    Pros +

    • The property is beautiful.
    • The vintage style, the way it preserves history, the great food, and great accommodating staff, great trust and saftey!
    • The greatest Hotel in Tbilisi, breakfast fantastic, staff so smiley.

    Cons -

    • Because the property is beautiful they think they can call themselves a boutique hotel and deliver mediocre service. Just because you have an instagram worthy hotel doesn’t mean you can get away with new age mediocre service delivery. Your target market is not supposed to be a generation who cannot afford to stay there in any event. So maybe focus on the people who can actually afford to stay there.
    • Since we couldn’t get a late checkout we had to keep our bags in the hallway, it would’ve been better if there was a luggage room to store our luggage at before leaving to the airport - mainly for the peace of mind. Also the bathroom was a bit too cold, and we wish there was a place to place our toiletries inside the shower.
    • Hotel like museum.

Really beautiful and unique space, unique rooms. Super delicious to order breakfast and higher level morning drinks (coffee, lattes, matcha, etc). Incredibly helpful and engaged staff. Definitely our favorite hotel we stayed at in Georgia. Air conditioning actually worked (unlike a lot of the other hotels we stayed in)

Heads up this seems to be renovated old building, so no elevator. Poorly marked on the map.

An amazing stay. Absolutely stunning property with an amazing restaurant, both in decor, menu and service. So very pleased with our stay. Would book again without hesitation. !!!! 10+/10 stars for housekeeping- exceptional sercice and attention to detail.

The 19th-century building is truly beautiful, and the experience was great from the moment of arrival. The room was exceptionally well designed, with a lot of attention to small details, even the teacups. Everything felt very stylish. The breakfast was delicious, and I liked that it was served from a menu rather than as a buffet. The WhatsApp support was fast and caring, and the reception staff were also very kind and helpful.

The apartment we booked was amazingly stylish with a beautiful and comfortable bathtub in the bathroom. Great views from the balcony. Nice homemade welcome treats, wine glasses and details in the room to make you feel pretty comfortable and festive. Very rich and delicious breakfast. I would come back just for that. We had a dinner at the same restaurant too - exceed our expectations, tasty food, great presentation and service. The hotel and restaurant are a beautiful venue we would like to come back to.

I would recommend to have two types of pillows for the guests to choose - flat and puffy ones. We had rather thick ones. It would also be nice to add a coat holder/hanger at the entrance door of the apartment.

We really enjoyed the stylish design and cozy atmosphere of Unfound Door Hotel — it feels thoughtfully curated and very comfortable. The location was excellent: convenient for exploring the city on foot or via uber. The staff is amazing too.

    Everything was great.

Excellent designer boutique hotel; phenomenal interior, excellent location (not far from Fabrika where most of the nightlife occurs); the most excellent waiter served breakfast. Would stay in this hotel again.

The TV position in our room was slightly awkward; might as well not put a TV there.

The service was exceptional, it almost felt like the staff themselves were hosting you in their space and were truly there to make sure you had a great trip.I loved the fact that if you needed to leave early you can ask them to prepare a takeaway sandwich for you. ( which was delicious by the way ) and even on the day of our flight we asked to have our meal ready at 8:00 AM when the restaurant opens so we will make it in time for our flight and this was easily accommodated. Breakfast is nice, I am not sure why people were raving about it, its a nice restaurant that does an a-La-Carte menu that you can basically order anything and they are also flexible enough to accommodate requests like make a salad from all the vegetables mixed together and not request someone to order just a plate of lettuce...I think they can amp it up a bit but otherwise no real complaints there. The room is slightly larger than other hotel rooms and we absolutely loved the deep tub in our room. Decor was a bit on the darker end but it fit the vibe of the hotel.

Here is the biggest issue I had with the hotel - it could have been perfect except for the fact that there was ZERO soundproofing in the bedrooms. you can literally hear someone opening a draw at the front desk, a car door slamming in an alleyway or people shuffling above head. And the worst was that one evening there was a party the started at 23:00 PM in the basement below, it went on till 2:00AM and although the staff were super empathetic to the situation, they werent able to do anything but offer us earplugs ( which obviously is not a real solution to the problem) Another issue we had was the fact that the room is entirely surrounded by curtains, however they were no completely dark and therefor sun poured into the room in the early morning, when I got to a hotel I would like to at least be able to control when and how I would like to be awakened, sun and noise are not part of that plan. I will note, that hotel also compensated us for the wrecked night of the party, and offered complimentary massages the next day, but I except such a hotel to have much better standards when it come to the basic minimum of sleep and rest. Also when I booked the room it was registered as soundproof, which apparently it was a far cry from that. That is the only reason my rating is at a 7 and not a 9 or 10. I get it that its an old building and they are looking to preserve the original architecture, but having walls out of wooden slabs with no acoustic filtering is not the best of ideas for an hotel that strives to be top class. I hope that if management reads this they will take a look into fixing this issue.

It's very pretty and the location is convenient While the breakfast is good, one might be better off paying a la carte.

Our room, though pretty, was small. The bed fit just between two walls so it was hard to get in and out. Only two side chairs and a small table otherwise. The ensuite bathroom was nice. No closet space.

    Never Booking Again

I had wedding and took 3 pictures in general area and charged me with additional 300 GEL after check-out. Even charged me additioanlly for bed sheets from perious night, as make up of my spouse left prints and it was almost 100 GEL too.

I cannot say enough good things about the staff here and how hard they work to really be available 24/7 to meet guests' needs. We had a mixup about dinner during a very busy weekend, and they did not stop offering me solutions until they made it right. Attention to help me with luggage, service to fix the minibar, replying any inquiry I had - the people that work here are the reason to stay. I will also add that the spa therapist does everything she can to curate the best possible experience with the utmost care and attention.

Older buildings are tricky and beautiful, but I found myself grossed out by the odors emanting from the septic system here in a way I have not experienced elsewhere. My bed was horribly uncomfortable, i.e. it wasn't supportive and even with all the best pillow placement, my back is killing me from my three-day stay. I think they have a few things to work out. I feel bad saying this, because I think the owners put their blood sweat and tears into this place. However, I also think about how I might've picked this place while traveling with my parents or even my partner, which would've been very problematic.

The restaurants/bar had a really great vibe and the design and style of the hotel was really exceptional.

I didn’t like taking a shower in a bathtub but they said they had most other rooms were not like that.

    10MariaPosted on: 9-12-2025

Very comfortable, great location, near metro and many restaurants. Great breakfast

    10LiranPosted on: 9-8-2025

Fascinating design, specious rooms, well decorated, extraordinary breakfast.

In one of our rooms, the air conditioner was too noisy.

    10SeanPosted on: 8-17-2025

The room was bigger than it looked in the pictures, with nice high ceilings and very clean. Breakfast in the restaurant was included and was excellent, as was the to-go breakfast they offered if you were leaving early. The staff were also very helpful, especially Lazare who helped us make a reservation at one of the sulfur baths. We're already planning to stay again when we're back in Tbilisi. Some reviews mentioned it being noisy, but that wasn't at all the case for us. If anything, it was nice because it's a little bit off of the main street.

Not a con, but just be aware that it's a little tricky to find when you first get there. It's maybe 10 meters down the small road, and then the hotel desk is upstairs one floor.

The best part of this place is the incredibly lovely team. They helped with every request we had. Very friendly, polite, and always made us feel comfortable.
