Pros +
- Comfortable bed, walking distance to market, offered snacks, coffee, & tea bar in entrance area. Very cozy.
- Quaint mix of modern and historic. Very clean and comfortable. Excellent location for exploring Portsmouth.
- Excellent location adjacent to Strawberry Bank Museum district and still walkable to downtown attractions. Unique all digital entry system, great in a post covid environment.
Cons -
- Rooms are small by American hotel standards but to be expected for an antique building. Still charming and well equiped.
- A bit confusing entering the B&B since no one is there and we received the wrong information for self check in. Otherwise everything was perfect.
- we were not advised of the very small stairs to our room & had heavy luggage. No one bothered to even call/text & check in on us.. No breakfast, just chips, etc. No feel of historic hotel..modern rooms, disappointing.

Perfectly located within walking distance to downtown and harbor yet situated on a quiet street away from the bustle. Rooms were exceptionally clean with all the distinct amenities that make it stand out as a boutique inn.
location and cleanliness
Very clean with an amazing location.
Location and informal atmosphere
The Inn was charming, clean and centrally located. Everything was in walking distance. We had a very enjoyable time at the Sail makers Inn!
The room we had at the Sailmakers Inn was very nice and clean. The bed was comfortable and the bathroom was great. There were snacks and coffee/tea in the common room if we needed any of those. The location was great and we were able to walk to many local attractions.
Did not see anybody related to the Inn while we were there.
So cute and quiet. Walking distance to a market and a great restaurant.
Quaint charm in a historic setting with modern beachy updates and decor. Nice inn-style amenities, including common areas -- a sitting room and a coffee/tea service setup. Professional staff offered easy check-in and helpful suggestions for exploring beautiful Portsmouth.
Smaller room as expected of a charming older inn, but well-appointed, even had a small seating area in the room --combined with the shared spaces outside the room, offered plenty of space. No lamp or outlet on one side of the bed, but it was manageable.
Very clean and well appointed! The location was ideal for walking to restaurants, shopping and the waterfront.
The room was a little small and stuffy
The property is a block from Strawberry Banke, so a perfect place to stay while visiting this historic site.
Parking is limited, so arrive early.
Roomy clean comfortable
The room was beautiful and very comfortable. The public spaces were also beautiful and quite comfortable.
The air conditioning cycled off on a very hot and sticky night. It was not easy to figure out in the middle of the night how to put it back on. We were extremely uncomfortable. The linens on the bed and the towels in the bathroom were toxic smelling. Whatever detergent you use is absolutely nauseating and should be changed to a ‘Free and Clear’ product. Also, the dryer sheets are equally repulsive and should also be changed to a Free and Clear version. Between the toxic smelling linens and the lack of AC we were awake during most of the night.
Merle was great. She greeted us on arrival and made several suggestions for food and entertainment that we took advantage of much to our delight.
Charming house perfectly located close to old town, museums, good eateries, with appealing and comfortable rooms, quality overall experience.
Great historic property. Well appointed. Nice staff. Seamless check-in/out
City noise. But they provide white noise machines that help.
