Cons -
- Unable to close the window fully and it was very noisy
- In December we stayed at the Eden Quay property, and throughout the entire night we were unable to sleep because of guests from the room next to ours. There were approximately six drunk adult men who were shouting, laughing, running around the property, and behaving in a very rude and inappropriate manner. They left the bathroom extremely dirty, frightened us, and made us feel very uncomfortable. We politely asked them several times to calm down, but they refused to listen. The disturbance lasted until the early hours of the morning, so we did not get any sleep at all. There was no staff present at the object who could help us or even notice that a serious disturbance and disorder were taking place in the property. We contacted the property via messages, but they only called us the next morning to ask what had happened. They promised us a refund, which, despite us reminding them that we had not received it, has still not been paid to this day.Unfortunately, because of this experience, we have a very low rating for this property and we do not recommend staying here under any circumstances. We are left with very, very bad memories.
- While the linens were clean, the rest of the place was fairly dingy.

The room was advertised on booking.com as a specific rate. The Eden Quay Guesthouse company sent a message through booking.com email for us to confirm booking on their website. This website requested I pay an additional 1.5X the cost of the booking through booking.com, which made the final price 2.5X the price charged through booking.com.The building is in extremely poor shape, the walls and ceilings throughout the rooms are badly in need of repair and painting. The carpeting is falling apart. The building is drafty and has a terrible stench. For the money we paid, we could stay in a beautiful hotel sweet, but instead stayed in a scary underkept hostel. Since I was ill and could not go searching for another place, I stayed the first night, but the next day gathered my things and stayed at Staycity down the street for the second night. Please beware of this scam- booking.com has not been able to return to me a cent that I lost here.
Clean, spacious and located near the city, close access to any shops and restaurants.
Great location, warm and safe with great response from the staff.Storage room for the next day.Great value as off season. Will definitely stay again.Thank you.
It needs a freshen up,a repaint of the walls.A mirror and softer lights in the bedroom.
Clean sheets. Warm room. Clean shower. Very helpful staff. Right in the middle of Dublin City.
I know it’s an old building but you guys need an elevator but my family loved the rooms and your hospitality. Worth every penny.
Everything. The rooms were clean and perfect for my group of 3, not to mention affordable. The bathroom facilities were also always clean, despite people constantly moving through it. That’s something I found very admirable. The location was extremely convenient and offered a beautiful view of the Liffey. As for the staff, James and Aidan were the absolute best! When our booking fell through at another property, they came in and saved the day (and, as an extension, our trip)! They were extremely accommodating and great at communicating with their guests! Would recommend Eden Quay Guesthouse 10x over!
location was great.
The lower level was noisy all night with the service door slamming shut at all hours of the night.
The communication was excellent and the person I spoke to was extremely helpful. Bathrooms were very clean, and the location is a 10/10, however if you are travelling with family and looking for a comfortable night's rest, I would not recommend it.
The location was wonderful, bus and tram stations are close to the appartments. Very clean.
Please, add hangers to the room. It was a problem to hang our closes. We had to hang them on the corners of the beds.
The location was excellent for some theaters and to catch the express airport bus. The newer bathrooms on the ground floor were well-equipped, clean and appeared recently remodeled. The staff was very responsive to my email communications during the stay.
While not unclean, the whole place could use a coat of paint and some old carpet replaced with hard wood or other material. There was no signage on the outside and the entry appeared a bit seedy. In the room, there are no allowances for luggage placement except the floor or on the bed. No microwave in the shared kitchen
Very clean, great location, cheap
Self check-in, but the owner is very communicative and provides excellent instruction on how to gain entry, and is also proactive with other information, such as where parking is available. The room was clean and comfortable, and there are ample spotless shared bathroom and washing facilities. The location is excellent, being right on the waterfront overlooking the River Liffey and in the heart of shopping, restaurants, pubs, and buses.
Not criticisms, as these are not within the control of the owner, a couple of things to be aware of are: there is staircase access only from the street level, which may be a bit of a challenge for those with mobility issues; we parked at Q-Park The Spire, which was good in that it is only about a ten minute walk away, but did cost us €43 to park from around 3 pm to 7 am the following morning.
James provided clear, prompt communications and kindly facilitated an early check in. The location was very convenient for using the Dublin Express to/from their airport and for exploring the city centre. I got an amazing deal for a huge room all to myself. The bathroom/toilets were all clean and modern but the overall aesthetic was no frills.
The street front can be very busy with people waiting around for the many buses that stop there. There is no reception and no elevator so this is a property best for independent, budget travelers.
The location is great and within walking distance to most attractions. My room had a beautiful view of the river.
The rooms are old but the bathrooms are updated and clean.
Very clean and affordable. Excellent community kitchen
Bare bones room but very clean
Can't beat the location. Decent price for what you get. Bathrooms were actually really nice and clean.
Arrived early in the AM in Dublin hoping for an early check in. Host said it might be possible but they would let us know. At 1500 messaged the host after not receiving the check in info and was finally provided it. Not early , actually later than the stated check in. Room was pretty grungy with some trash from the previous tenants.
Excellent stay! Great location and very reasonably priced. Staff were easy to get a hold of, and they offered luggage storage and an earlier check in when they could. Also, and easy 1 bus trip from the airport.
First off, the staff that checked me in were super nice and helpful and seemed like cool guys. However, This really is a pretty run down property so as long as you aren’t paying much for it then it’s fine. I personally was going to move hotels in the middle of the night because I didn’t feel safe. The building smells, the carpets are stained, the showers are pretty awful (think shitty hostel vibes), people were smoking inside (I messaged about it at when it happened and no one responded), as a female I was wondering how safe it was because it was pretty desolate, the towels are really old, you have a key pad on the door and a key lock but when u r in the room there is no way of stopping someone getting in with a latch etc.I think it would have been cleaner and safer for me to stay in a well run hostel staying in a shared room than this old desolate school house. And yes the bus is right out the front - but it’s also a pretty shitty part of the street so it doesn’t really feel safe.If u are an 18 year old guy this place is fine. As a single female, don’t recommend
