Housekeeping was consistent and thorough, with fresh water provided daily and the room well maintained. The building has an elevator. The location is excellent, situated near the North Gate in the Old Town, making it easy to explore the area on foot.

The Wi-Fi was extremely unreliable and frequently stopped working or failed to load pages. Anyone planning to do remote work should look elsewhere, as getting anything done online would be nearly impossible. The beds were very hard, and the shower pressure was so weak that washing hair was a struggle. Despite being a fairly large hotel, there is no laundry service.What stood out most were the large signs in both the lobby and the room stating that the hotel takes no responsibility for valuables left in rooms. Rather than being reassuring, that created a sense of unease and raised questions about what may have happened in the past to warrant such prominent warnings. There was also no safe in the room, which only added to that feeling.

I don’t need super fast internet for my job Just need to be able to open emailsInternet is so poor that I could not stay connected for Gmail checks I had to use my phone data during the entire time we stayed there Room floor was not clean

The location is good.

I made a reservation for 5 days, but after 3 days, I changed the hotel. I needed to work, and the internet connection was not stable. I informed the reception, but they said the other customers have no complaints. They also charged the last 2 days, although I left the hotel.

A good hotel near the north gate. The staff are very nice and helpful. The room was bright and spacious. I definitely recommend it.

They kept the water and coffee supplies restocked daily. The staff was really helpful overall.

Lovely staff. Great location, within walking distance of everything, beds were comfy. I enjoyed. Room was clean.

Very quite location off the main roads. Basic amenities but good value for money. Staff were pleasant and helpful. I felt safe and comfortable which is the most important thing for me.

Nothing, everything was perfect.It would have been lovely to have breakfast, but it's not a problem.

It was the perfect location and great value for money considering proper hotel care and location. We had the deluxe room and the bed was extremely comfortable. We liked the comfort of it all so much we extended our stay ! Tea coffee and water were offered in the room as well.

The bathrooms could have been a bit cleaner.

Loved the location! Walkable distance to the city and night market. The room was very spacious and clean! Easy to get around and check-in. Would stay again!

Clean and spacious room. A quieter location than other areas of Chiang Mai yet still just a short walk from local amenities and attractions.

Clean, nice, comfortable

When I checked in, there was an empty water bottle on the bed frame, and a strand of long hair (not mine) on the bathroom floor right in front of the kitchen. In the morning, maybe 30 minutes before I checked out, it started smelling like cigarette smoke in my room. I don't smoke and had not opened the window at all, so I don't know where it came from

The hotel would seem to have been Royal Palace in the past time, with very spacious grounds and interesting buildings. One section has been fully upgraded to a very high standard.The convenient position for night markets and the old city make it ideal for exploring on foot. All together a little gem !!!!!

No breakfast but many restaurants and an amazing coffee bar "Into the woods " just 5 minutes away.

Everything was excellent, clean, friendly staff and. In city center. Many food and bars stores around.

I was impressed with the hotel. I didn't expect this quality for that little money. Wanted to stay longer, but unfortunately it was booked out.

This is not a criticism. I prefer softer beds, but the bed felt luxurious. Oh, and the hotel is not where google maps think it is. It's around the corner on the main street.

cool interior decor; good condition for an older building. Nice room on third floor. Fairly quiet at night . Great spot for exploring

Acoustics…same gripe with most budget hotels in Thailand. Thin walls means you hear the doors and voices next door.
