Kotzias Beach Apartments

Very near to the beach and local restaurants, lovely pool with lots of sunbeds. The owners, was very helpful and did supply most things very quickly once asked.

Stairs everywhere, lots of very uneven surfaces, trip hazards all over the place. Rooms tired, grubby and in need of renovation, beds very hard. Bed linen very old and does not fit beds. Very basic kitchen equipment.

- The cleaning lady entered the room as we were missing, she thought that we left earlier and was mad at us that we returned before check out. - Mould cannot be tolerated in any case! And it was a lot near the bathroom.- Quite old and used furniture and there a gas tank in the room! For the stove.Just ignore and find something else better in the area. - Not cheap for what they offer.

The most important thing for us was to be right on the sea. The place met our expectations. It’s a holiday apartment in a vacation complex located right on the beach, just a three-minute walk from Pissouri’s pleasant shore. The location is perfect, with a wonderful pool. There’s air conditioning and clean linens. We stayed in a comfortable apartment on the second floor; it didn’t have a view, but we spent all our time at the beach or at the pool anyway.The apartment has a shared space with a kitchenette, dining area, and comfortable sofas, a wrap-around balcony, and two bedrooms. There are spacious closets for storing belongings. The air conditioning worked very well (there was a heat wave while we were in Pissouri). The beachfront location is perfect and close to restaurants, cafés, shops, and everything you need — we didn’t move the car once. There’s also adjacent parking.

We booked this place because it was advertised with air conditioning, but in reality the AC was only in the living room. The owner told us to keep the bedroom doors open so it would cool down, but after running for two hours there was still no cool air in the bedrooms. During a heatwave it was impossible to sleep in that heat.We moved the mattresses to the living room, only to find the floor full of ants. On top of that, there were power outages all night.We had booked for three nights, but after the first night we packed our things and moved to another hotel. No refund was given.

Facilities-bad condition, cleaning-all dust, bugs, lots of dirt everywhere, bathroom and toilet discasting!!!!!!! tv not working, air conditioner bad condition and not in the rooms , pool full of dirt. No reception, we found the owner at the pool, he took us to the room which was away from there., no phone to talk to the owner

In general it is a great place with nice hosts!

I would like to be placed by the pool area and not across the street; other than that it was nice concerning the spot.There is a need to deal with ants, since they are everywhere.

Property was great in location to an event we had at the Columbia resort. Great location in the town near the beach, shops and restaurants. Property manager was very welcoming and helpful.

the staff was very un-helpful i stayed to 4 nights and the staff never changed the towels that was unbelievable ant not accurate, there is reception office that no one was there for the 5 days i was in the property i send msg via booking msgs and i asked to change the towels but there was no help

The apartment is close to the beach and nice coastal hiking trails in a small, quiet village, but still close enough to the freeway to explore Cyprus from there. The apartment is airy - lots of space; the price was terrific (low) for what it offers. There were also free parking lots within the apartment complex (not on the street). The windows had good blinds in addition to curtains, darkening the room during the night. It was also reasonably quiet. In the apartment, there were 2(!) adapters for EU-electric sockets. The apartment has a fully functional kitchen area, and an extra faucet for drinking water!The apartment complex has a lovely pool area, but for me it was too cold to swim (in mid-April); but I could see people enjoying it at other times. Overall, for that price, the location, the size, and the amenities of the apartment, all critical points mentioned below are trivial!

The style of the apartment is like that of the 60s (furniture etc.); the sofa in the living room was comfortable but seemed greasy (could use a washable couch cover), and if you moved the furniture (nightstands) a bit, there were dust buns behind it. People who like a clean look might be put off by this.

A great apartment for 2 - no more than 2 mins from the beach and central to Pissouri bay. It came with an advertised sofa bed, for 3rd person occupancy - it was in fact a fold up camp bed which wasn’t comfy - the sofa came into play. Location was perfect though and I’d use again, just not for 3 people.

What I liked most was that the villa belonged to locals. There were no loud screaming russians around who were used to showing their emotions as you can suffer in Limassol.The premises are cozy and have everything you need for a more extended vacation. From this place, you can easily reach the Troodos National Park and other attractions in the western part.

Cleaners were moving furniture and banging about in the room above us from 6.30am!!!!My towel had a large clump of hair on it.The drains and underneath the kitchen sink smelt rotten and really needed some maintenance There were woodlice in the bath suggesting damp and there was no fan for the bathroom (only a window)There was no plug for the kitchen sinkThere was no hairdryer Pool area had lots of junk around and looked unkept. but it was off season so maybe this was a pending job. Pool itself looked nice but we didn't use it

Wery big, comfortable apartment, a few steps from a very nice beach. There is also a big comunal pool. The village is 5 km away, there is s small market across the street from the apartment and a lot of restaurants around. The apartments were renovated, so they look better than the pictures.

Nice large apartments, 100m from the Pissouri beach (pebbles, but sandy in the water) some with sea view, parking, very well equipped kitchen with oven, heating through AC worked very well (February), Evros was very friendly and helpful, we will come again. Nice hike up the cliff to Cape Arcos with spectacular views and sunset. Good supermarket at the entrance of Pissouri ca 6km up the hill.

We were from 31/12/24 to 2/01/2025 in 2-bedroom's room.It's very comfortable to stay here with the baby: owner provided the cot, kids bed linen and a baby blanket. It's so cute. It was warm in the rooms. Conditioners were working well and the boiler too.

Proximity to beach.

A bit dated,and more cooking utensils could be handy.

Lovely Location ideal for restaurants and beach.

Hard to actually self cater due to shoos and even kitchen equipment.
