This was a great B&B experience. Even after reading reviews online, not always sure what to expected. My biggest thing is cleaningless and I was completely satisfied on that side. It's an older house, very well kept and super charming. Great location too!

This is a quaint hotel in an excellent location in Newport. The hotel felt like you stepped back in time but we enjoyed that about it. If you want super modern, this is not the place for you. The breakfast and tea time were excellent.
Breakfast was great. The location was walking distance from Gansett Cruises (great tour) and the room was quaint and comfortable. There is also a rooftop patio. You have to climb to the 4th floor to access it.

Nothing!Did not stay at the Wyndham due to all the reasons checked. I was placed in the annex building which had NO PARKING and would have to travel back & forth to main building for any amenities which was impossible with toting two children and luggage.
I love the location the most you can see the water and Newport bridge

Top Tips
- Book 3-6 months ahead for summer stays (June-August) or major Newport events. Hotel rates often rise 20-50% during peak times, so early booking provides the best room choice and available prices.
- Check on-site parking availability and daily rates, which are usually $15 to $40 per day. Downtown street parking is metered and limited; confirm parking options before arrival, especially during the summer.
- Newport State Airport (NPT) has limited commercial flights. Most travelers fly into T.F. Green Airport in Providence (PVD, about 45 minutes by car) or Boston Logan (BOS, about 90 minutes). Compare ground transport times and costs when planning arrival.
- Many historic Newport inns have older infrastructure. Confirm Wi-Fi speed and air conditioning in advance to ensure comfort, especially during summer humidity.
- Ask the hotel concierge or front desk for local recommendations. Staff can reserve mansion tours, suggest less crowded restaurants, or help arrange sailing trips, giving you tailored experiences outside standard tourist routes.
- Expect Rhode Island's 13% hotel tax to be added to your bill. Standard US tipping applies: bellhop $15 per bag, housekeeping $15 per night, valet $15.
- Newport’s coastal weather shifts quickly. Pack layers, including a windproof jacket, and non-slip walking shoes for the Cliff Walk or local cobblestone streets.
- Travel in late spring or early fall for lower rates and lighter crowds. Shoulder season can give up to 20% savings compared to summer prices and easier parking access.
- Request your preferred room location, such as a harbor-facing room for views or a quieter spot away from Thames Street nightlife. Historic hotels may have thinner walls, so specify needs if you are sensitive to noise.
- Many historic Newport hotels have limited elevator or ramp access. If you need an accessible room or family amenities like cribs or connecting rooms, confirm availability before booking.
- Review cancellation policies carefully, as many rooms during high-demand events are non-refundable or prepaid. Opt for flexible rates if your plans could change.
- Prepare for potential bridge traffic entering or leaving Newport, especially on summer weekends. Travel delays over the Claiborne Pell/Newport Bridge can exceed 30 minutes, so allow extra transit time.
- Respect local quiet hours, usually 10 PM to 7 AM, particularly in hotel-adjacent residential areas. Many properties border neighborhoods where noise is monitored.
- Dress smart-casual for evening dining and club visits; many Newport restaurants and yacht clubs expect collared shirts and closed-toe shoes after 6 PM.
- Use in-room or front desk safes for valuables, and do not leave belongings visible in parked cars. While Newport is generally safe, areas busy with tourists can experience opportunistic theft.
- Hotel pet policies, fees, and restrictions vary, so check before you arrive if traveling with pets. Expect pet accommodation fees from $15 to $75 per night.
- Newport does not have robust public transport; most visitors use car rentals, taxis, or rideshares. Costs can rise during festivals, so compare prices and plan rides in advance.
