We specifically messaged the hotel to say we would check in between 7-8 pm as we were travelling from Bodrum and it was a long drive to get to Kas. When we got there no one was at reception. We had to wait for quite a while for someone to get there. They gave us the wrong room. He then had to call someone and arrange another room for us which still didn't fit the description of what we paid for but since it was late and we were exhausted we took the room. We had a tour booked through the hotel for the next morning, but no one could give us any information. At 8.50 in the morning the receptionist said we had 5 minutes to eat breakfast and leave for the tour. We hardly got to sit and eat when they very rudely showed us a translated message that read "the tour bus leaves now if you want to go otherwise we will leave you behind". Our room was supposed to have a swimming pool with a view. The pool was one floor below and empty with wires hanging around. The jacuzzi in the room was dirty and had a very pungent odor when switched on. The nozzles were rusted and not cleaned properly. The shower head was broken and had no proper water flow. The shower pipe connected to the wall was literally falling off and had to be held in place. The bidet tap wasn't fitted well and fell off when turned and had to be pushed into place and handled very delicately. I haven't traveled much but everywhere I've stayed always offered 2 bottles of complimentary water. You will be charged for water here and the receptionist very blatantly said "take the water from the mini fridge", so they could charge us later. You even have to pay for water at breakfast. No one is available at reception except for an hour or two in the morning.Overall the hotel isn't very clean and the upkeep is poor around the entire property. Hospitality is highly disappointing for lack of better words.

The location is perfect as it has a very big seaside

Facilities are too old and no maintenace compare with 2 years ago. Cleanless of the rooms are not good and even one of the room rhat proposed as first was smell mold. After complaning, they provided a mew one which no smell. And also there was not house keeping during myvstay. They only did once in 4 nights.

The location is unmatched.

Needs some repairs. The bed was really uncomfortable. The staff seemed a bit inexperienced and overwhelmed.

Shower and sockets need some updating but it would not put me off returning to such a beautiful location. Better communication with what’s included in price of breakfast and what’s extra such Drinks as part of breakfast (juice extra )and facilities on offer Additional add on prices for different sun-beds .this should be included in price Quite expensive menu

Perfect location, great coffee, comfortable beds.

Pretty tired establishment, our door couldn’t close, there was some maintenance happening. Limited, inefficient and unknowledgeable staff, with obviously no experience in hospitality. Food was basic, and breakfast chef seemed to sleep in.

The Food, the view from the room, it was quiet, the staff very attentive. Fresh bread from wood fired oven, fresh pide everyday from the restaurant at the beach. Very good

It is getting a bit outdated, needs some attention. It will be fixed during off season

The staff were extremely warm and made us comfortable and were helpful! The food is ?We celebrated our anniversary and they had arranged for a private dining experience on the beach which was the most unique and extremely wonderful thing we have ever experienced!!

Probably the music on the beach restaurant during lunch and dining was killing the serene ambience by the sea

Staff were friendly and tried to help as much as possible The Manager is very polite and the food was fresh and a good variety

The Villas and the complex need updating the the place is falling apart.

The place is nicely located with nice views to the bay.

The place is a bit worn out and little dirty. The setup during the meals (breakfast and dinner) is not intuitive and nobody gives instructions how to use it and what is available. The staff is not efficient with the work/services. The parking is a challenge as there is not enough space and the street is very narrow.

rooms were not clean, staff and service levels below expectations and they took double payment which took almost month to correct.

I really enjoyed the time which I spent there. The food is very tasty and the view is awesome.

We chose the Delux Room. I didn't satisfied with the fact that real rooms are different with pictures in Booking.com. Be careful!But I want to say thanks to Administrator Beyza for solving all our problems all time.

Run down property needs maintenance all over the placeCommon areas are not clean. Terrace rubber tiles around pool are black and falling to pieces, tiles everywhere need a high pressure cleaning. Paint job needed everywhere, staff friendly but inexperienced, lack off covered area at breakfast (eating under the sun is just not an option at 35c plus)Pictures on website make look everything twice as nice as in reality.

An excellent boutique hotel1. Stunning views of the bay and very calm and relaxing atmosphere.2. excellent private beach.3. beautiful site with flowering garden.4. 5 minutes taxi ride to Kas with its bars and restaurants and amazingly cozy old city.

If you prefer 5 star mega resorts from hotel chains you may not like this hotel1. the rooms are a bit tired, you may see an occasional stain on the wall, and the rooms are quite small. The room we stayed in was otherwise fine (clean etc)2. Many of the staff do not really speak English and communication may not always be seamless though they try to have an English-speaking member of staff at each station (bar, reception, restaurant) so it is not a huge problem at all. 3. The organisation is a bit hectic and it is not always easy to understand what services are available and how to book them (it took us some time to figure out how to order dry cleaning, how cabanas at the beach are allocated etc). It would be nice to get a printed guide explaining all the procedures at check in.4. Wi-fi was spotty, especially in the room.

The staff were amazing, very kind and they tried to make my visit very comfortable.

This hotel is to much expensive for the quality of the room and cleaning expectations. At the same time, I was four days there and it was impossible to have a place near the beach under the shadow. The quality of the food is not good... I paid 700€ for four nights.

Great people, sea and food.

The rooms and especially the bathroom was a bit small, especially for a tall person like me but wasn't too bad.

View was nice and sea was clean.

Our bathroom’s walls were dirty and our shower’s door was missing. We couldn’t take shower. We asked the management to change our room. First they said that the hotel was full, so we asked for a refund so that we could leave. Then they surprisingly found an available room and moved us. At dinner, the some of the staff wasn’t wearing masks and served food with their bare hands (not even with cutlery). Also beach toilets were very dirty.We have a newborn, so it takes some time to leave the room. We arrived at breakfast 15 minutes late, while they just started to clean up the buffet. When we asked for our breakfast, they said that since we missed the time, they would charge us for the breakfast.In general, the place is unattended and the staff is not professional or thoughtful as they should be. I don’t recommend this hotel.

The location of the hotel is amazing, the access to the private beach, clean water and stunning sunsets. The food in the restaurant is fresh and tasty, although there were the lines to the buffet. Nice green territory with blooming trees. It was amazing!

We have been twice offered the room, which was not of the category we've booked. It took us a while to sort out all the check-in questions. There was also some misunderstanding of basics among the staff, eg we have been told that dinner starts at 6 pm, according to the leaflet on reception - at 6.30 pm, and when we came to the restaurant the staff told us that not earlier than 7 pm. At the end it went well overall. Thank you!

I found a great one, where some nice people will take care of you. The ideal place for recreation. Guests are offered coffee, racy baking and omelettes for breakfast in a dinner room on a terrace above the sea. The local cuisine for dinner includes traditional sweets and wineThe chef at the villa like somebody who has a Michelin star.And a special thanks to a guest manager for solving all my problems and hospitality.

All is good

The staff were exceptionally friendly. Our room was upgraded when we checked in, and the chef met us soon after to show us the vegetarian evening meal he had specially prepared for us, as we had requested at the time of booking. The sea view from the room through the large patio doors and windows was amazing, and the bed very comfortable. The restaurant had good ambiance with jazz playing in the background. The dinner and breakfast were excellent. We were very impressed with everything about the hotel and look forward to staying again.
