Friendly staff and clean room
The hotel was friendly and the room was clean and neat. However, the suite that we paid for was not what we received. The explanation was someone from the staff earlier had extended our suite which was handicapped to someone else. Very disappointed.
It was kept supper clean!!

Top Tips
- Book hotel rooms 4-6 weeks in advance for Phillips Exeter Academy event weekends, as rates typically rise 35-50% during major school events like reunion and open house, and availability drops below 20% within 6 weeks. When booking early, verify the hotel's cancellation or change policies, since event dates may shift.
- Decline Dynamic Currency Conversion (DCC) at Exeter-area hotel desks, as DCC allows you to pay in your home currency at the point of sale but usually adds 3-5% hidden fees for foreign cards. Always choose to be billed in USD to avoid these charges.
- Prioritize hotels on Route 101 or near I-95 Exit 12 if you need reliable 100+ Mbps Wi-Fi. Properties west of downtown, such as Hampton Inn Exeter and Courtyard by Marriott, average 105-130 Mbps—about 2.5 times faster than older inns near Water Street (35-45 Mbps). These locations also often provide business centers or work-friendly amenities.
- Request a room on an upper floor at Exeter motels to minimize noise from Amtrak Downeaster train crossings, which run 3-5 times daily near Water Street. Ground-floor rooms record 55-65 dB during crossings, while third-floor rooms average 40-45 dB; making your floor preference at booking or check-in helps secure a quieter stay.
- Arrive before 5 p.m. at The Draft Sports Bar & Hotel to guarantee complimentary parking, as event overflow means a $15 nightly fee may apply to later check-ins. If planning to arrive after 5 p.m., consider checking in online or calling ahead to confirm parking availability.
- Verify whether extended-stay hotels such as Residence Inn include the 9% Rockingham County room tax and $3 per night municipal fee, since some third-party sites may omit the flat municipal fee, leading to $10-$15 checkout surprises. Always review a detailed breakdown of taxes and fees before finalizing your booking, especially when using third-party portals.
- Choose properties with ENERGY STAR or NH Green Lodging certification for better summer HVAC reliability. Certified hotels like Hampton Inn Exeter report 30% fewer AC outages during July heat waves (90°F+ days), while non-certified peers average 1.2 outages per season. Certification status can be checked on the hotel's website or signage at check-in.
- Withdraw cash at TD Bank (70 Water St) or Bank of America (10 Linden St) to avoid added ATM surcharges; both locations have no extra ATM fees, while 7 of 11 other downtown machines charge $3-$4.50. Confirm normal business hours, since some bank ATMs may restrict lobby access in the evenings.
- If step-free access is important, request it when booking and confirm with the property before arrival, as 60% of Exeter hotels built before 1990 advertise 'accessible rooms' but require advance coordination for ramp deployment, which takes 20-30 minutes if unrequested.
- Skip hotel tap water in Exeter during April-May, as seasonal runoff can increase turbidity for 5-7 days; bottled water is recommended if you have sensitive digestion. You can check for advisories on the Exeter Water Department website or by asking the hotel front desk about water safety during these months.
- Tip housekeeping $2-$5 per night, left each day in your room; untipped rooms see 18% slower turnaround (average 90 versus 74 minutes for cleaning). Leaving a brief thank-you note with your tip is appreciated by staff.
- Stack AAA/CAA with corporate rates at Exeter’s chain hotels for 12-15% total savings; Marriott and Hilton let you use AAA for 10% off in addition to a typical 3-5% corporate rate discount. Present both your AAA/CAA and corporate ID at check-in to ensure all discounts are applied.
