We love the convenience, cleanliness, breakfasts and friendly and helpful staff!
Hotel employee who staffed the nighttime desk, was amazing! He joyfully and kindly answered all of our questions. When we booked this location, it said spa options were available, but they were not. Hotel employee provided us with chilled sliced cucumbers & etc.
The continental breakfast was hot and delicious. It was two different meals each day that we stayed. Check-in was simple and the staff was friendly--she even provided us with two bottles of complimentary water. Location was perfect for our needs.

The staff were nice at times. The historuc vibe was enjoyable.
The bed comfort was amazing. Best two nights sleep that I've had in quite a while. Great (and reasonably priced) weekend brunch/bloody-mary. The rooftop lounge is tops as well. No charge bike rental was a nice touch. We will stay there again!

Room appeared clean. Clerk was friendly.
Hotel employee was very welcoming at the front desk. I have never seen a mini fridge with a separate freezer & was very handy because I am on a special diet & we were in town for a softball tournament & I have to put ice packs in my coolers to keep my food cold!
Location close to ball field, breakfast was good, staff great

We enjoyed relaxing by poool
Open drug use on the property, the room smelled like a wet towel to the point of having to wash unworn clothing when I returned home to remove the smell, the room was filthy, we were unable to get a refund, so we were forced to stay.
The hotel is a two level hotel, we stayed on the ground level. My suggestion to anyone is to stay on the 2nd level, when guest come home at 2am - 3 am you hear everything! I mean everything!! The breakfast was ok if you just like something light.

Close proximity to the water and the beach. Very nice staff and nice property.

What I liked best was the restaurant. Hotel employee is our favorite waitress. She works so hard and provides service with utmost kindness and care.
it was not a crappy motel with criminals outside your door waiting to rob you like some other places in FL. Nice enough area, most of what you want to eat is just a walk down the main street. free parking is available next to the resorts paid parking.

Huge rooms, hot water, great water pressure in room 234, free laundry and very quiet! Staff at the desk were so fun and welcoming! The new maintenance man they just hired (unfortunately I did not get his name) was so helpful and kind to me.

Top Tips
- Book 6 to 8 weeks ahead for the March Dunedin Highland Games, as average nightly hotel rates rise 35-50% and most top chains report full occupancy. Check your booking’s cancellation terms, as advance-purchase deals may be non-refundable during peak periods.
- Opt for motels along Gulf Coast Boulevard to stay just 0.3-0.6 miles from the shoreline, saving about 8-12 minutes versus inland chains. If booking with a national hotel, inquire about available beach shuttle transfers or guest discount partnerships.
- Local hotel rates do not include tax, so expect a combined 12.5% on your bill (7% county bed tax + 6.5% Florida state sales tax). For example, a $150 nightly rate totals $168.75 after tax. Review your final invoice for these charges during checkout.
- Working remotely? Dunedin hotels average 49 Mbps download speeds, but actual reliability varies, especially during peak hours. Ask your hotel about premium Wi-Fi options or availability of business centers with dedicated connectivity.
- When paying by card, select USD if offered; dynamic currency conversion adds 3-5% in extra fees. Most major hotels process in USD, but always verify currency on-screen during payment to avoid hidden markups.
- Fewer than 15% of Dunedin hotels have step-free or accessible rooms. Use accessible room filters when booking online or call the property directly to confirm features like elevator, ramp access, or visual alarms.
- Skip the $12 daily parking fee by riding Dunedin’s free trolley, which runs every 20-30 minutes from Main Street hotel zones to downtown and the beaches. Ask your hotel’s front desk for real-time trolley schedules.
- Unlike neighboring Clearwater, most Dunedin hotels do not add daily resort fees, saving you $25-40 per night compared to popular coastal resorts. Confirm fee details before booking if cost is a priority.
- Visit from October to April to enjoy lower humidity (60-70% vs 80-90% in summer) and less frequent storms. If booking during hurricane season (June-November), check for hotels with flexible cancellation options.
- ATMs at independent spots near beach motels often charge $3-5 per withdrawal. Use the TD Bank branch on Main St for standard network ATM fees, or check if your hotel brand offers onsite ATM access or supports card/mobile payments.
