Nothing much to see/do nearby(the church next door looks stunning though). Food options around hotel are limited. These are minor issues considering all the positives I find in this hotel. Great if you want to stay away from the chaotic/noisy city centre

Your in the heart of a traditional Vietnamese neighbourhood. Close to restaurants, grocery stores, pharmacy, bakery, beauty and 30 minutes to the heart of downtown.

The hotel terrace is beautiful and offers nice views.•The neighborhood is quiet and peaceful, providing a calm environment.•Location is okay for exploring the city during the day.

The rooms were old, not properly cleaned, and had noticeable mold and unpleasant smells.•There were no proper loungers or covers on the terrace. Towels requested were handed over with indifference.•The staff were rude and unhelpful, especially upon late-night arrival, making it very difficult to find food or settle in on the first night.•There are no restaurants nearby, which was inconvenient for us.•Overall, the facilities and service did not match the pictures or description.

The staff really make this hotel special. From the front desk to the young women making breakfast to the cleaning staff,: Friendly, professional, HELPFUL, and CHEERFUL. Simply the best !!

All the staff were so caring, friendly and professional. Each morning there was a new selection of breakfast options.(chef made a delicious omelete too)I broke my reading glasses and one of the girls from reception was kind enough to repair them.Thanks to all

The room is clean! And the staff also very friendly and nice to the guest. The room also very clean and plus you get a free breakfast!

The cons for me was the location are not at the center of Saigon so its kinda hard to walk short around when want to buy the grovery stuff or to chills at the cafe.

Decent room to sleep in.

Location is not the best. Safe box wasn't working and when talked to reception, no one came to fix it. Many lights in the room weren't working. Breakfast was decent but can be better. Not many options. I think one can stay in a better hotel for the same value of money. I wouldn't rare it as a 4 star hotel

Different set of food everyday. Thou the refill is very slow or no refill at all if you eat at 8am onwards.The staff specially Ms Florence is amazing. Very helpful, responsive and cheerful.The refrigerator in our room 73 is not working and should be replaced by the hotel. Everyday room-cleaning and changing of towels.It is our second time staying in this hotel.

Room requires repainting. You can actually see the shoe stains in the walls. Faster refill of breakfast so the staff should be attentive.

A charming and quiet hotel with helpful staff, especially Ivy who spoke excellent English and gave us advice on where to go and how to get there. She also managed to find a taxi to get our daughter to the airport on Reunification Day when we couldn’t find one anywhere!

The hotel is a couple of kilometres from the centre and so there are not many attractions or good restaurants nearby.

Olde worlde charm. Breakfast good catering to different cultures but not extensive selection as only a small hotel. Good value. We had 1 night stay before leaving Vietnam next day.

Everything was very good

Hotel was in a busy area but the room was very quiet. The A/C worked good, the bed was comfortable, and nice to have kettle and microwave in the room and breakfast provided by Evy. Ivy and Florence were very helpful and friendly and helped provide information about the area.

The hotel and the room look nice. It's clean and spacious. The breakfast is nice with lots of choices.

The hotel's location is a bit far from the center, so not everything is easily accessible on foot.One evening there was no hot water when showering, and when we mentioned it to the reception staff, they said they couldn't do anything about it because they have solar panels that heat the water.

Everything about this hotel was great. It was super clean and the breakfast was good. It is a small boutique hotel so it feels very much like home. We were so pleased with the staff, location and experience that we extended for an additional night.

The hotel was a perfect place to return after the hustle and bustle of Saigon. It is located in a quiet location, and the rooms are lovely. The breakfast was excellent. The staff were always helpful and friendly. Thanks to Florence and Lily.

It was not really in walking distance to anything, but with Grab we travelled around the city quickly and easily - which made it easy to get to and from the hotel.

Lovely staff and the room was so nice. Bed was comfortable. Breakfast was okay but since it’s a boutique hotel it was just right for the size of the hotel. Quiet area.

A bit out of the way of things and not many western or foreigner friendly restaurants nearby. We did find two though.

The room was very spacious and clean. Shower had plenty of hot water. Breakfast was fantastic with many options: rice, noodles, tea, coffee, fruit, yogurt, bread, omelets, boiled eggs, cheese, meat, dumplings. There were also books featuring antique photos of the city which were nice to browse while you ate. The location is a bit far from district 1, but this makes for a very quiet stay.

Wifi was slow.The front desk was often unattended and difficult to contact. When we asked for restaurant recommendations we were simply told "food around here is not good" which was an odd and unhelpful response.

The location is a bit far from the city centre, photos of the nice church could make you think that it is somewhere in a beautiful place, but it is the only nice building aroundRooms are still fine for the price, but it needs some cosmetic renovation
