Simple and effective. If you're looking for something fancy, look elsewhere. If you're looking for a comfortable room at a good price, this is hard to beat.

No direct street level access makes the entrance a little hard to find. That, combined with a lack of lobby, means the hotel not an appropriate meeting point to ask others to come meet you up.

I stayed at Business & Budget Hotel Tessin in early November 2025, and it was one of the worst hotel experiences I’ve ever had.The room looked nothing like the photos — it smelled bad, the bedding was dirty with visible stains, the TV didn’t work, and there was no proper furniture. It was also very noisy: people were shouting and smoking near my window until after midnight, making it impossible to rest.Even worse, some of my personal items went missing from my room, including underwear and a small silicone cosmetic bag. I contacted the hotel, but they refused to take responsibility and never offered any real solution.Unfortunately, I made the mistake of choosing this hotel to stay at on my birthday, and it completely ruined the experience. It was noisy, unpleasant, and deeply disappointing.

The staff was good and kind

The room looked nothing like onthe pictures. The TV was abcent at all and the bed turned out to be a combined of two separate ones despite the fact that I specifically asked for one big bed and the answer was that they totally can satisfy my request. The district is not very well and located too far away from center. The nearest u-bahn is 20 minutes away. Tram was not available due to some construction works.

Great location for Oktoberfest, only a couple of stops away big comfortable room and the staff were great went through the public transport options to make our trip smooth!

The bathroom was pretty small

The property has very good location and it has very good price. Also, the staff was very friendly and helpful. Very good view from the balcony. The area was very quiet and very convenient.

Close to the train station Laim.One of receptionist was very kind and helpful.

1. The room had no ventilation. The windows are old fashioned and cannot be opened by a tilt unlike most windows in Europe. They had to be opened completely but cannot be left open owing to security concerns. The ventilator that is installed does not work. We felt very suffocated at night.2. The shower cabinet has sliding doors that only closed half and this led to water coming out thus wetting the whole bathroom. 3. No electric kettle in room which is a basic thing these days.

The location was superb. Away from the city noise but accessible. The station was just across the road, 15 minutes away from the hotel. Very convenient.We had a little balcony adjacent to our room, which was a pleasant surprise.The room was comfy and we got clean towels every day. The sheets were a bit worn, but clean and tidy.Very happy with our stay. This was the best booking find I've experienced this far.

The only downside was that there was no lift inside the hotel so getting our luggage up the winding staircase was a struggle.

Location

On our arrival , we asked about the carpark we had booked and the male person that evening said it costs 10€ and I paid cash before went to park . We made a mistake for not asking for a receipt . My other son was a witness and confirmed later that I had paid cash and was not given a receipt . So when we checked out , there was no record that we had paid cash. So I had to pay again and this time I asked for a receipt . Lesson learned big time sadly

Excellent location. Good value for money, and very friendly staff. We really liked having a balcony in our room.

In the room there was a balcony and privet toilet and shower that was good.

It was not clean and comfortable. Location is bad far from city center and I think its not safe.

It was very centrally located with good access to everything. The great thing for me was the underground parking which was available.

The room had a strange smell and was not very modern. Actually it looked kind of old...

Easy access to main train and bus station and also to the city center.

It was good enough. We had everything we needed in the room.
