Close to restaurants and shops

Very small room and the air con is not cold and drips water down the wall and wet my handbag. The wash basin is soooo old and looks dirty. The shower gel smells like polluted water from the drain I dare not use !

Large comfortable room with great bed. Room was light and bright. Nice verandah overlooking lovely creek. Great coffee place in front of property. We had great food for dinner. Portion size is big. The grounds are large with organic fruit trees and fruit and vegetables and a lovely rose garden. The creek running through the property was lovely to sit by.

We had to order breakfast when we arrived and dinner before 5pm and state time we would eat. Just took a bit of time as english was limited and we only speak a little Thai. The staff were nice. Although we appreciate we didn't have to leave premises to eat.

Tippaya villa has beautiful, spacious, sustainable housing, lovely staff and an amazing garden in which you can witness a great diversity of plants, trees, herbs, butterflies,.... The staff does absolutely everything to make your stay unforgettable!

Room was spacious and feels very luxurious. Bed was very comfortable. Big balcony to chill and enjoy the view. Exclusive environment. Staff were very polite. Good experience overall.

Not a complaint but just be aware there isn't any spectacular mountain view from here. You get a garden or river view instead.

Beautiful place to stay. Our room was lovely and spacious with a really nice balcony.The grounds are really well maintained, we spent a good hour walking around taking photos and trying to figure out all the different plants and flowers that were growing around the property. There are also really sweet dogs and cats that love a cuddle - always a bonus!Staff came out at breakfast and gave us some fresh cake they had just baked - It was delicious btw!

The one downside was the evening meal. I wonder if the chef was not working that day because we ordered our meals and could literally hear the microwave ding and our food was served within 5 minutes - it was lukewarm at best and not very tasty. It was a shame because the restaurant itself looked lovely and breakfast was really good!

Superb facilities consisting of a series of independent modern bungalows all with a terrace amidst a sort of campus build up against a hill, each with a view on the greenery. Full privacy guaranteed. Quiet. Each bungalow has a modern well-equipped bathroom that is spotlessly clean. The main building has a great view over the gardens, and the sunset over the mountains. It is also where the breakfast and the dinner can be enjoyed. Dinner is a separate service, and follows a Thai menu (spicy!). Good wifi; with the views, the quiet, and the greenery making it an ideal place to write or read.

After check-in, you will need to unload and park your car down the hill, at the private car park. So it's a small climb each day. A drinks menu that includes wine would fit the food and the environment.

Everything was perfect! The room was clean, spacious and the view on the stream and mountains is amazing!! The shower was very good, you can set the temperature as you like. The bed was fantastic, best bed we had in Thailand! It is spacious and the blankets are so soft. The staff is super attentive and friendly. They took very good care of me and my wounds after I fell from the motorbike. Also the WiFi is really good!Would recommend anyone to visit Tippaya villa!!!Oh and also the food at the restaurant is really good! We had dinner here for two nights.

It was absolutely perfect! So nothing negative to say.

The bed was really comfortable, the garden around the property is beautiful, the room looks nice and was clean. The beers that were brought to the room were cold and it was nice that they provided ice cold glasses

The staff had no idea that we were coming even though we made a reservation via Booking. The shower looked really nice but was luke warm, nearly cold. There’s no option to eat outside the property so we ordered food. It was so bad that we threw everything away. The worst food we had in Thailand. The next morning we were extremely hungry but it turned out that the breakfast was just as bad. The fried egg was ice cold (clearly kept in the fridge), the tasteless bread not toasted and the coffee bad. We left it for what it was after one bite

Friendly staff. Super spacious room, clean and awesome.

Minor price disagreement due to booking done via genius rate but paid directly to the resort and the staff was confused and almost wouldn't let us get the same rate at first. It was sorted out just fine in the end.

Nice place for a stop before Chiangrai, my family in law loved it so much.
