Cold water in the pool Very poor breakfasts. Def. Not value their money.

Quiet and pool is great but rather small because I’m a swimmer. For non swimmers, it would be perfect. Pool is super clean.

Gym equipments are not great.

Very friendly staff, breakfast is cheap and tasty, maids immediately clean your room the second you step out for the day, pool is relaxing and clean, close proximity to the old town and various coffee shops and restaurants, great value! Make sure to go to Artisan coffee shop nearby for some great flat whites!

Really well fitted out Hotel,bice breakfast and super friendly staff.

The room was ok. The stauff very friendly and willing to help. The breakfast I don't know because was not included.

The pool can be definitely improved, the lounger were a bit old and not in a good codition and just 5 around the pool. The poll definitely need more maintenance.

Nice, nice pool with a 'weeping wall' and jets so a pretty good swim! Location is a 10 - close to old city and 2 minutes from the Wualai Saturday Walking Street - so fun that but still overall quiet. Staff is kind and the room was fresh and clean. Compliments to the house-keepers.

All of the staff were friendly and extremely helpful, nothing was too much bother. The room was fabulous and having the fridge, microwave and kettle was a real bonus. It was lovely having the swimming pool and we could find times when it was vey quiet. We loved the garden and how relaxing the whole place was. It was also very quiet.

We liked everything about it. It was a good walk to the old town but that meant it was very quiet. We found a restaurant nearby (The Colonial House) where the food was excellent and inexpensive.

Very friendly and attentive staff, lovely and clean and set in a quiet location. It took 5 minutes to walk to the Silver Temple, where you can get the best full-body Tok Sen Massage for 250Bht. The old town was only 15-minute walk, where there were plenty of bars, street food etc. There is a street market every Saturday on the main road, leading up to the old town, which you can get to in 2 minutes from the hotel and another on Sunday's in the old town. The Airport was 10 minutes by car.

The place is a very solid nice hotel for the money. Clean, safe and very nice helpful staff. Breakfast is nice and there is sufficient variety to meet anyones tastes. Rooms are large, bathrooms clean and ac that cranks!

Good location in quiet neighborhood, fairly close to the old city. Friendly staff. Clean rooms.

Balcony was separated from room by a corridor, making the room feel small and less private.Bad preassure in bath room.Beds not very comfortable.Very limited breakfast selection. Very narrow and crampted swimming pool area.

Beautiful boutique hotel, small but clean and refreshing pool, cute little garden at the back. Staff are very lovely and helpful. Allowed us to store our bags at reception before check in and after check out while we explored around. The room itself was very spacious and the bathroom was spotless clean. We had both a shower cubicle and a jacuzzi type bathtub in the bathroom which was a nice surprise! As the location is on a small side street it is very quiet at night and you can properly relax

The location is about a 20 min walk from the old town where all the main temples and places to visit are. It was fine for us but it can be a bit tiring in the heat. But you can always catch a red taxi if needed. To get to the night bazaar it would be a 40 min walk so we took red taxis there. There were also LOTS of mosquitoes in the room. Not the fault of the property, there are just lots of mosquitoes in Chiang Mai. Might be a good idea to install nets on the windows. We recommend using one of those plug devices to keep mosquitoes away

The room though is small but is new and the layout is well arranged. The bed is comfortable [the hard kind not slumber] and the air con is good. Breakfast , for the price you paid for , i would said it is pretty decent with a choice of american breakfast [ham,sausages, egg] with fruits and a fried rice / noodle as a side. The Staff are very accommodating , even allow us to use their café to celebrate my friend's birthday. The down side is the shower in the room is pretty erratic in hot water.

The location is not very near the to any eateries i guess it is about 10 mins walk to town. Not many choices for massage place unless you walk about 10 mins.

Good or one night to catch the flight or ferry

Staff was very unmotivated and didn't want to help, instead it felt like you were disturbing the staff.

Staff very friendly, we had a very spacious and modern room looking to the garden (superior room).Quiet street. Not directly at the center but easily and cheaply accessible via Grab/Bolt (around 80 bahts). Close to Saturday Wualai Street Market.

Shower was either extremely hot or very cold. Told the reception but they couldn't fix it. Towels could be cleaner. Breakfast was good but very limited choice.
