needed, the added touches of shampoo, conditioner & shower gel was excellent for us as we travel light with just hand luggage. The villa is 20mins walk to the ferry and centre of harbour. We found we preferred the old port for the evening restaurants and that was only 5-10mins and very few motor vehicles. The walk from old port to new is delightful. We had a quad bike for one day (very safe, very little on roads outside the port) to explore other beaches (local one 5mins from Villa) it was great fun. Three days was perfect for us could have stayed longer. Thank you.

Positive rge garden areas were lovely

Negative stuff Room small out dated and need of a make over,pool area dirty,pool dirty,Breakfast a big disappointment, quite a way from the old port,in the middle of nowhere, if your not great with walking or mobility Do Not Stay Here.

Brilliant place - superb green outdoor space with a lovely swimming pool and breakfast/bar area. Room was good - high ceilings, nice balcony. A perfect retreat in a walled garden, 5 mins walk from the bars and restaurants of the old harbour and 5 mins from the nearest beach.

I’ll start with the positives. The bed was comfortable, and the gardens are stunning. Now the negatives. The hotel is massively overpriced. The rooms are basic, and not particularly clean. No kettle or tea/coffee making facilities in the rooms. Bathrooms tired and dirty. The pool area wasn’t particularly clean either and breakfast was pretty basic. The bar is expensive. My advice would be to- stay somewhere else. At over 100 euros a night it is not worth it.

Great stay on Spetses!! This family run property is a gem. The rooms are very clean and comfortable. The gardens and the setting are beautiful. The breakfast is good and the location is perfect for exploring the island, just a short walk to the charming old port and a great little beach.

Wonderful property grounds. Great facilities. Really ‘connected’ staff team, helpful and interested. Comfortable room, if rather small in terms of space to relax.

Quite difficult to locate and quite a way out of town. A good job we enjoy walking!One seriously concerning issue is the number of motorbikes used on the island and the truly terrible way they are ridden, mainly by locals. A dangerous problem that the island authorities really do need to get a grip of. We appreciate that this is nothing to do with the property, however, they are likely to be able to feedback such concerns and potentially gain leverage on a solution.

The villa was very beautiful and calm. We enjoyed staying in the garden in the evenings with glass of wine! A lot shaded and relaxing during the afternoon!

Very friendly easy to be there

Shower too small and I don’t like the shower screen . Kept wrapping around my body

The location is great and the owners very friendly and the cleaning service is good.

The hotel is run down and there has been no renovation in years. The beds are not not comfortable at all and the room was small for a double room. The bathrooom had not been renovated and was very run down. The hotel is overpriced for what it is.
