- Good breakfast and staff!
- Cleanness, and the pool.
Cons -
- Breakfast ! Horrible experience. I have never seen such a breakfast at 3-star hotel. Only two choices - eggs with ham and cheese or a croissant. You can only choose between these two. Seriously a croissant? We stayed for two nights, guess what they were out of eggs on the second day!!! So that left us only with a croissant. How can the kitchen staff be so ignorant. Very disappointing.
- No one to greet usNo way to make coffee or tea... not set up in the roomNo map to find our room. Fortunately it was easy.No secure wifiNi glasses, just awful plastic crunchable cups
- Pool hours too short.

Cleanness, and the pool.
Pool hours too short.
the breakfast is relatively poor, it could be more varied, there is a lack of a larger selection of cold meats
I got almost raw fish for dinner. I didn't return, I paid enough money. Food in the restaurant very bad.
The hotel is new, rooms are big and impeccable clean. Everything in really perfect condition, that you could rate the room hotel like 4 stars hotel. The price/quality is just amazing. The stuff are very friendly and lovely. Everyone is for you. The only thing to improve I would mention this is the process of self check in. A bit insecure when the stuff left the key on the reception. Random guest just could pick up your key and you need to sort it out this question at night or late evening.Hotel located in the isolated area but we like its quietness and greeny. The city by it's own is really small so you could reach train station to Venice by car in 10 minutes. Parking onsite is big and free with lots of spot. It was for us one of priority as well. So we really enjoyed the staying.
The breakfast was really poor. The volume of tv is programmed so that it's impossible to watch tv actually at all.
It’s a beautiful property with many wonderful amenities. The lobby and the rooms are beautiful and well appointed and some of the grounds are gorgeous. Unfortunately, there are some very unattractive views out of for example the restaurant windows, an outdoor dance floor and other things that have debris and garbage stacked in different places. It’s not really appealing to look out at when you’re having a meal. There is an indoor swimming complex and tennis courts, affiliated with the property and adequate parking. It’s very close to a bus stop that will take you to the train station at Mestre and get you easily into Venice in the canals. But there isn’t any thing as a convenience store or market if you wanted to pick up drinks or snacks etc. Be sure you do that before you get to the property
The beds were too firm and the air conditioning was turned off. This was really infuriating because their website clearly states the air conditioning will be left on until the end of September. Our visit was September 18 and 19th. Our room was stifling. When we asked about the air conditioning we were told that “it’s turned off for the year” when we said your website says it would be on through September, he said “well September is almost over.” Umm, no, there’s still a third of the month left. We booked because you had A/C. When we left the windows open to cool off the room mosquitoes got in. So it was very uncomfortable. The bathroom was nice with adequate hot water. Plenty of towels and crisp clean bedding. The attached restaurant offered a free breakfast. It was kept well stocked and very friendly staff. However, you were only allowed one cup of coffee or hot beverage with your meal. What?!? Seriously?!? And while we were there for breakfast in the morning the lady was very gracious to fill up our water bottle with some ice. When my husband went to get some ice in the evening, he was told they did not provide ice. She said that the restaurant was not owned by the hotel and so they did not provide ice. She went ahead and gave him some, but I thought I was really crazy to not provide ice to guests when you’re clearly affiliated with the hotel. We only had dinner there once and that night they were only serving pizza and none of the regular menu. The pizza was great though as was the service. The location is quite a ways off the beaten path. But we knew that in booking, we felt the value was good for being not right in Venice on the canal. There was a bus stop very close to the hotel and we used that to get to the train station and then into Venice. The total cost for two people for the bus and the train was about six euros. Much more affordable than the €55 the hotel was quoting for a transfer.
Air conditioning a problem we absolutely roasted. Asked about help. Davide said he would help with remote thing for air con but not helped. Both I and partner hardly slept. Also had added tax bill to pay at end
Good pizzas and nice customer service at the restaurant.
The reception was poor, not providing information about their own facilities at all. Moreover, the person on reception did not help with offering alternatives for the transport to Venice, highlighting only their own private transport at 40€ charge (saying that the bus is 10€ per person or that you have to walk over 2km to get the city bus etc). Upon checking, we’ve found out that the city bus tickets were 3 € for 2 people comparing with 10€ for one person and that the bus station is at 17 minutes walk from the hotel which was less than 2km. The 40€ price charge for their private transport is a rip off.
Excellent location, close to the main attraction - Venice for which they organize transfers, multiple facilities, clean, large and comfortable rooms
Great place to stay ? * excellent food.. breakfast with many options. we chose to have dinner at their restaurant and it was an excellent choice ?* very comfortable room.
the pool is not included, you pay separately..
The place and the room was nice, very easy to reach and with lots of facilities for sport and leisure.
The breakfast was quite poor, no fruits or vegetables.
Very clean. Guy on reception was very helpful. Outside pool was nice. Pizzas were great.
Location abit remote without a car. Power cut - No electricity or water in the room for 1 of the nights stay.
Towels were changed every day, AC in room, cleanliness, TV with YouTube an Netflix
Pool access is not included in price ? that’s not nice because they promote it on photos and descriptions. And one more - breakfast was too poor for 12€ per person. Everything else was good.
Very close to Venice. We did not use the shuttle which was 10€ per person per trip and drops you off next to the waterbus on Piazzale Roma so you still have to buy a ticket for the waterbus for 9€ per person for 75 minutes. The trip to San Marco takes 40 minutes one way so we would have to pay twice 9€ per person to get back to the drop off point of the shuttle service Piazzale Roma. We also read that many people get fined 50€ per person when you take the wrong waterbus or when you forget to validate your ticket in a machine which is at times hard to find and cannot be done on the waterbus. When you buy a day pass this is no problem you can validate that on your phone and have no problem anywhere. You get a qr code that is valid on every transport. This is 25€ per person. We weighed pros and cons and we drove with our own car and parked in the Tronchetto garage paid 16€ in total plus a dayticket to public transport for 25€ per person which allowed us to use the waterbusses, trains and busses for 24 hours. The waterbus is in front of the Trochetto garage so very good location as an invalid. The rooms were nice and comfortable. Good fitness free entry.
The sound on the tv was barely audible. They have no connecting rooms. They said the pool was 7€ per person but on booking.com is mentioned it is free of charge. He agreed we could go free which we eventually did not do. Breakfast was rather plain. Parking far from hotel. Restaurant very little choice.
Close to Venice and perfect to relax after long day
1) Room description on booking says rooms we booked have infinity pools. There is not such thing.2) Pool is closing 7 pm too early for summer. Would be good if it would be open till 9 pm.
Location was fine breakfast was great as was the evening meal
Air condition would be better if it went lower in the current heatwave
Excellent hotel both for resting, doing different sport activities and visit nearby Venice. Recommended
The hotel is in a very quiet place, perfect to relax. The room was very clean and fantastic! The public traffic is good in the area, too.

Attached to a tennis club with a great outdoor pool
No where to watch the Euros
Exceptionally helpful staff and amazing facilities (pool and gym etc). Very clean and restaurant did excellent pizzas.
Mosquitos!Transfers arranged by hotel seemed quite expensive. There is a taxi rank at mestre station so easy to get a taxi from there instead. Wifi not great
