Beautiful!!!! This property exceeded my expectations you just have to be there. Mohammed, Charles were exceptional butlers and the Ladies Grace and Medina were so sweet and kind! There serve from their spirit with love.

Stunning apartment, well appointed, comfortable and stylish. Pools for different times of the day and looked after so well. Staff were friendly, helpful, and super professional.

Perfectly located villa, right at the beach. Views from the penthouse apartment are spectacular. Direct beach location means plenty of strong wind, but it adds to the overall experience. Apartment itself well-equipped, everything you need available in the kitchen. There is no need to cook, though, because breakfast and à la carte food is very good. Beds very comfortable. AC in the bedrooms works well and quietly. Communication very swift and helpful before and during the stay. What makes everything extra special are the wonderful people working there. Cleaning and butler service are amazing. A very big thank you to Mohamed, who made our stay so wonderful.

This location is fantastic. The pool was wonderful, and the cabana area was lovely. Breakfast overlooking the ocean every morning was amazing and delicious. Staff was very friendly and helpful. After a day to settle in, this accommodation quickly becomes home.

Everything was truly amazing. Only one tiny thing would be to add a little more privacy along the edge of the property that faces the ocean. This would help to create a slightly more private experience.

The location and grounds were impeccable. So beautiful and relaxing. Total paradise. We didn’t realise there was a butler service but Mohammed was amazing! We totally loved it and will be back!

A few local kids would come down in the afternoon to the beach and would yell out to our kids. We had to go inside to cut it off but 5-10 mins later we could go outside again.

The villa we stayed in was beautiful and very clean , it was on the beach and the butler service guy was amazing!The food was also great So lovely and one of the best stays we’ve had in Zanzibar

The Villa was picture perfect … every detail from the decor , to the bedding was 5 star . The ocean views were spectacular. There was so much space to just lounge around and relax .The cleaning was top notch we have travelled around the world and have never experienced such amazing housekeeping. A special Thankyou to the ladies and Mohamed for taking care of us . We stayed in 3 different places during our trip to Zanzibar, Joya was the by far the best .

The microwave was not working , WiFi was problematic and breakfast if you staying for a few days can become mundane … more choice needs to be offered . We disappointed that they no longer had a full time butler available it was one of the reasons we booked at Joya . Nevertheless it did not ruin our amazing stay ?

What a place!!! Stunning house, super friendly staff and the service was on point. What we loved was the different areas you can relax in. Comparing to hotel rooms you just have so much space. We loved that local people and tourists were not separated and no beach sellers were bothering you or being annoying. Big big thank you to the butler Mohammed who always was on time, fulfilled every wish we had and was overall perfect. We are for sure coming back!

Exceptional villa right on the beach. The villa is stunning and all the staff were super nice. The cleaning team comes 2 times per day (morning and evening) and the breakfast is fresh served on the terrace - you order it the day before via WhatsApp. You can also order food ( bear in mind it takes some time) or for those who want a local dish there is a local restaurant just in front - they will bring the food to you and they are very nice people too. Jambiani beach is beautiful and you can walk safely around. There are many restaurants around - heads up to Passion, just 2 buildings away (best food I had in Zanzibar). On the beach, there will be some local Masai approaching you with their bracelets and souvenirs but I felt they are nicer than in the north part of the island (not so pushy). You can also find some fishermen offering you tour boats. We took one and it was amazing. We enjoyed our stay so much that we cancelled another booking to come back here again two days later we left the property. Thank you Mohammed, Charles, and the cleaning team for making our stay unforgettable.

When you are relaxed in the swimming pool, sometimes the Masai will talk to you and try to sell you things. They are nice, and if you do not answer them they will leave. You can also chat with them, they are very friendly - and you do not have to buy anything if you do not want to. Also remember to bring water shoes to protect your feet from sea ​​urchins.

Absolutely loved this villa. The most amazing view and the property itself is very well decorated, comfortable and very clean. The breakfast was amazing and the the butler service was very efficient. The cleaning staff were absolutely superb. They do a deep clean of the property daily!

An exceptional villa, right on the beach made even more exceptional by the people who take care of your every need. What a treat to wake up each day to a wonderful breakfast made to your requirements : fresh fruit juice, pancakes, müsli with mango and pineapple, eggs, bacon (the real thing), fresh fruit... Lunch and dinner is served if you want it on your terrasse by Mohammed or Charles. Cocktails are incredible (top notch Margarita), wine list is small but offers good wines for a fair price. The villa itself is beautiful, very clean and the beds are comfortable. There's an expresso machine with capsules so you can wake up to a good cup of coffee before breakfast is served. Drinking water is provided each time you need it for free. Jambiani beach is beautiful with the added bonus that there are no rocks but only very fine sand when you want to step into the ocean. The locals are lovely and you will see fishermen who moor their sailboats right in front of the villa come and go. No hassle when you walk on the beach. Some will offer a boat ride to go fishing or scuba diving, very sweet Masaï will of course offer their bracelets and other souvenirs but without the pressure you may find in front of large hotels. We felt very safe. We thoroughly enjoyed our stay and will definitely be back. Thank you Mohammed, Charles, Grace and Nestor for making our stay super special and unforgettable.

The house is located perfectly right at the beach at the end of the village. You get to feel the local life! the whole place has a great vibe. check in and check out takes 5 minutes, which is lovely. The house is like in the pictures, nothing torn or dated. the house cleaning service was amazing. the girls come with a big smile and scrub the whole place down. the butler’s are there for your every need! for example I’ve sent them to the shops to buy bottled water for my kids. Overall, the people that surround you here make it exceptional. There are many restaurants 5 minutes walk away. You can walk there from the beach.

be careful with your usage of things but I was charged for stained bed sheets (from the henna from the kids) and a towel. so they are looking very carefully. j

loved that it was beach front. so quiet and peaceful

the pool at the penthouse is a very small plunge pool. more like a bath then a pool. also the area with the seating around the pool was never set up or looked like the photos

Paolo has a perfect setup. Well trained butlers, a good and flexible kitchen staff and always supporting. Best of all is Shawal, a very interested and sophisticated guide. Take him on your trip you will never forget. He is a real Zanzibarian and loves his island.

Paolo and Christina are amazing hosts and their property is a hidden gem on the island. They are truly hospitable and fantastic hosts. They made our trip one to remember and were able to accommodate requests without and hesitation. On top of that, their staff including Charles, Anthony and Shawal and some of the nicest folks we met. What a pleasure to stay at this beautiful villa. We will for sure visit again and next time probably rent the whole property. Lovely rooms, decor, setup and amenities.

The butler service doesn’t work as intended. Nice idea, but the butler needs training. Too many interruptions make it a bit of an intrusion. Ideally butler service would be smoother and more laid back.
