    Pros +

    • Reasonably priced. Caring, friendly and helpful staff. Ideally placed for visiting the Devon and Dorset coast
    • Location was a 30 min walk from the Axminster train station so convenient for us. No regular bus running so we walked which we didn't mind as we like a walk.
    • Comfy bed, friendly staff and I befriended 2 cats

    Cons -

    • Room and facilities were a bit basic but we knew that at that price it was going to be like that. Typical motel type accomodation
    • No signage to direct us into the Greggs /Subway to collect our key, room was cold all night, no control for heating on a February winter night, light quilt and no extra blanket! Room smelled, soft mattress & soiled stained carpet, not happy.
    • There was no reception and if I needed help I had to go into Gregg's and ask the staff there, but they was extremely helpful and very kind ? shower just treacle and temperature was bad so had to sink wash in the end

Chalet style rooms with large bathrooms fresh bedding ,towels toiletries and well stocked tea and coffee tray provided. Rooms are accessed by a front door onto the car park which made unloading really easy. Rooms are well decorated clean and a good size. We spent the evening after check in in Lyme Regis for fish n chips on the cob. And the next day in Sidmouth before moving onto Weymouth bay haven. The accommodation at a35 pit stop was a better standard than our Bronze static caravan there. A35 pit stop rooms are positioned behind the subway and Greggs restaurant. You get to it on the right hand side of the building via a single track road.

A small fridge would have been a bonus.

Someone parked a van in front of the apartment

This was a handy location for getting to Seaton early in the morning which was the prime reason for choosing this room. There are services nearby and fast food outlets. It’s only a mile walk from train station and there is a bus stop outside if you aren’t driving. If you just need a place to lay your head for one night and aren’t worried about aesthetics then this is great. It does also have parking bays right by the room. The room is well equipped with the basics and the beds were comfortable.

The room was clean enough - but if you are super hygiene aware this won’t be for you. Whoever had used the kettle in the room before us had put coffee inside it- I didn’t realize this and just put it on to boil and it boiled over and spewed dirty coffee water everywhere stinking the place out. The shower went from freezing to hot to freezing for the duration - not a fun washing experience. There are no staff working there overnight so if anything goes wrong (like wanting a new kettle) you are on your own.

Location was near to our sons house

The room has deteriated since we first started staying here 3 years ago especially the bathroom. Since Greggs and Subway took over , not sure who runs complex.Staff had parked their cars outside the rooms and alarms went off at 04.15 in the morning so had to muster outside.Turned out it was a fault in room 5.There was no contact details for this situation. So sad standards have dropped

The guy in Gregg's who gave us the key was very helpful and although not a palace, the room and facilities were okay for the price. As others have said it was surprisingly quiet considering its roadside position.Beds were comfy too.

My only grouse was that the tv remote control didn't work (probably batteries) but the buttons on top were fine.

Spacious room, modern decoration. Friendly receptionist. Bed was comfortable.

There was black mould growth on the ceiling (a patch of approx 1.5m long x 0.8m wide), on corner between 2 windows. Room smelt of mould and was stuffy. One window (side opening casement type) was openable but having a window open (for ventilation) compromised security (window didn't have opening restrictor to prevent intruders. Room had no other means of passive ventilation. Wife decided to sleep in the car to avoid breathing in mould spores overnight. Receptionist was friendly and polite but unable to offer alternative room. Due to this matter I would give a general score of 3 out of 10 (not the higher score suggested by electronic system).

    Really poor standard of accommodation

It was dirty smelly room even with window open.mould in bathroom on ceiling in room stains on bed cover . Ended up buying own bed linen to use if I could have found somewhere else I wouldn’t have stayed .I have photos to prove it Cobwebs on ceiling. The unpleasant smell in the room every time I returned was horrible

Clean comfortable plenty of tea, coffee and milk. Quiet location despite busy road. Café next door for breakfast. Bargain price.

Electric shower either didn't work or took a long time to heat. Please repair/replace or give written instructions on how to best use it.

The layout of the property was awesome it reminded me of a American motel but with amazing facilities. Location is great and easy to get to with a car or 30 mins walk from the train station. There is also a Greggs and a subway on the side of the property and a forecourt garage across the carpark.Price was incredible ? ? ? ? Will be coming back again and thank you.

Main road is hard to cross on foot but it is durable.

Great location for us for visiting family in Axminster. Basic Motel style fine for us, obs near A35 but 'round the back' and also, walls were solid so noise limited. Clean bathroom and towels plus free wifi. The bed was much comfier than it looks and bedding super; 2 great nights' sleep. With a Greggs, a Subway and Londis fine for snacks. Kilmington lovely village and pleasant walk to New Inn for bar snacks. Bright lights(!) of Axminster 5 min drive.Great price with booking.com

Struggled with shower and perhaps needed a touch of Dettol green bottle mould killer on sealant!Nothing else but we're not of the 'I'm horrified I found a spider's web' mob (not that I did come across one actually)

Food typical Greggs but okLocation good easy to find

Appears as Greggs from the road. The title Pit Stop would also be helpful.

Upon arrival, I was told that the property could not take bookings that evening, despite my confirmation emails. The owner did apologise, but offered no help. I ended up having to book another expensive hotel last minute.

    3GianPosted on: 6-7-2024

    Disappointed

The location, no clear instructions for WI-FI only what previous guests had left. No hot water

    1SiobhanPosted on: 5-29-2024

    Good location

The room stank of damp and mould, it was horrible, the minute you open the door to the room the smell hit you! It was late and I had no other option to stay but you shouldn’t be allowed to charge to stay in such a horrific room.

    8JillPosted on: 5-26-2024

Handy, inexpensive, accessible. Had everything I needed

Pillows were uncomfy, lighting in the bedroom could have been brighter. Place is looking a little tired nowadays

    6DanielPosted on: 5-20-2024

    Value for money

A strange smell, things smelled damp. The information from booking.com was confusing on where to collect the key or drop it off. It just says “the restaurant”. There isn’t one. There is a Greggs/Subway

    4PeterPosted on: 5-12-2024

    Safe parking.The bathroom worked.

The name A 35 Pit Stop does not exist anymore; just a B&B sign behind a Greggs shop. There is no reception or anyone on hand to give the keys etc or to pay the bill !!.The matress was very uncomfortable.Only one chair for two people?
