    Pros +

    • Big room, the location was ok
    • The apartment (divided into living room and a bedroom with balcony) was great for family with small kids - it was calm, spacious, well equipped and quiet, while being relatively close to the city centre. I especially liked the balcony. The staff at the reception were helpful and nice. The kitchen was equipped with almost everything you might need (we just used the fridge/plates, didn't cook). The shower is very big which is very nice.
    • The location is amazing - just a 6-minute walk from the nearest metro station. The staff is very friendly- although they speak limited English, I experienced no issues with them. Highly recommend this place

    Cons -

    • The bed wasn't comfortable at all, the water pressure was weak, the room and the towels weren't clean.
    • Water pressure in the bathroom was low.We could not find wine glasses in the kitchen.
    • Best place in Tbilisi. The hosts were amazing. Kids friendly place too. Excellent location. The bus stopped right in front of the house. Only 8 min walk to the Main Street. There was an elevator in the apartment. The apartment had everything and it was super spacious. The only tip I would give, if you can afford, book an apartment with a Terrance with a city view..

Good location near the mountain and 5 minutes from the very alive district with shops and restaurants. Very friendly and helpful staff. The rooms were clean, the bed is big and comfortable. Was afraid for the quality of internet, but it worked well. It was good staying here.

A pack of tea bags would be great for those who arrive late! Water pressure in the tap was rather weak, it became better after we asked about it, but still it could be a little bit better.

Staff tried to solve the issues we had.

To begin with, there’s nothing wrong about this hotel, except that it is overrated. Some rooms have no view at all (unlike advertised) - we were looking into the next door buildings and a narrow gap between them. Nevertheless, it didn’t matter, as we had no balconies despite the description: our windows had just metal fence behind. The room - we had what is called “one bedroom apartment” - was very dark as the windows are small; it generally looked like an initially bigger place cut in two by drywalls. On approach our place was flooded from the floor above. Both - bath and the living room where water was dripping from the ceiling lights. It was late, hence we felt asleep to realize only in the morning how moist the place is. The staff excuse was something like “this is the first time and never happened before”; although the floor carpet was already rolled into a corner, so it was known but the staff didn’t really care to fix it until we pointed out. On the second day it was fixed as we told we’d leave, but the smell remained throughout our stay.Water pressure was very low, nearly impossible to take shower. Many broken thingies here and there, like a painting covering holes where a TV was supposed to be.

I haven't seen such bad hotels in a long time for this money

It was cold temperatures in rooms , very bad wifi connection and not recent hotel rooms

Very comfortable hotel with great staff! My every question and ask were replied with great kindness and right away. Every room of the apartment has an air conditioner unit. In the apartment there is a fully functional kitchen, very handy. Territory of the hotel is well maintained, nice and clean. The hotel located close to the city center. There is a bus station just by the hotel entrance. Parking is near by, including electrical vehicle charging station. The funicular to the Mtazminda is just within 5 minutes walking distance. There is large number of places to eat just near by!

Quite central, clean comfortable, good to have a swimming pool and washing machine

Pool is only open 11am to 7pm. To be aware, the property is quite central but up a very steep hill, it was ok for us but might not suit everyone.

The location is the only plus, it’s next to Funicular station

Everything. Was shocked after seeing good reviews. First of all, it’s apart hotel, but there is literally nothing from the hotel. The receptionist said literally one phrase: “here is your key”. No other briefing whatsoever. We had to figure out with fi, timings etc. There is no cleaning, you have to pay them to clean the room. The towels slightly smell from the beginning, after getting wet you better throw them away. There is no phone in the room and when you go down to ask question, there is noone at the counter. They provide common washing machine, but the place where you put detergent is so dirty that you might think twice before washing your clothes. Overall, very cheap set up, not worth the money

Friendly and proactive owners, ready to help any time. Great location close to multiple tourist attractions. Old part of the city where you can feel the real spirit of Tbilisi. Clean, cozy apartments with all the necessary equipment for both short and long stay. Thanks a lot, we will stay again ☺️

It's ok for a short stay, close to train going to Mtatsminda

Our apartment was not clean, under the beds was dust everywhere. Common areas where also not clean and the pool is not as cool as in the pictures. The water is not clear and there's a big dog disturbing all the time. Not recommended for regular cleaning criteria

In theory, the apartment was comfortable and well located in the city.

The apartment that we were allocated overlooked a noisy road. In addition, a rowdy party lasting into the small hours was organized directly below our balcony, in an area of the hotel we were staying in. I was told on arrival that our apartment was quiet.

Good value for money to stay. Clean and hospitable. Friendly host and hostess. Shops and restaurants are within one km walk. Excellent sofa cum bed. comfortable.

May be the bed was sinking. A better bed could be considered. Room 101.

Let me start with a huge compliment for the owner of the hotel. His name is Dimo. He clearly knows how to make the guests feel at ease and he walks the extra mile for his quests in a natural way that not many people are capable of. I am a genius 3 level traveler on booking .com and I never have experienced such a high standard of hospitality from a hotel owner before. On top of that the hotel/apartment rooms are super beautiful and very comfortable to stay at. I had the chance to have a tour through the hotel and see them all. Most rooms have beautiful balconies or terraces with a stunning view over the city and on the other side over the television tower. Everything you need is available and if there’s anything else you need, you just contact Dimo and he will run for you to make sure you get what you need! Do also not hesitate to ask for tips and directions where to go to in Tbilisi or around Georgia. This man loves his country in such a passionate way, he will inspire you to go to places you’ve never seen before. It was so nice to chat with him and he gave me the best tips ever!I had a memorable experience at the Sani Apart Hotel and I will definitely come back and then stay for a longer period! Thanks for everything Dimo! You are the best!

Everything was perfect. Only the check in messages sent by his administrator could be more friendly and welcoming. I missed a bit a personal touch.

I like the location and awesome city view. The stuff was very friendly and ready to help in any questions even sharing their mobile phone to have a call in local cafe.

The house was a bit dirty which makes me angry
