Pros +
- Lovely setting .nice bar /restaurant. Good facilities. Clean and tidy . Old English charm with a modern touch felt fresh not stuffy. Quiet but busy
- Facilities and location spectacular
- Beautiful setting next to Rutland Water. Comfortable, cosy room has all that you need for an overnight stay. Good size swimming pool, which was not too busy. Good sauna and steam room. Dinner and breakfast in Blossoms restaurant was excellent.
Cons -
- Weather :)
- Lack of clear direction to hotel bedroom. Very complicated and map utterly unclear
- The bathroom facility only allowed one hot shower before the water went cold for a second person. This may have been a one-off fault, but we were not happy. On ringing reception, my husband was given a key for the adjacent room to use the shower; lucky that it was not too busy and that they could offer this.

Very good variety at breakfast. Nice fruit, pastries and cereals.Nice location and range of facilities available.
Not enough height in shower for a tall person.Bathroom door handle temperamental.Breakfast: eggs overcooked, hash brown salty
Excellent roon with balcony and view
No lift which was difficult with limited mobility. Restaurant bookings odd. Choice of food poor and not well cooked. Ran out of cups at breakfast so had paper cups? Checking in and checking out took ages - only one person doing it
Friendly staff , lovely room
Breakfast was cold and no hot plates . Evening was nice but waitress pestered us a bit by asking too many time if everything was ok , overkill
The hotel and accommodation is located within a 70 acre estate over looking Rutland Water. Despite the size, the rooms, buildings and grounds are well maintained, stylishly decorated and clean, there are great facilities, gym, pool, spa, lovely walks etc, the restaurant provides good food.
The bedrooms are some distance from restaurant and facilities and there are steep climbs up steps and walkways to get to there and to the other facilities, this can be challenging for those who are less able, thankfully a “buggy” can be booked to ferry you from room to the facilities at the higher locations on the estate.
Food was superb - breakfast and dinner. The latter was really special. Thank you
N/A - the weather wasn’t great but the hotel can’t control this and we made the most of it!
Beautiful location
Lockers at the spa didn’t work.Price of the restaurant in the evening.
Lovely views over Rutland water, room was nice.
Staff weren’t very friendly. Some Restaurant staff borderline rude.
Location is excellent, peaceful, tranquil and relaxing. Fantastic room
Only one thing. The lift was out of order. Luckily we are able to carry a suitcase.
The location was amazing, we were upgraded to Lake view room which was spectacular at sunset
The lights in bedroom! Quite low. The ones beside bed were not isolated so if I turned my light off on one side the other side where my husband slept went off to! They had small individual spotlights for reading but at my age they were sufficient! Also the rooms are disconnected from spa and restaurant so when visiting you are at peril if elements
Great location, sunning view.
They were doing maintenance on the pool, which made it a noisy location and not at all relaxing. It rained and as the door was not sealed we had a constant drip which drove me mad.
The hotel is located in a stunning location near the lake. My room was comfortable and it had all the amenities.
For a four star hotel I was expecting more. The facilities like the restaurant and the gym, they open at 7.30am which for me was too late as I had to consider one hour of drive to reach my place of work (yes, because the location of the hotel is quite remote, you need a car to reach it). So although breakfast and gym were included, I could not use it. Also, in my room's bathroom, I had a very noisy fan which looked kind of old, again not what I was expecting from this type of hotel.
The location and the room was clean, staff were friendly and the restaurant food is amazing
Had trouble with hot water so had to move rooms but still had trouble with hot water
Beautiful location.
Lack of parking despite the hotel feeling quiet. Not many staff on in the restaurant in the evening.
Beautiful location, delicious food, extremely friendly and helpful staff. We had a problemWith electricity in our room. This was immediately resolved in that we were upgraded to a delightful room with a beautiful view of Rutland Water.
We couldn‘t have asked for better service or brtter location.
The hotel is the perfect place to relax, go for wonderful walks around Rutland water, and a great meeting place for us as a family. The food was exceptionally good and the staff were all very attentive and friendly.
Staff really friendly, lovely spa area and gym,
The hall way in to our room the oakham had a awful smell.
Good location Room well decorated Grounds well maintained
Car park along way from roomSold as country house hotel but a rather institutional offerLighting in junior suite was poorNot really a spa - there’s a swimming pool Food very average Bar area not pleasant Understaffed so slow serviceStaff all Indian with limited understanding of English hotelsEntrance to hotel was littered with puddles
