About
A boutique hotel in the heart of York just a 10-minute walk from York Minster. The building is a Grade II Listed Regency townhouse with sash windows, high ceilings, a sweeping central staircase, and ivy around the door. Inside you’ll find pantries stocked full of treats, great restaurant food throughout the day, drinks from the bar and a spa centered on bespoke therapies. There’s 38 bedrooms, including three suites that are dotted around the building’s three floors. Each one has its quirks courtesy of the building’s heritage detailing. The rooms feature a flat-screen Smart TV, tea/coffee making facilities, an iron and hairdryer in the wardrobe. The spa sits down in the arches of the cellar. It’s a cocooning world of bespoke wellbeing experiences. There are five treatment rooms, including a room for two. And a soothing space for post-treatment relaxation. The Marmalade Lounge at No.1 is where the perfect afternoon tea is served. It combines savory and sweet treats that honor the noble tradition but brings playful flavors together to give it a twist for today. Pearly Cow is there for when something more substantial is needed. Pearly Cow is a new restaurant at 1, Clifton that is devoted to respecting what thrives nearby – the herds, breeds, crops, and catches that sum up the area’s flavor. The produce of land and sea we source is strictly the best – the wildest. Breakfast is light, hearty, or kick-starting with oysters and spiced-as-you-like bloody Marys. Lunch and dinner feature star ingredients in classics, interpretations, sharing dishes, and divine desserts. And kids have their own Pearly Calves menu. Afternoon tea is afternoon sea – a very fresh take on this timeless treat. And on Sundays, traditional roasts bring a beautiful close to the week A paid private car park is located on site. York Railway Station can be reached in 15 minutes on foot.

Pros +
- It’s a beautiful building and the staff were very friendly. The decor in the room was lovely.
- It was our third stay in that fabulous hotel. We were unpredictably upgraded, which was truly amazing. A large room with a chocolate and sweet note was left for us. We left the language before our check in and when we arrived, the luggage was in our room. So fantastic! All members of staff were incredibly friendly, professional and beyond perfection.
- Lovely room, loved the pantry. Breakfast was outstanding
Cons -
- The room was very small.
- Bathroom sink was a bit shallow. Car park a bit expensive at £25 per day
- Water for shower didn't stay consistently warm. No warm water in the bathtub at all, so what's the point? Walking to our room through the restaurant was odd.

Good location in York. Comfortable bed, very good breakfast

Friendly staff and lovely comfortable beds. Great flexible breakfast and the complimentary snacks pantry - is a nice touch.
I think the bathrooms could be more stylish
We got upgraded as it was 1st January and it wasn't fully booked. That was so appreciated. And all the staff were super approachable and friendly.
Loved our room, the pantry was lovely and the staff were very friendly.
Some loose floorboards in our room.
Location was brilliant and with parking too. Room was so pretty and extremely comfortable. Staff were charming. Would not hesitate to revisit.
Great facilities. Very friendly staff. Lovely rooms and great location. Less than a 5 minute walk to the city centre
Really cool, quirky but classy hotel. The beds were huge and very comfortable. The free use of their pantry for snacks and drinks was a revelation and such a nice touch, breakfast was also delicious and great value. We also used the spa, particular mention to Sophie who offered a brilliant treatment.

An excellent boutique hotel which was very dog friendly. We loved the unique touches - a record player in the room, complimentary pantry food and the LP collection in the lobby. The location is perfect - a short walk from Bootham Bar and the Minster which was exactly what we needed for our stay in York. There are some nearby dog walks along the river which was great.
It would have been good if the parking had been included in the room price.
Location was really good- 10 minute walk away from the hustle and bustle. Well decorated common areas.
Parking price should have been included or slightly cheaper as an additional charge.
Location fab. Bedroom amazing. The whole interior of tue guest house breath taking. The pantry offering free nibbles and soft drinks a lovely touch
Bath leaked. Water was never very hot
Fantastic - already planning a return trip! The location, the decor, the staff, the food, the little train! loved it xo
The position in York & its quirkiness
The bedroom felt a bit cramped & I thought that it was very cheeky to automatically add 12.5% service charge to all food (including breakfast!) drinks added to the room bill !!
Great location, staff, food (especially loved the “pantry” of free snacks!).
Parking was £25 which is a bit expensive but probably the going rate in a city like York!
Quirky details (train in the bar).Staff were wonderful/exceptional
My room looked elegant but practically didn’t work. Had to scramble over the bed to close the blinds. Couldn’t turn off the overhead lights from the bed. Overall style over substance.
Aesthetically pleasing, cosy bed and free pantry!
Room is too small, don’t even have the space to open the luggage
