    Pros +

    • Lots of cobwebs everywhere and no hot breakfast or Continental breakfast
    • Location, staff.Good price & i do like this hotel.
    • Staff are really lovely, a highlight of the stay. You get a little breakfast of sort which is nice.Great location and comfy beds. The night shift staff was quick to pick up and respond when I needed her.

    Cons -

    • Was not very clean the room bed and shower were really clean and good but a musty smell and cobwebs on ceilings
    • Was in room 12 until heating packed up, Kelly was very good moved me straight away in to room 3, noisy with outer door being banged with people going through it, was a warm room but no heating in the bathroom, bitterly cold, middle of winter, no one to come & fix towel radiator so was freezing cold shower, damp towels which didn't help my pleurisy. Both rooms would benefit from having hand rails fitted in the showers as getting in & out was dangerous.
    • Could have been a but cleaner if I’m being picky. The shower door was broken but still usable.

Hotel was ok, location was excellent & we loved Leamington Spa

Very, very loud music playing until late at night, from the Pub below. The floor in the bathroom was shaking.

Simple check in and fairly cheap. Bed comfortable, room a fair size

The first floor front room gets a lot of street noise from very early. Unluckily both my stays, I got that room ! There was meant to be breakfast but it wasn't available that morning until too late for me (you have to move your car by 8am if you park on the nearest streets), I think it was going to be from 8:30am or 9am, and instead of cooked breakfast (as advertised and usual) it was only going to be croissants anyway, so I didn't mind missing it. There was no discount for this change from the usual cooked breakfast and no advance notice of this change, until I arrived

friendliness of staff ease of booking in although facilities were basic what was available was excellent

noise from street and bar were more than I expected

    3IvettPosted on: 2-15-2026

The room is extremely small, extremely dirty, wallpaper ripped off the wall, smelly :( staff lady was very friendly! Great location and very cheap! There was no chef so basically breakfast was included but we weren’t able to get any cooked food so had to go somewhere else and pay for breakfast when it was meant to be included. No diary milk alternative so couldn’t even get a coffee.

    Good location

Staff friendly. Reasonable breakfast. Clean linen and towels.

Uncomfortable beds. Heavily stained carpet. No teaspoon or tv remote. Shower broken, shower door unsafe. Noisy - from being on main road and dividing door not soundproof so every sound made by neighbour was heard. Loose toilet seat and sink mixer tap.

    One of our worst stays...

The unexpected Karaoke until midnight ... we were in room 11, which appears to be right above the Karaoke space. We think they should check the noise level in this room when they have Karaoke on as the noise was ridiculously high and this was followed by people coming in very late and making even more noise. Also, we were advised only on check in that the 'included' full English breakfast had changed to continental as they had no chef, so we didn't bother and decided to leave early. When we booked, there was no mention that there was Karaoke on. If this had been stated, we would not have booked.

Exactly as it says. Clean room, en suite, nice towels, toiletries, iron, hairdryer and tea/coffee making facilities.Breakfast was great

    The mattress was really uncomfortable

    6JhonPosted on: 2-5-2026

Liked the food on the first days, then it was repetitive. I wanted a cooked breakfast

I think the beds can be better

The hotel is in a convenient location for shops. There are plenty of eating out places to choose from.

The hotel is right outside a busy traffic area. There's ɓ lot of noise coming from the downstairs bar, which stays open until the early hours.

    1SarahPosted on: 1-29-2026

    Bad

This is advertised as coming with a cooked breakfast, there are posters around the hotel saying this too see my attached photo, but then there is one small poster on the back of the bar door to say the kitchen is closed so continental only... This doesn't help you when you have already arrived / checked in. Breakfast was tea / coffees / juice with bread, bananas, satsumas, yogurts and some cheese that had been left out of the fridge so it was warm. When I asked why we weren't notified about the change in breakfast a lady rudely just kept replying saying "kitchen closed, see poster"The beds were comfortable but the rooms were not clean. The bathroom was so small it was a struggle to dry or change in there. As a family of 4 with only twin rooms available we booked 2 x twins to find that they were 2 floors away with very steep stairs.Loud music from the bar below until 1am, anyone from the bar could walk into the hotel area. Then after 1am the street was really noisy, so we didn't get much sleep. I'd much rather stay at the Travelodge next time.

The decor may be tired, but for me 5 stars is appropriate. For less than £40, I got bed, toilet, wash basin, shower and TV plus a nice continental breakfast. Plus it's 3 minutes walk from the railway station.

Good location Very good value for money

Springs in bed very uncomfortable Bed overall not great

    1JerryPosted on: 1-19-2026

Location was loud but expected, close to town.

Carpets are stained, water leak marks on the ceilings, bed is overdue and should be replaced. Overall it’s very dirty.

Exceptionally good value for the location. Decent breakfast and welcoming staff.

Cental heating radiator wasn't working, but electric radiator supplied, so wasn't really a problem.

Friendly and helpful staff, good location, good value for money

    7AlexPosted on: 12-28-2025

Room was exceptionally clean, sheets were nice, staff friendly, central location and very quiet (contrary to other reviews). Overall, good value for the money paid.

Room smelt of stale smoke, no cooked breakfast due to lack of staff, bed had seen better days (springs knackered), no central heating but provided a plug in radiator.

    7RichardPosted on: 12-22-2025

The price is good, the room was clean, the shower was hot and powerful. It's the second time we stayed here.

Not a dislike, but the price is the price for a reason. I thought it was a good price for what we got. If you're staying here expecting the Hilton then re-evaluate your expectations.
