Very nice dining room and continental breakfast, high quality jams, great layout.

Difficult to find and reach upstairs rooms, dated, but otherwise comfortable rooms and very good showers etc

The room was fine. A small kitchenette was useful, and coffee and tea were provided. The beds were comfortable and there was heating - essential for Armidale in June!

The breakfast was adequate, but a little basic. It would have been good to have perhaps some fruit and yoghurt in addition. It's not that it was bad - just basic.

Convenient location.

AC in our first room was noisy so we were given another room. It had a spa , but it didn't work. The Pool was also inoperative.

only bonus was complimentary breakfast.

Confortable for a short stay. Stayed there only one night during our road trip.

This hotel is good for a one night stay over on route to your destination. Basic/ clean/ good bed and linen. Bathroom a bit dated but fine for a 1 night.. The positive was that it had a laundry so we could do washing. the breakfast was toast and cereal tea and coffee was ok for a quick breakfast before getting on the road again. Good value

Hard to get into the door with key/ needs maintenance.Very basic and needs a refresh like carpets, but good value

Room is very clean and tidy

Breakfast is very limited. But with the price we pay, it's ok. We did not expect too much and was more than happy to explore surroundings and have proper breakfast outside

Bathroom steamed up and flooded each time we used it, tap was broken and toilet bowl was not sealed to the floor. No exhaust fan made things slippery and even worse.Breakfast was poor, dirty dishes left on tables, no one to talk to and only full cream milk available with a few slices of bread and some cereal.Beds were uncomfortable and it was impossible to fill the kettle up in the room, you had to use the water tap either 'at breakfast' or behind the bar.AC unit was held together with sticky tape and had to be turned on and off manually.Unfortunately there were no staff available, except on check in, where we could make them aware of the issues that we had. Not my favorite part of the trip over the Easter break.

great value for money, huge room, staff was excellent and communicated well

Simple breakfast of cereal, toast, coffee and tea. Got us going for the day

The breakfast was good but the juices are extremely sweet and i couldn't drink them.Also i can't drink full cream milk and that was the only fresh milk available.

The staff were super lovely...clean room...very comfy bed. Added luxury of checkout at 11am. Easy walking distance to the city centre for dinner or brunch or both!

A plumber needs to tighten the tap fixtures and an electrician to fix the bedside lights that didn't work (room 33)The rooms aren't very sound proof so if you have loud people/families with loud children next door you'll hear them

Having breakfast available made for a worry free start to the day. The sauna was a great way to relax in the evening.

While the dining room was always available, it would have been good to have a desk and study chair in the room.
