Busy, no restaurant, most of the floors are for companies which makes it even busier.Rooms needs some maintenance The fridge wasn't working in my room, AC as well.

The room on the 19th floor had a perfect view, supermarket near by.

There is no attractions near by, no breakfast and no kitchen in the hotel.

The room is superbasic, the balcony is like 30 cm wide, you can barely stand there, bathroom is very old and not properly clean, water doesn't drain properly while taking the shower

I recently stayed at your property and, while I didn’t have high expectations due to the reviews, I was still shocked by the overall poor experience and lack of basic service.From the very beginning, the welcome was cold and careless. I stood at the reception desk for several minutes before anyone appeared. When someone finally did, they told me my room wasn’t ready—without even checking my name. No greeting, no courtesy, no effort. It was a terrible first impression.Please reconsider advertising a 24/7 reception service when, in reality, there are long periods where no one is available at the front desk.Throughout the stay, the issues kept piling up:•Room keys stopped working on some days•Air conditioning and lights turned off randomly•Bugs in the room were never cleared—even during turndown service•Drainage problems lasted for two days•One day, there was no hot water at allOn our final night, although I was relieved to finally have proper drainage, the bathroom’s glass door allowed water to leak out across the entire floor, making it unsafe and frustrating after a long day.In addition to the service and maintenance issues:•The floors had visible stains, making the environment feel unclean•The emergency evacuation map was poorly glued and fell off in the middle of the night, which startled me while I was sleeping—another serious safety concernHonestly, it felt like every day brought a new problem. The only positive thing about this hotel is its location. Everything else—from service to cleanliness and infrastructure—requires serious attention and improvement.I hope you take this feedback seriously and make the necessary changes so that future guests do not have to go through the same experience.

Enjoyed the views

Many amenities were missing such as an iron. The bathroom faucet leaked onto the floor, shower was partly broken.

The gym and location

The curtains never close fully. The fridge and ac didn't cool properly and the pool was shut down

We were left upset , we choose the hotel because of its “supposed “ accommodations such as a pool and a spa and a restaurant , imagine our surprise when we came and found out that the restaurant has been closed for the past 3 months , the pool is working only in the summer and the spa won’t work until 8of January .. pretty disappointed, but besides that the room was very clean and tidy and the staff was kind and helpful

I recently stayed at this hotel, and unfortunately, my experience was far from pleasant. The lobby was almost always empty, and on several occasions, I found the receptionist asleep. This lack of attentiveness made the check-in and check-out processes slow and frustrating.Another major inconvenience was the room key card, which needed to be changed every day because it constantly failed to open the door. This daily hassle was both time-consuming and irritating.The hotel is located on top of office spaces, and during business hours, it takes an incredibly long time to reach the hotel floors due to the crowded elevators. This was especially inconvenient when trying to return to my room during peak hours.The room service was also disappointing—it wasn’t provided every day, and when it was, the cleaning was done at a very low standard. The cleanliness of the room left much to be desired, and this added to my overall dissatisfaction.Lastly, I was shocked to find out that the pool costs an additional 50 EUR per person per entrance. This fee is excessively high, especially for guests who are already paying for their stay.Overall, my experience at this hotel was disappointing, and I would not recommend it to others unless these issues are addressed.

The room was Clean and Well designed. The view is amazing.

The adverticed spa (4/5 of the first pictures of the Hotel depict the spa) is NOT part of the Hotel. You have to leave the Hotel and go to the next building. They will charge you like you are not a resident of the Hotel. Not even a discount. I call this false Advertisement.

Super nice rooms, very quite and view is great

Good location, clean rooms, room service are very kind and honest they did found some of our valuable items and returned it back to us… we love the place and shall be in our schedule again in the future

Reception area could be more clean

You can go the the gym located in the next building. There is no way to get there without going outside, during the rain it was very uncomfortable. But the gym itself is big and has everything you need.

The location is not the best one, but taxis are cheap :) The staff of the hotel was often absent. It seems that the hotel is more like a location for business meetings and employees who prefer to live right next to a venue.

I stayed here last year and happily preferred to stay again. As a traveller for business, I worked with the laptop comfortably on the desk and chair which were right suitable for this purpose. The reception was available at all times with nice and fast assistance in every matter. The rooms have an amazing view as the hotel is situated at the 16th floor of the King Residence building situated on the right bank of the river Mtkvari. The bathroom was reasonably large, with all equipment functioning properly. There are a few branded fast food restaurants plus a few local cuisine restaurants within 10 minutes' walk. The bus stop is very close, yet the short walk when coming to the hotel with slope upwards may be tiring if your luggage is heavy.

Clean room number

Definitely the worst hotel I have ever encountered. There was a pool claimed but there was no pool at all and no one warned. Same goes for the spas. everything that was listed: missing. The staff doesn't understand how they work at all. We asked for a menu in the room, at first we were told to come get the menu ourselves - we disagreed and heard a long tired sigh and the words: ok, I'll get it right away. We booked an executive suite, but it is better to book a regular room, because the suite is just a name. the attitude is as if you owe everyone. we were told to pay for the use of the mini-bar at check-out, but at check-in they did not tell us that it was paid, did not give us a price list, nothing. Be careful!

It’s not a standers hotel, it’s in business building, it wasn’t clear when we booked it, also it was state that they had a spa and this is the main reason why we booked the hotelBut the sauna and the Hamam were closed for renovation , the only service that they had were only massages for extra payment!

There was no proper drop off point. Car had to stop far from the entrance.
