Flex Urban Family Villa Hotel

I left 2 hours after arriving and moved to another hotel.

Surrounded by noisy music from nearby hostels and bars.Hotel old and needing maintenance.

The room was quite spacious, garden views, with a well-working AC. Very calm and clean. Close to the center, with kind and helpful staff.

It was stated that breakfast was included, but it turned out it wasn’t. To be fair, the staff member informed me about it before confirming check-in.I didn’t use the pool, so I can’t comment on it, except to say that it's located at the entrance, which isn't the most convenient spot.

The location is very nice. Close to everything we needed. The room is very big.

The lights are too dim specially at the bathroom. The bedsheets/linen are already overly washed/used. It needs to be replaced already. There is no bath mat (towel on the floor) at the toilet.

The hotel is very well positioned and an easy walk to Pub Street, market and other tourist areas.Breakfast was two choices - scrambled eggs or pancake/waffle. Both were served with fruit and juice. We had no complaints about breakfast. With breakfast included in the price, staying here is excellent value. Rooms are very spacious. The shower is amazing and the best we had in Cambodia. Don't miss Choub Choub cafe next door. The best coffee whether hot or iced. Lovely lady running it.

Pool with its rough stone finish was a bit slimy.

I stayed there for 2 nights, unfortunately, I did not get cleanup and free water at the second day…Mattresses are a bit hard but it seems to me like it’s all the same in Cambodia…A bit old furniture but it’s not disturbing me…

The pool is pretty much useless.Very basic breakfast. (Two choices)

Good hotel in the centre of town. Pool is at the front of the hotel, looked good but we didn't use it.Breakfast that's included was eggs on toast , fruit and a coffee

Roof top could be set up with some chairs to have a relax

Biggest room I had in all Asian countries I visit. WiFi was perfect. I see some champions league football games flowless.

Clean, friendly staff, and close to everything you might need

Location, nice staff, big and spacious room. It was also clean.

The windows ! you cannot open them. Also, they gave me the room on the first floor and it was too noisy.

Large room, big bed, hot shower, had everything I needed and in a great location.The only slight downside was a slow air-conditioning unit and communal seating outside the rooms created some noise but it was minimal.Good staff and my deal came with breakfast.

Staff were friendly and helpful to deal with. Room was spacious. Cleaned daily. Close to a lot of markets and food stalls. Air Cond worked well. Had a mini fridge.

Night Club over the road, literally. Noisy room. Hard beds to sleep on. Stairs only, no lifts. No currency exchange. We moved out before our stay concluded. TV did not work. No lock box for valuables. No maps of city.

only in SE Asian can you be served white bread toasted, and after toasting it's still white!? Classic example of Asian style, I guess!

Lovely small hotel, very clean and staff were wonderful. Great laundry next door and there was an ATM on front steps to the hotel, didn't use the pool but looked nice.

The location was great, staffs great. On road so tuk tuk was available around.

Lift is not there. So its really a biggg problem. Rooms until 1st floor is ok. But to walk upto 2nd floor and above is a tedious job, considering you want to relax once u r back to ur hotel. Just outside is a pub, which keeps playing music. So if anyone doesn't love the ambience, should ask for a garden view room rather than a road view one.

The staff were fabulous and amazing. they did upgrade me to a better room!

the hotel was portrayed a bit bigger and fancier on the pictures, so it wasn't the same when i left, yet met my needs of the stay since the staff were amazing!

The pool was a godsend. The hotel is in a fantastic location, the room was clean & and good size, bathroom was adequate, tours can be booked there & the staff were very friendly

Kept getting locked in the bathroom as the handle was broken, ‘funky village’ is across the road & is party central; so can be noisy

Attention : Do not stay in this hotel The staff wasn't friendly and keep annoying and speak very loudly during the night time. During the check out time they did not well check at all about the room I had made booking and asking additional charged from my room rate without reason. Overall I would not recommend this hotel to anyone to stay here.

The room was big and great shower in bathroom. Well priced generally - though the $18 surcharge for dogs was a bit much.

Car parking. On street which isn’t really an issue - but no staff to help move the motorbikes which were taking up the entire parking area. Unusual not to have security to watch the vehicles of guests. With 2 cars and a couple of motorbikes it was difficult to access the steps to enter the property.Pet friendly? Excessive surcharge for pets, only advised after booking. But I didn’t complain, but when arriving for checkin the receptionist told us dogs weren’t allowed. A lengthy phone call with the owner eventually allowed us to checkin.Breakfast. 8 items on menu, 4 of them not available. Ordered pancakes - got waffles. Pretty poor. Big discussion amongst staff when we asked for breakfast about who would actually make it. Didn’t seem to be prepared for guests who needed breakfast.Seemed to be understaffed - unusually for Cambodia. The receptionist seemed to have multiple jobs. A bit like fawlty towers!

Convenient location not far from old market and pub street. Staff very friendly. Room was clean and comfortable, serviced everyday. Swimming pool was used once and was a nice refreshment after the whole day on a walk under the sun. Shower is powerful and clean.

Standart room located on the first floor not superlux that we booked. Water in shower didn't go out very well. Toilet seat requires to be changed.
