Pros +
- Comfy bed and breakfast included - a warm welcome
- Location was excellent, really close to the high st and music venue. Breakfast was decent. Bed was comfortable
- The breakfast was reasonable but not exceptional. The location is good.
Cons -
- Room was in need of a refurb. The cold tap didn't work. Squeaky floorboards and the breakfast room looking shabby. Could do with better TV with apps/more options
- There was one bath towel, one bottle of water, one biscuit and one plastic glass in a room for two. The decor was tired and the on-suite needed attention. There was no bar available.

Location, parking and cleanliness
Breakfast and what’s available in the hotel
Our room was large and comfortable Very warm The bathroom light was annoying having to be turned on from outside of the bathroom itself which caused disruption to my partner Generally a lovely old world style of hotel with a friendly reception from the moment we arrived

Staff were great
Rooms very basic and cold
Staff exceptional, food good standard. Bed very comfortable. Had a wonderful mini break with our friends.
Like most reviews , it's looking neglected decor wise.
Just the staff, cold water off in room intermittently for 3 days, to include unable to flush WC and of course teeth Brushing etc.
Accepted variation of Breakfast times over the festive time, but was unaware there was no evening meal Xmas day and Boxing day and on Xmas day found a shop open to get my Xmas dinner a cheese and onion Sandwich,Wow!! I am chilled but this is my 2nd Visit , With lovely hosts but totally unable to control or afford or understand the needs of paying guests.I for 3 days Topped a vessel with water from the ground floor toilet to fill my room cistern to flush .Sorry to report this Dave and staff no meals other than breakfast no information to guests £448.00 for a tiny room, sorry Booking .com I am requesting some agreeable compensation. Deploying and having insurance would have resolved the problem very Quickly.Gordon Angus Martin.
Bed sheets and towels were clean. Bed was comfortable.
The bath sealant and grouting had a lot of black mould. The actual bath had not been cleaned. There was ingrained dirt on the side wall of the bath that would not come off. There was dark coloured dirt on the base of the bath which washed away with soap and water. I used the shower in the bath but my wife refused to use it and had to have a shower at the people we were visiting on Christmas day. We arrived late on Christmas eve and were leaving early in the morning and so there was no point in complaining. The breakfast was very basic and of below average quality. Photo of burnt toast.
Nice staffBeautiful place
Room was small
Convenient en route to Edinburgh
Room was tiny and walls were wafer thin. Could hear grunts, moans, coughs, splutters and all sort of various audio delights from other guests!
Lovely hotel within walking distance of the town centre. Staff were very friendly and happy to help. Comfortable bed and nice sized room.
The staff were excellent and food was great.
The facilities needed an upgrade and the building looks tired.
The staff were brilliant and food was good
My single room was basic and geared for a male person.
Quiet location near to town centre. Food was excellent. Best chips ever!
Nothing really
Staff were exceptionally friendly and helpful.Breakfast was simple yet pleasant Scottish style. Our twin room was very clean, cosy and comfortable.
We felt that some small areas of decor around the building required attention.
I had a great stay, I had a walk into town and a drink in a local pub. The locals were very friendly.
The decoration is tired, but the room was clean and fine. The chap that met us at the check-in desk was simply fabulous.... so welcoming and chatty. He arranged a packed snack because we were leaving to early for breakfast. He needs a raise.
My room was clean and quite large for a single room. My colleagues single room was poor in size by comparison.
Breakfast was okay however the evening meal choice and presentation were poor. The opening approach could be improved when turning into the property.I understand that the property is under refurbishment but the cleaning of the conservatory and clearing of dead plants would be of benefit for first impressions. No bar facilities.
