Pros +
- Lovely small hotel, right in the centre of the town. Great staff, very helpful. We ate in the restaurant on our second night and the food was good. Our room was clean and the bathroom spotless. The breakfast was great and fantastic to see a really robust veggie cooked option!
- Everything
- Excellent food. Friendly efficient service. Shower was fantastic.Great location
Cons -
- A couple of minor moans - the noise from the street outside (cars/lorries trundling over the cobbles) was quite loud, so we were disturbed very early both mornings. Double glazing might help. And the beds could do with updating - they were really creaky and noisy. If we stayed again I would definitely request a room at the rear of the hotel.
- Road noise in bedrooms spoilt the stay woken at 6 am
- Restaurant was busy

Lovely rooms with large comfy bed. Great bar and great atmosphere.
Nothing, it was all perfect.
Location and breakfast were superb. The breakfast staff was very friendly and the food selection exeeded our expectations.
Our room was located directly above the pub, and the loud music made it extremely difficult to relax and sleep. On Saturday night in particular, the noise was overwhelming — we couldn't sleep at all. We had come to Kelso hoping for a peaceful getaway, so this was very disappointing. Although the pub closed just before 1am, by then we were already exhausted from trying to wait out the noise. It would have been helpful if the staff had informed us in advance that our room was situated above a busy, noisy venue. Unfortunately, we did not get a restful night’s sleep.
Very convenient location in the town. Welcoming and friendly. Our room was immaculate and very comfortable. Breakfast was amazing. Everything there you could want. Hot option was fantastic, piping hot and tasty. The lady in the dining room was just wonerful. Lovely smiling and very helful. So nice to be greeted by her in a morning.
Our view was completely limited
Nice cooked breakfast.Big clean comfortable Bed and rooms.Haddock burger was nice.
A little noisy from street as my room was on the busy street. But didn't affect sleep
Room was not up to standard carpet was ruffled wall were the same bleach marks on chair not with £95 per night didn’t even get room done on the Saturday had to go ask for tea coffee milk etc
For me as a pensioner found being on the top floor (40 steps) was too much, would have helped if knew this on booking.
