Arch39 Minimal Chiang Mai Hotel

Staff were very helpful and friendly. Rooms are clean. Air condition a life saver. Facility itself is not clean with heavy dust, cobwebs, pool/spa in garage port, facade rusty, dead plants. Pictures appear to be from when new and now in a state of disrepair or neglect. Room designs are good. Beds were like sleeping on the floor.

Facility lacks upkeep. Room clean but lobby etc. dirty.Beds were very hard and uncomfortable.

It was a bit far from the night markets but still good location. The room is also a lot smaller than it looks in the photos!

The location is spot on and they have breakfast downstairs in the morning included in the price of the stay. They have off-road parking for cars and bikes and the owners are really nice!

The bunk beds were a little firm but I think thats a thailand thing, the air conditioning is cool but when on the top bunk its doesnt really keep you cool during the night.

check in was easy and staff friendly. location was easily accessible. beds and pillows super comfortable.

Hard to hail a red taxi

No lift at all and have to climb to level 3 with luggage and kids. Noise pollution was v bad! Can heard people walking the stairs abd from next room! Was a nightmare even after complaining to the front desk.Room has no phone as well.Hotel is inside small road which can be dangerous

We enjoyed the convenient location and the front desk staff were very friendly and helpful.

Walls are pretty thin and there was a stray used earbud left in the sink edge.

The hotel rooms are perfect for traveling families or a group of friends. They are quite spacious and the bed systematic is good. I would not recommend staying longer than 3 nights though. At that point they are not spacious enough anymore. ;) The location was good. You walk 5 min to arrive one of the gates of the old city and from the airport it takes 15-20min to the hotel.

I think the manager/ staff should once stay 2 nights in their own hotel rooms. It is little things, which could improve the stay at the hotel. Like hooks in the bathroom for towels, more plugs for charging (at the upper beds for example), a small shelf in the bathroom (with 4 people staying in a room, space for tooth brushes ecc. would be good), cleaning out the drain in the shower regularly (would help you keep the hotel in good condition in the long run)...

Mac and his staff were so accommodating and helpful. Perfect location and rooms were very clean

old and broken facility, the walls are black from dirt, the slide and hand rails in the bank beds are rusted, the shower tap broke in our hands while showering, the sink was clogged. small windows in the room light barely came in. view was not nice

Can't really have anything special to highlight.

No hot shower at common bathroom. During winter very cold and everyone queue up for bath in the room. Feeling owner is stingy.

Location was great and staff were kind. It was decent value for money.

It was dusty and dark because we were on the first floor. Other guests were loud/walls were thin. The shower head sprayed water all over the bathroom. Seems like generally the bed and furnishing were optimised for aesthetics and not functionality. The bunks were not user friendly.

The staff were friendly and the room layout was fun for our children.

The room was smaller than it appeared in photos. It was definitely a minimal setup, without simple items like hand soap.

The bedrooms were super fun, kids lived having a slide in the bedroom. Facilities were ample, we enjoyed the communal living area and self service kitchen to prepare instant noodles and enjoy a simple breakfast.

No fridge in the room.

Good location, popular food places near by, but probably need to grab it!

The slide, dont play on it I slid down and injured my tail bone because the slide was sleep and rock hard.

please improve your pillow as my wife and I have neck pain after 3 nights stay.

If I had to say something, Id mention that there was no coffee at the breakfast area, and while they provided shampoo, there was no soap. when I asked that said the didnt have any.

The concept of building a hotel for families seemed good.

No elevator but when travelling with families we have many suitcases.Rooms quality, bedding is very cheap/poor, tv tiny, shower is extremely tiny and water heating system very irregular and hard to set.
