Pros +
- The location was perfect. Easy to walk to from the Ferry and to walk around new and old harbor. Rented a Scooter to see the entire island, and stopped to hang at the beach by the caves...magical
- My partner and I had a lovely stay at Teresa Spetses a few weeks ago. The location is great and the hotel is newly renovated, modern and very clean. The little courtyard in the front is a nice place to relax after a long day. The interior design and decor is great and walkable to everything you need in town.
- The staff were incredibly friendly, the location was perfect, and the bed was super comfortable. I also loved the great shower, ambient lighting, and beautiful views from the room.
Cons -
- Our first room was on the corner (with a sea view) but facing the road and it is above a scooter/motorbike hire business. This initial room was super noisy all up until about 2am with the sound of petrol scooters being started and moved around and jet washing. The owner was kind enough to move us to another room that was much more quiet at the rear of the property above reception. Just something to note if you go for the room with a sea view.
- The Wi-Fi was occasionally spotty, which made it a bit frustrating at times.
- Second bed was pretty uncomfortable. There were many misquotes in the room. We couldn’t figure out how to get rid of them but killed dozens.

Beautiful property wonderfully located with pleasant staff
Second bed was pretty uncomfortable. There were many misquotes in the room. We couldn’t figure out how to get rid of them but killed dozens.
Wonderful hotel. Great location and the staff are lovely.
I think the only thing that might be an issue for some people is there’s no breakfast/bar etc but it was fine for us. Everything is close
The location of the hotel, really helps on getting around the town. The room where we stayed was very clean and the staff gave us really good instructions on where to eat and where to go.
Cannot remember anything bad about the staying.
1- No breakfast whatsoever 2- Staff: a polite lady with an extremely rude guy - never seen such a rudeness! When I recommended that it would be very useful to have a short description of how to use the digital panel for the air conditioner - an unusual one - the answer was “do you also want a description of the electric panel”! 3- There was no chair in the room. When we requested one the same guy said that he might have a stool while the lady immediately brought a chair!4- We found two cockroaches (one alive and one dead) and when we reported that to him he reacted saying that this the municipality’s responsibility!!

Beautiful modern, stylish and charming design, very clean, very comfortable. Spacious room with comfy bed and nice linen. The staff were very accommodating and friendly and the location is ideal, right by the harbour! Lovely shared terrace area to sit and relax as well.
The only thing missing is a pool! Or perhaps a bathtub :)
Location, staff were very friendly and helpful, views from the balcony, cleanliness
We only stayed for two nights - the first night was very warm in the room as the outside temperatures were averaging 30 degrees. The aircon unit in the room would not go below 22 degrees. We spoke with staff the next day and were informed that this temperature was set by the ownerr who is located in France. The staff were understanding and said they would attempt to rectify. When we returned later that evening, we were able to reduce the temperature but the air con unit was showing ‘off’ All of the windows and doors had been shut all day but the room was extremely warm. We tried to turn on but it would not work. When we went out we attempted to speak with staff but nobody was on site. We slept that night without any aircon with the doors open . It was unbearable. We may have not understood how to use the aircon and it may have been our error but when you pay over £350 a night you expect to be able to control the temperature of the aircon yourself. I think the owner needs to revise this as they are clearly trying to safe money at the expense of their guests. Staff were amazing and could not be faulted.
Right at the heart of Soetses, comfortable beds, nice design rooms and bathrooms
The staff is not very friendly or engaged, there was noise all night from local kids hanging out very loudly right outside of rooms, despite the pristine interior some trash was visible and accumulated at the entrance of the hotel, on the street
very cute, about a 5 min walk from the Ferry, which was perfect because we didn't have to lug our luggage around. Very spacious room with lots of privacy. AC worked very well and they took good care of us.
The only thing I didn't like was that we were in a corner unit, so there were no views of the beautiful water. That said, it wasn't even an issue as the beach was about 100 steps away.
Great location. Nice staff. Very clean. Good breakfast and confortable room.
Clean and fresh, very comfortable, huge comfortable bed, lovely roof terrace with furniture and views to the sea and over the local area. Superb aircon, much needed in August! Convenient location close to the beach and restaurants/bars. Lovely communal seating area/garden, although weather a bit too hot to make the best use of it.
There was noise at night from motorcycles, not the hotels fault but quite annoyingThe breakfast was at a local cafe, and consisted of a small portion of yoghurt with a few tiny bits of fruit (or nuts, not both!), fresh orange juice (very nice) one coffee and a slice of toast from supermarket sliced bread. We weren’t expecting the full breakfast buffet but this was disappointing, maybe some nice bread and/or pastries would have been good.
Bad
Breakfast was miserable. There was no chair in the room, nowhere to put my suitcase .As the window and door looked on public spaces , they had to be kept shut and the room was dark.
Clean and in a good position.
Too expensive and there is no breakfast. The room was expensive but it did not have windows on the outside, only on the courtyard and the room was dark.
The hotel is brand new and the design fresh and modern. The location is very convenient and the neighbourhood very quiet. The staff at the reception are very helpful and their advice on places to visit was excellent!!
The room was new and cozy and the bed was simple fantastic. Excellent sleep
Lack of facilities. There was nothing else but the room not even a place to dry our swimsuit after the beach. WiFi was bit poor.
Lovely friendly staff and great easy location. The room was modern and clean and had great tea and coffee.
Great central location overlooking the beach. The sun terrace was a great feature, albeit shared. Friendly reception and beautifully designed.
It’s more like rooms or apartments than a hotel. There was no bar, restaurant or breakfast, just a reception. The gardens and outdoor spaces were beautifully presented but no services meant they are wasted.Benchmarked against other similar boutique hotels on the island, it is expensive and fails to offer a full hotel experience.Missed having full range of products in the bathroom-only body wash available.
A new and well maintained place with lots of thought on small details. Everything is in style and the staff is charming and helpful in everything. We missed the return ferry and needed a few more hours in the room, and they helped us without any compensation. The hotel is within walking distance of a lovely beach. Highly recommended
