    Cons -

    • Very disappointed to discover on arrival no hot food available. Having visited previously as part of a group of friends to celebrate a special birthday and always had a lovely evening meal in hotelAnd a few drinks in bar. We had also enjoyed a lovely choice of cooked breakfast in the morning. The continental breakfast provided was very poor. Pastries did not appear fresh there was not a great selection of anything else. Also we had to clear a table to enable us to sit together . During our evening there we saw no one in the bar, and it didn’t have the vibe it previously had . Staff were friendly’
    • Room was cold but did have an additional heater we could plug in if required. Booked then received an email saying that they would no longer be doing hot food so no cooked breakfast in the morning which was included. But kept the price the same. Also, I know this isn't the hotels fault but the church chiming every hour so my husband didn't sleep. We left at 7am to go home.

Nice old building, big bedroom, lovely grounds

Missing cooked breakfast and evening meal.

Staff were pleasant and attentive, the room fitted my needs for a 6 night stay

The room was extremely warm with no way to switch off the radiator. Therefore, not much sleep (the church bells chiming every 15 minutes, 24 hours a day didn't help)Double bed was actually 2 singles pushed together, so it wasn't very comfortable. The major issue was that I was advised only when I was checking in that the hotel was no longer serving any food...owners decided that food service wasn't financially viable. Therefore, only a continental breakfast was served with no lunch or dinner options. Had I known this before, I would have most likely cancelled my booking

    No good

Whistling windowsLeaking radiator, no heating in the bathroom, solid bed, dogs barking next door for hours, after booking got an email sent a couple of days before the email says restaurant was shut and no hot food for breakfast

    5MccrossanPosted on: 2-12-2026

    Friendly well appointed staff

Smell of dampness in first room (given room change) creaky bed in second room, the noise of wind through window and regular climbing of clock from church, all contributed to a poor night's sleep.

    7DavidPosted on: 2-9-2026

Good location. Old fashioned hotel. Warm room and comfortable bed.

The coffee for breakfast was disappointing. We have since learnt that the hotel has stopped doing cooked breakfasts so we won’t be returning.

Location was good, staff very friendly and accommodating

Hotel in need of an upgrade, rooms were basic not overly clean

Rosslea hall was a fantastic overnight trip. The staff are second to none! And were so helpful and friendly

My only honest dislike if I can call it that, was the breakfast is continental only! Which was reflected in the price. However I overheard that they might not be doing hot food of any kind! Which would be a terrible shame, because people won't want to travel the two and a half miles into the centre of town for a meal and possibly drinks then have to walk back to the hotel at night! It just doesn't seem feasible! And I believe people would just stay at a hotel in the centre of town and save the bother. So we really hope that will be reconsidered if that is the plan! That is my only negative of a wonderful stay at rosslea hall.

Nice big comfortable bad and excellent staff

Stayed on the second floor room 17 where in the corridor there must have been a leak with wallpaper that had peeled off?No radiator heating as I believe there was an issue with the boiler. Electric radiator in the room which was just about efficient.Disappointed not to have the option of a cooked breakfast as that was one of the reasons I booked?

Food and breakfast was only outshone by the amazing staff. Beautiful view from the window, lovely building and gorgeous location. I can not compliment the staff enough. Dedicated, friendly, professional and caring.Made our Hogmanay an excellent one.

Heating issues, although staff did their best to remedie situation. Some of the decoration and woodwork needed tlc in the room especially the bathroom

The reception guy was very welcoming and prompt in getting us checked in.

No cooked breakfast available and hotel looking very tired with water leaks in ceiling and flaking paint

Nice location and staff very friendly

    There was no cooked breakfast.

    8JonathanPosted on: 1-29-2026

Lovely location, upgrade to Seaview was pleasant

Food choices, bar/restaurant menu wasn't up to much. Ordered crispy chicken and chips, turned up looking like a Chicken nugget happy meal in a block of melted cheese.

A very nice breakfast. All the staff were pleasant and helpful and the location is excellent. Being pet friendly is a bonus, it is a dog-friendly hotel, though my pup is not always an hotel-friendly dog...

    10JaninePosted on: 1-27-2026

Staff very friendly and helpful. Evening meal was delicious.

Didn’t like the fat that we found out they will no longer be serving food which is a great shame as the food was lovely and when you stay at a hotel you want to be able to have an evening meal especially after a long drive.

Great location for meeting our daughter who is at the Naval Base. Lovely views. Unfortunatly the heating was not working and most of the lighting in our room was also out of order! The man on reception tried his upmost for us and got us an illumitated mirror and also a mobile radiator. The majority of the staff were were very pleasant. The breakfast was very good.

More attention to the maintenance of the building is needed. This coulld be an exceptional hotel with a little bit of TLC

    8KeithPosted on: 1-25-2026

Friendly, helpful staff. Fab location, smart public rooms. Excellent food.

Bedroom & ensuite could do with a refurb

    6DavidPosted on: 1-24-2026

    The staff and location.

The decision to move away from a Scottish cooked breakfast and only offer a continental breakfast left me feeling quite underwhelmed with the breakfast offer. Staying away at a location in such an idyllic location a cooked breakfast should be offered. Instead a continental breakfast but not really: no cold meat selection or eggs. Really disappointing.
