The staff is excellent and the hotel give many fun perks, like a free evening tuk tuk tour, free foot massage, free lunch, wonderful breakfast, etc. highly recommend.

Prime location, very comfortable bed with perfect access to the pool.

Hot water only lasted 15 minutes

Charming and quaint. Passersby’s would stop and take pictures of the lobby. It’s magical. Extremely friendly and helpful staff with unexpectedly nice complimentary touches throughout the stay.

Only one note: better soaps and shampoos would be more fitting with all the other wonderful touches around the hotel.

Centric boutique hotel with simple but sufficient breakfast spread, spacious rooms and a great bathroom.

Everything was amazing! The staff was so friendly and helpful with everything we needed. The rooms were quiet and comfortable. The breakfast was lovely. Great location and easy to walk in the old city.

Enjoyed the hospitality of the hotel. The breakfast was really good, their pad khrapao was consistently awesome, as well as fresh tropical fruits and a good selection overall. We also got a bunch of free treats during the stay, including a massage and dinner for one night, where we got to try how the local chef prepares some meals, and it was pretty fantastic. There was also a free tuk tuk ride for 1h that was also very enjoyable, just got to ride around town after sundown when it cools down and see the sights. The rooms were spotless clean every time, the sheets were the most comfortable cotton sheets I have ever seen, and they give out these free pandan-flavored twinkies in the lobby that are just to-die-for.

While breakfast was amazing, on one morning, there weren't any non-pork options for people with dietary restrictions. The a la carte breakfast could also benefit from more diverse takes on authentic Thai cuisine.

Great location, and the staff were extremely friendly. We were offered drinks upon arrival. Breakfast was included. We were on the 2nd floor, no elevator, but the staff helped with our luggage. The lobby was decorated nicely, and felt like a good place to have a drink. They offered food also. Great recommendations on food, and helpful with directions. I would stay here again!

Everything was perfect!

I’m quite confident that this is the best hotel in the old town of Chiang Mai. The staff were extremely kind. The balcony room was spacious and the breakfast was incredible. We would love to return to the 99 Heritage someday!

Perfect location! Staff was so accommodating! You get a lot of extras with the stay, such as a foot massage, Tuktuk tour, free meal and beverage and tea service. Breakfast was great. Would definitely recommend.

The rooms could use a fresh coat of paint, but otherwise it was great value for the price!

Breakfast options were very good. Buffet and a la carte items were of good quality and plentiful. The large room on the ground floor opened directly to the pool and was a much better fit than the smaller rooms upstairs.

This property is a quaint boutique hotel that is around the corner from the Sunday night market. The food was presented like art pieces with flowers and the morning chef was amazing. The breakfast was great, lots of options and excellent care towards my Gluten free needs. Lots of nice surprises. The staff were excellent and went beyond to make sure you were comfortable and happy.

Since located on a busy road- you tend to hear the traffic. Request a pool side view as it was better.

Breakfast was good and staff were great. Outstanding location in middle of old city. Charming historically themed building. Balcony was a very nice touch.

The rooms are quite small and there isn’t much storage space in the bedroom or bathroom.
