    Cons -

    • The bed was just a bit stiff
    • Maintenance and comfort and facilities.
    • Because of the over booking of the planes to Luang Prabang, I had to leave two days before the end of my reservation. They refuse to give me a discount or a credit for next year. This was my second stay in the hotel. I havre been here last year and this year for 3 weeks each time.So asking for a discount for two days seems to be quiet reasonable ! What to do, next year I will find a other place to stay.. And it’s not about the money, just about elegance..

Located in the heart of Chiang Mai. Older solid structure with sizable rooms, we had a large balcony that was nice for morning. Music at night but not to late, staff was incredible.

The bath water was tepid, I probably should have asked to turn up the water heater. If you have a heart condition stay on a lower level.

Nothing, in all fairness the hotel did send me an email saying there was no lift and it was noisy because of the location and the road on Sunday being closed off for the night market

Noisy all night no double glazing if your a light sleeper forget it.Only cold water in the hand basinTry shaving in cold waterNo shower Shower was hand held in the bath not even a hook to hang the shower head onGet out of the bath after showering the bottom of your feet were black before reaching the bathroomBreakfast was a choice of “American breakfast” don’t know what happened to a full English breakfastEven changing the language to English on anything has the American flag next to it most of them don’t even speak proper English Two pieces of toast scrambled eggAnd butter, choice of coffee or fruit juiceOr you could have the healthy option Bird seed yogurt and a small amount of fruit in a small bowl with either coffee or tea not both

Everything was wonderful! Excellent value in this quaint and character-filled villa. Staff could not do enough for us from the moment we arrived until we left. Great common area for sitting reading or having a drink on the ground floor. Our rooms were on the 4th floor - no lift (fine for us) but rewarded with a quiet room and great view of the mountains. 10/10 recommend. Thank you!

Juts to know there is no lift so you need to be OK with stairs.

Absolutely everything. The room was perfect, the stuff was very welcoming. Everything was goodNice night Sunday market with live music. Nice coffee and bar at the hotel. Many different facilities like restaurants, bars, cultural and holy places around. I am very happy that that was the hotel I chose!

It was a relatively inexpensive stay. But I like that it was a heritage house in the heart of the old town. Lots of character and all essential amenities provided for.

The height of the stair risers from the second to the third floor can hurt older people's knees.

Clean and specious room. Staff were very helpful and very friendly. Great location.

    9GarthPosted on: 3-31-2025

Older quaint hotel, had food and a bar and live music on weekends. Felt they went out of the way to have happy customers as well. Great location as well.

    All was good.

I love older rustic properties like this. Amazing location. And, very comfortable and laid back place.

Night duty manager was a boy who was very resourceful and proactive. During the day, staff was disappointingly bad at service. No help at all. Didn't care enough either. The place honestly needs upkeep. The room with the balcony is amazing but noisy. Needs sealed doors. Toilet was leaking but the boy during night duty was proactive in fixing it. Hand soap to tumblers to tea bags, everything had to be asked. Not sure why the room wasn't prepared in advance at all.

The building was beautiful, the room was very comfortable and delightful. They was so much space on our room level. We felt very lucky to be staying somewhere so good. The staff were also extremely good, welcoming, and helpful. All at a very good price.

    Nothing. Everything was so good.

Wonderful breakfast a great location for our stay in Chiang Mai. It is located on the Sunday Night Market street which is very convenient, but keep that in mind if sensitive to noise and staying on a Sunday.

    7ChristophPosted on: 2-19-2025

Charming atmosphere and a lot of space for Hanging Out right in the center of the old city. On Sunday live band with good vibes and Sunday Market in front of the door. Rooms are old fashioned but comfortable.

The traffic on the road in front of the building can be problematic if your room is facing that side.

    10TobiasPosted on: 2-19-2025

Everything was like expected - nice colonial style house, good facilities, nice staff, balcony - we stayed on the top floor, it was super nice to have a cold drink on the balcony at night!

    10JosephPosted on: 2-6-2025

Loved the old style decoration of the room / hotel. Nice staff, laid back atmosphere.

    8PeggyPosted on: 1-29-2025

Beautiful old wooden house in the centre of the old town. Charming live music in the evening.

smelly bathroom in room nr 7, pipes need taken care of, so.. in need of a good plummer.

    6IulianaPosted on: 1-26-2025

The location was close to restaurants and Temples.

The only good things- staff and location. The photos have nothing to do with the reality.I asked an inferior room, because they don't have elevator, but they gave me the last floor(4th). I have big problems with my knees. The photos were taken from an advanteged side. But, No view, NO landmark view, just roofs, very far you could see some Mountains, No closet, the bathroom terrible dated, craked floor.....everything old and neglected. The lobby had a window with the view to the roofs, but in our room, the window was 20cm far from another building's wall. Very poor breakfast.
