The linen and towels, however this is an area that is contracted out by the motel.

No parking (contractors onsite). Building rennovations on unit - contractors/power tools outside. Overspilled recycling opposite unit; filled with contractor waste. Spa/TV/Kitchen dirty. Blocked kitchen sink unsolved. Rubbish in pool area etc etc etc

Extremely clean, great for families, spacious room with own private hot pool and great communal pool (even with the construction close by that the motel notified us of).

The balcony in the room was not to be used but that didn't both us for only one night.

Beds were very comfortable and the apartment was clean and well appointed. Air-con and TV were great. Plunge pool in back was fun to have. Well located within short drive to main shops/restaurants/attractions. Also had good places to eat within walking distance (Mr Yakitori - yummm!)

Area around plunge pool and the main pool were tired and definitely in need of a refresh. There was also construction at the time we were there (we were informed) which was a small nuisance. Some of the parking spaces are smaller and can't accommodate a larger car. Had to move our car to accommodate the large car our "neighbours" had.

Great place to stay when you're exploring the Rotorua area. Spacious and well-equipped apartment. Nice hot pool.

Good location clean and tidy

Not a lot of parking and apartment layout not great. High windows did not have curtains. Early morning sun woke us up

Location was easy.

We did get broken into and stuff got stolen out of the car. They had it on video and that was all. Guess we need to be more careful next time and take everything out of the car even the towels ?

There is no black out curtain to block sunlight in the morning coming from the SPA glass door.The frosted door helps but it's till quite bright at sun rise

Functional well equipped rooms. Beds were comfy. Enjoyed the in unit spa.

Car parking is tight for those with units that have a parallel park location ( both our units had this type of car park, neighbouring units had right angle parking directly at door which were more spacious). We had a rented KIA Carnival and it was too big to stay within our lines, we had to chat with neighbours to park their cars as far to the other side as possible so we could all get in & out safely. Lots of construction currently too which impacted general ambience.

Rooms were much more outdated than the pictures; smelly hotel; bathroom old and not very clean.

Overall, it was a good architectural design for a family of four… With teenage sons up in the loft and parents downstairs. Having your own private soaking tub was nice as well as having a mini kitchen was enjoyable, especially for eating a late night pizza and eat together. The shower was super hot and the water pressure was excellent. There was an outdoor pool, which we did not try, but it was warm and inviting!

We wish there had been a screen on the front sliding glass door so that we could leave it open for more air circulation.

Big hot pool was amazing, parking in front of the room, convenient and location great.

Room wasn’t clean enough. Also we got notification that we shouldn’t cook food with stinky smell in the room, but we just did a regular breakfast - no curries, or something smelly like that. It’s strange to make full size kitchen in the same space as bedroom and then ask guest not to cook at all.

There were 2 beds; one on the ground floor and one upstairs. We slept downstairs and used upstairs for our luggage/storage as the only closet was upstairs.

The hotel complex is under construction. The pool didn't look very good. The hot tub in the little courtyard at the back of our suite didn't look clean. The kitchen was ok but minimally supplied.It was located on the edge of town. A bit further out than we thought.

Nice big house with plenty of room and facilities.

Our private spa might have been clean but didn't look clean. Maybe he was just a bit old but I didn't want to try it because of the look of it.

Didn’t sleep 6 people as advertised kids 9YO feet were hanging over couch beds and rock hard. Shower upstairs was impossible to get into unless you were extremely skinny. Downstairs bathroom great. Sky TV wouldn’t work. No one at reception to help.

A beautiful spacious apartment with a nice private outdoor spa. It also has a lovely little kitchenette. Convenient parking just outside the entrance door.

The living room downstairs had a queen size bed instead of a pull out couch.

Hot spa was bit too hot

High standard main room with the benefit of an extra bed on the mezzanine if you want a bit of peace and quiet - though it is not a separate room and noise does travel up.

Did not like the look of the pool. Also if you get more than one family its rather busy, but it seemed popular. The hot tub bath seems rather out of place next to the bed!

Very spacious, great accommodation for the family. The spa was absolutely amazing. It really made our booking extra special to be able to relax. Very clean. The staff were absolutely amazing and kind.

The tidyness and plunge pool in the family rooms .the beds were comfy love the pool too and that they have netflix also most sky channels.

The people next door were loud ,had music on and kept laughing (intoxicated) untill 3am also the wifi was a little slow but have to exspect that when everyone using it at once.
