Sink, shower, toilet water was black and disgusting. Construction everywhere and felt like I was at a job site

The location is amazing, the staff are incredibly friendly and always happy to help, and the ocean-view pool is absolutely outstanding.

The hotel is quite outdated, and both the rooms and facilities would benefit from renovation. At times it feels old and not very clean. However, in my opinion, the hotel has the potential to become the best on the island.

The best resort in Koh Phangan! The village just outside was so lovely with best Tai local cuisine. A bit far away from the center but if you are looking for perfect getaway it's your spot! The pool was incretable beautiful, the tuk tuk ride to everywere was comfortable, the view from upper rooms are unforgettable!

I had an amazing experience at this hotel. The rooms are stunning with breathtaking views. The staff is the most professional, kind, and service-oriented I have ever encountered. The food is delicious, and everything is kept spotlessly clean. I truly have only good things to say about this place.

The only thing I didn’t like was having to check out at the end of my stay.

The hotel has a breathtaking view and the location is very nice - right outside the hotel you have a lot of restaurants to choose from, massages and some shops. The staff was really friendly and helpful.

The hotel is really rundown and needs a renovation. Everything was really outdated including the wooden beach chairs on the beach (one of them even had a piece falling apart). There’s not a lot of privacy on the room balcony since you can see other people on their balcony.

This resort is definitely worth the money and time to come here. The beaches around here might not be the most beautiful, but the view from the hotel is incredible. And the hotel itself is spectacular. I was surprised by so many elements of the hotel. EVERY SINGLE staff is extremely courteous, polite and attentive. The rooms are huge (I don't know what to do with the space) and the bathroom is exactly or even beyond my expectation. The night view is so beautiful, quite and clear. We can see many stars beyond typical constellations. The breakfast is quite decent with a reasonable variety. The best thing is the pool. It is an infinity pool that actually very long. I think it is at least 50 m and it might be 100 m long. The pool has just perfectly temperature and pristine. We simply regret that we stayed here too short. We definitely would love to stay here next time we visit Koh Pha Ngan.

It is a bit far from the port which can be good or bad depending on your perspective.

The room was beautiful & had all amenities. The carts to take you around the complex were always available The spa & treatments were just amazing.

The service at the restaurants & bars was not good enough.

It’s a super relaxing and very remote hotel. If you want to be off the beaten track then this is perfect. There is a nice bunch of restaurants and good local beach bars for cocktails. Hotel breakfast was good.

There was a very disturbing noise coming from the roof, sounds like an engine or something like that.. we couldn’t sleep because of that . The hotel manager told us it’s coming from the trees which didn’t make any sense..We waited 2 hours for the room service and they offered us only 50% discount after we told them its not ok to pay for the room service..Overall great rooms and good location but the service not so much.

Terrible !!!!!! We won’t go back ever again

Service was awful. The room was disgusting and dirty. They didn’t offered us a transportation from the pier to the hotel although all the other hotels suggest this kind of service. we wanted to change the room, but all they offered us was a much higher price rooms and when we canceled our reservation and we didn’t even stay there one night they charged us for all the amount without any refund. The hotel is old and the staff was so unpolite and even rude

Very old room and furniture, smelly, terrible shower - had stains and probably mold, and water was overflowing, hot water was very inconsistent.Many stairs to the room, the beach and the pool, also a stip climb when entering the resort so you must take golf cart to go in or out.But you need to wait, sometimes even 15-20 minutes until a golf cart arrive.Obnoxious service from some of the staff including the reception manager, every justified complaint is answered with “we can’t do anything”, “hotel policy” or “thank you”. Not even trying to help or offer to compensate, or showing that they care that the guests will be satisfied.Also if you happen to check in during rain, prepare to have all your luggage get wet, because the only way to arrive to reception is via a wet open golf cart. Pool restaurant bad and overpriced, at the beach during our stay there was never an available kayak (we were told all of them are broken), unprofessional staff.

The old rooms are in terrible condition,We got a room which must be renovated, everything looks from the 90s.The floors, the closets are in bad condition.The air conditioning woke us up in the middle of the night (2AM) with big noise and started spitting (alot) ice on the baby cot and all over the floor and the luggage. We had to turn it off and spend the hot thai night without air conditioning.The compensation we got for it wasn’t even 5 percent of what we paid for the night.

Very nice property overlooking Thong Nai Pan bay, with amazing views from most of the resort. Quite place with well preserved gardens and beautiful scenery. Staff was very attentive and breakfast was good.

Unfortunately the room we had was worn out and outdated, with very old appliances and stone hard pillows and mattresses. Air-condition was very noisy. We stayed 3 nights and bed sheets were not changed, only towels.For the price we paid it was not worth it.

Room equipment a bit old

We genuinely appreciated the staff’s efforts to accommodate us, upgrading us multiple times when issues arose. However, despite these gestures, our stay simply did not meet the standard or value for the price we paid.From the start, the first room did not match the booking photos and had no hot water. The second room shown also had mold stains, a sewage smell, and again no hot water. After being upgraded to a higher category, we found the Jacuzzi unusable due to—once again—no hot water, and the shower revealed large mold patches hidden behind the door. Management apologized and upgraded us again, but having to pack and move three times in such a short stay was exhausting.The final villa looked appealing at first, especially with the private pool, but the reality was disappointing. The room was very small, with visible mold, cigarette butts in the pool (we don’t smoke), and overall poor cleanliness. Dust, cockroaches, and centipedes were frequent issues. Even after “cleaning,” we found the same centipede we had trapped under a glass left untouched. On top of this, the villa door was screeching loudly every time it moved and could not close properly without force, as the frame seemed misaligned (possibly from expanded wood due to hot water fumes). These details highlighted the lack of proper maintenance throughout the property.While the location itself is beautiful, it comes with major disadvantages: reaching the island’s main spots like Zen Beach or Haad Rin required taxis costing a minimum of 1,000 Baht each way—a detail we wish we had known beforehand, as it significantly added to the expense.Overall, this is simply not a 5-star hotel. There are far better and cheaper options all around the island that offer much higher quality, cleanliness, and comfort. Unfortunately, we assumed that paying more would mean a better experience, but in this case, the property was overpriced, under-maintained, and fell far short of expectations.

We didn't use the massage services but would've if it were cheaper. I think their gym equipment needs some updates still functional, but it would be good to see some other machines for legs and back & kettlebells.
