- Fantastic ambiance with trees, plants, unique building styles, balconies with real scenery, great restaurant, great spa. A great place for stress relief in a city.
Cons -
- The room was uninhabitable due to bug and spider infestation
- The cicadas were deafening and so loud all throughout the day. Need to warn people before booking about that
- My 2nd stay and the internet is poor around 7pm on weekends, maybe a system overload. 3 hotspots available and none work.

The pool is lovely
The is a strong sewage smell at times. There is no place to actually sun ones self without constantly moving into the sun. My daughter got severe food poisoning at the hotel restaurant. Stay away from the sea bass!! Do not call hotel dr. He charges 10000
Lanna architecture nice rooms
Location is far from old town and needs taxis which are hard to find on the way back. I also misplaced my plastic key and I had to pay for a replacement
It’s a beautiful property. Landscaping is very nice.
Location is terrible if you want to be close to Chiang Mai. Bed was one of the most comfortable bed I’ve ever slept on. Hot water never worked while I was there. Staff barely apologized on the end but did not offer any way to make up the for issue.
The feel of the property is amazing it’s very relaxing the rooms are great and well equipped. The pool is amazing and gives the feel of being anywhere but a city .
The location is a bit far out if you don’t have your own transportation
Quiet
Hair on pillow.Lizard poop on wall.
The hotel was in a very peaceful location, a lot of thought and care has gone into making it relaxing and beautiful and is a great place to unwind. The staff was very kind and helpful.
The location is a little outside of the centre of the city, so moving around was not straightforward, but on the other hand, the location provided peace and quiet
It was lovely! I loved the pool, the accommodations and the location. The staff were also very helpful.
I would say that the breakfast was just so so. I did not try the lunch or dinner.
It looks vantage. The atmosphere is okay
Cleanness is not meeting the requirements. Rooms are very old need paint jobs everywhere. Mosquitoes are over the place.
Property was stunning. Really beautiful. The restaurant had excellent service and good food (I had breakfast) The room was spacious and overlooked the pool and was very pretty and super clean.
The property needs a bit of updating. The bathroom had some mould on the ceiling. It’s a tropical environment so it’s not hard to get but a quick paint would help. And the bathroom fixtures overall were tired. It was sometime tough to get a taxi the location was a bit outside chiang mai proper. So if you’re just staying on resort it’s fine but going back and forth into town was more difficult than I was expecting.
I love the people. I felt treated very good and I felt very welcomed. Since I was alone I felt extremely safe and cared for. Also I love the installations, the energy here is something else. Full of love and peace.
This is a beautiful place with accommodating and kind staff. I absolutely love the shower! The pressure and multiple spray nozzles were a dream!
The breakfast left much to be desired. We got there right at opening and it was disappointing that the staff put out food like pancakes and waffles and bread that were not hot or even warm. They hadn’t turned the burners on to keep the food warm but since we came at 6:29 and they open for breakfast at 6:30 it’s easy to say they were never warm to begin with. That’s the ONLY drawback other than that the place was great. I’d stay again and I’d recommend.
The hotel was really lovely after a long journey. The staff were really helpful and friendly, and our bedroom and the pool area were great. I had a massage in the spa which was a real treat !
Nothing : everything was great !
The pool and the landscaping. The architecture is beautiful. The restaurant has great food
The room and bathroom could use some updating
This place is so beautiful and we truly enjoyed our stay here! We stayed in one of the villas which were nice and big and very private. We had a little deck facing the small canal that was super cozy to have some tea from :) Our bed was very comfortable and it was nice sleeping with sounds of rain all around at night! The pool is incredible, so nice for a swim, we went every day, and always swam up to the bar for happy hour drinks. The spa is lovely, too, I visited twice because I enjoyed it so much! The staff are incredible, they are so kind and helpful and made our stay even better :) You will love staying here, the grounds are gorgeous and perfect for little walks, the rooms are traditional style and very comfy, and even the restaurant has excellent food! We can't wait to visit again someday :)
The bed is very not clean and very bad smell i call the service room to change it many times we can’t sleep from the smells, the room is to much Ant insects when a call the the they said it’s normal after the rain is comming
The resort is old should be renew and more clean , the staff was politely but the resort was not , first and last time booking on this
Spa bath, pool access
Very dated property. Breakfast was mediocre
Thr Hotel looks great. The pool is beutiful.
Disappointing Experience – Would Not RecommendWe stayed at Khum Phaya Resort in Chiang Mai for five nights as a family group – two families, one with three children and the other with one child. Unfortunately, our experience at the resort was quite disappointing and did not meet our expectations.Rooms:The rooms were very dark and poorly maintained. They lacked a welcoming atmosphere, and the overall condition felt neglected.Service:The service was far below the standard we expected. Staff members often appeared indifferent and unwilling to assist. On several occasions, we requested towels for the room and were repeatedly questioned as to why we needed them – which was frustrating and uncomfortable. At the pool, despite the beautiful setting, the water was freezing cold. We asked for pool towels multiple times over several days, and although staff said they would bring them, none ever arrived.Dining:The dining area service was slow and lacked warmth. Staff appeared to be serving out of obligation rather than with hospitality, which impacted the overall experience.Location:The resort is in a very isolated area. In the evenings, there’s nothing to do nearby, and getting to the city or central attractions requires transportation. We would recommend staying at a hotel in a more central, lively area instead.Overall:While the resort has potential in terms of design and setting, the lack of maintenance and subpar service significantly affected our stay. Sadly, we wouldn’t recommend this hotel to other travelers.
