Location was great, functional gym

We paid extra to have a balcony with a view but it was very dirty, being impossible to use

Second time here and liked the spacious rooms and great view. Location was also super convenient to the trams and many restaurants in the CBD. Like that they provided shampoo, conditioner and soap.

Rooms are a bit dusty, and could have been cleaner. Gym didn't have dumbbells which was bit weird.

A bit pricey

The hotel was clean and well maintained, and the staff were friendly and welcoming.

Easy walking access to all attractions, shops etc. The furthest attractions were on Flinders Street and Yarra River which were 25 mins walking. Which was no problem for us. But the trams were just on the corner from the accommodation so no problem, if you do not want to walk.

No view only straight into the opposite building windows.

The apartment was fully equipped, including a kitchenette with an oven, stove, microwave, dishwasher, large fridge, and any equipment you need. The location was perfect – train station and tram stops within a short walk. And I always appreciate when accomodation offers proper shampoo, conditioner and lotion!

My only criticism is the café in the building didn't have any vegan options. The chef did make me avo on toast, which was appreciated. But the service was really slow.

Location… very accommodating staff… room was clean. The bed was comfortable…. Elevator…

Would have liked a larger bowl to mix my salad. A small liquid detergent or extra packets if you want to hand wash a few dishes instead of using the dishwasher..Could use an update on the carpeting or different flooring, but the room was very clean.

It was close to the park and transport clean and great value

Location and price.

I stayed in 1407 and it has an ordour that I need to switch on the air-conditioning and also open the glass door toward the balcony for fresher air.The bath towels are supposed to be white color but those in my room were not so white. You can see those are old towels and not so white as those were almost turning to grey color.Otherwise, all are fine with us. The hot shower was good. Another advantage is you can do simple cooking in the room.

very bad, not recommend

This stay was extremely disappointing. The property is very run-down; the ceiling was not even painted. From the moment we entered the building to inside the room, there was an overwhelming and unpleasant perfume smell, which felt like it was being used to cover something else rather than create a clean environment.The room was very dark, with almost no natural light, making it difficult to tell whether it was daytime or night. The actual condition of the room was drastically different from the photos shown online, which was quite misleading.We approached the front desk to request a room change due to these issues. However, the staff member simply said there was “nothing they could do” and that the rooms were fully booked. No effort was made to offer an alternative solution or even show basic concern.We were not trying to make unreasonable demands or seek special treatment — the facilities and overall condition of the room were genuinely far from what was advertised. The service was unprofessional and dismissive, with an attitude that suggested the issue was not their responsibility. The staff member on duty, in particular, showed no willingness to help or even try.I strongly advise others to avoid staying here and not be misled by the photos. Given the actual condition and service quality, it is difficult to understand how this property has received such high ratings. This experience felt more like misleading advertising than acceptable hospitality.

Nice view on the Flagstaff park.

I don’t know how it happened but after I did my payment with credit card some hours later they bought something in Amazon AU with my Thai Credit card.

The location was lovely with a nice view Melbourne and the park across the street. It was great to have a good fridge in the room.

The Studio had a strange smell but probably from the cleaning products used. There was only 1 wine glass in the room. The lifts were very noisy and we had to wait for a lift to come sometimes for a while.

The location is at the outskirts of the city center, which is fine. If you don’t mind walking, the view of the park is lovely. The staff were great.

We had a very enjoyable stay here for four nights. The front desk staff were wonderful and very welcoming and helpful.Our room was large which allowed us to spread out our luggage and repack before flying back to Canada. The bed was very comfortable. There were some renovations going on outside but they did not bother us. The location was perfect. We cannot comment on the breakfast as we did not eat there.

Great room, with nice outlook onto the flagstaff gardens. Quiet and Peaceful. Clean room, and good info on room location, rubbish shute, and lifts .

Only one indoor chair, but tired and dated, dishwasher probably could do with being replaced.

Noise from pipes and corridor at night. Seemed related to plumbing and AC, not other guests.

The staff were very friendly and helpful. Once we got our bearings in the city the location was excellent, easy access to trams. Easy walking distance to Queen Vic market, a couple of hotels and supermarket.

Staff were friendly and very helpful, especially when it came to booking taxis! We appreciated the upgrade with balcony and view over Flagstaff Gardens.
