Pros +
- The car park had EV charges.
- the location was excellent and lady on reception very helpful. we were travelling with my toddler and they happily provided warm milk for his bedtime. Also a fabulous country pub next door and beautiful fields opposite.
- Great hotel, feeling at home, thanks to the great staff. Peaceful place, close to the Forest. Good breakfast
Cons -
- Deeply disappointing from the moment we arrived. The experience went downhill as soon as we stepped onto the premises. The windows were filthy, and it only got worse from there. The main mattress was stained, and the bunk beds were completely unsuitable for children — clearly damaged, infant-sized, and looked like something handmade in the 1970s, then repaired and varnished repeatedly over the last 50 years. It was honestly shocking. The walls, ceiling, and furniture were filthy, old, and worn, looking like they belonged in a skip. The bathroom was disgusting, with stains on the tiles and grout covered in mould. The corridors were narrow and damaged, with scuffed walls and a generally neglected feel. The photos online — especially of the pool — were completely misleading. In reality, the property was rundown and uncared for. We were so appalled that we decided to leave in the middle of the night. This night cost us £220, but the biggest cost was to our family holiday — we returned home exhausted, disappointed, and with our plans completely disrupted. It was a miserable experience from start to finish.
- the property is very dated and could do with a refresh. We paid £250 for 1 nights stay and so were expecting something a lot nicer. ‘breakfast included’ is also misleading, as this is only a continental breakfast and you have to pay more for a cooked breakfast, which left something to be desired.
- Air conditioning will definitely help to cope with the heat waves

Great location. Friendly reception
Shabby decor. Room wasn’t cleaned during stay.
Staff were extremely friendly and helpful and nothing was too much trouble for them; Breakfast included a very good choice of cereals, cooked, fruit and pastries; pool on site but we forgot to pack our costumes! As there are no longer restaurant options for the evening meal, the staff recommended a great option a couple of minutes' walk away. Excellent location and only a short walk away from Lyndhurst centre.
Our room was spacious and comfortable, but the furniture could do with an upgrade - although there was lots of storage space! Not much to dislike about this hotel.
What an excellent place to stay, the staff were very helpful and polite, the pool was a great place to relax and have a quiet swim, the breakfast was excellent along with ample choice of fruits and cereals.
A very well presented and great staff. With a few pubs and the town a few minutes away easy to understand why there’s not a restaurant in the evenings
Staff very friendly electric charge point
WiFi was weak, shower temperamental bed noisy but it was comfy
Deborah on the front desk was wonderful, very helpful and courteous. Great location with a lovely pub around the corner and lots of shops and restaurants down the road.
The pool is great, the breakfasts very good, the atmosphere was very welcoming, the staff were very helpful and friendly. Very dog friendly, even with 2 large dogs.
Great location, nice hotel, swimming pool & changing rooms need a freshen up.
Did not receive breakfast as order lost. When discovered, timescales prevented waiting further.
Service at breakfast. restaurant not open in the evenings. Only Pizzas served in the bar instead.
Generous cooked breakfast with quality ingredients. The family room with bunk beds was spacious, and the swimming pool was greatly enjoyed by 4 and 6 year old grandchildren.
Limited food offer in restaurant, but pubs were recommended to us where the food ordered for dinner was acceptable
The rooms were great, lovely and clean. The staff were very friendly. The only negative was there was not enough towels by the pool, so we had to run up to our room in wet costumes but that was more down to a large family coming in whilst we was in there and they took all the towels.
The staff are fantastic, they can’t do enough for you.The communal areas are well decorated and very nice.Breakfast was really nice, couldn’t fault if.It’s just the rooms are tired and especially the bathrooms, they need to be decorated and the tiled re-grouted. Sadly this lets the hotel down.
Liked the friendly staff. Short walk to the town. Lovely breakfast.
Staff were very friendly and helpful. Pool was lovely. Great location.
The fact we were not informed there was no restaurant for an evening meal. The shower in the bath wasn't great.
Staff were great. Quality of food at breakfast was excellent, although a little more choice at the cold table would have been appreciated. Room and bed were both good without being exceptional. The guest reading room was comfortable but as usual not very well used. We didn't use the bar but it looked OK.
Other than the comment above about the breakfast, you had to ask for room service which I don't expect in a four star hotel. Most importantly for us, there was no dinner available other than pizza and suchlike.
Heated pool was great for the kids Staff were very polite and helpful
Food options for dinner weren't great, Better off walking to local hight street for food
The breakfast the hotel so lovely the reception Staff when we got there Thursday just amazing the lady even took our suitcase and took it up the stairs to our room. i have been many hotels but the reception staff plus a lady manager in the kitchen amazing 10 out 10
Pool was lovely so warm only thing needs the pool needs to be decorated other than that lovely stay
