Nothing, didn't stay as they didn't have a proper room for us that was the same standard as other rooms

Arrived here looking forward to a nice room with a balcony like the one we had 18 months ago. We were shown to a 'room' on the 3rd floor which was actually on the roof space with the bedding drying and solar panels. This was a storeroom that has been converted into a makeshift hotel room. The room was not the same as the other standard rooms and had no balcony. We were offered some chairs and a table but you wouldn't want to sit out amongst the washing lines. I asked for another room but was told that the hotel was full due to a festival. I said I have booked this room over 3 months ago, why is there no proper room for me? The receptionist said stay in that room for 2 nights then you can move. I refused as I had booked a decent room for 5 nights not 3. Then she said on 2 Dec you can move which would have been 3 nights in the dump and only 2 in a proper room. I said I was not staying, even with the 'discount' that they offered me. We booked a room in another hotel despite being told that all hotels are full. I was disgusted with the treatment received, why should we be shoved in a sub standard room when we had booked well in advance? Take a look at the photos attached showing the room, doorway, outdoor space and stairway and compare them with the ones shown in the listing and on their own website. Beware that you are not relegated to this 'room' We tried to contact booking.com but only got the useless chatbot. Eve Resorts did agree to a full refund for us which was the best thing about our stay.* Two of the photos that I refer to above have not been published in this review, they can be seen in my tripadvisor review.

Nice and simple place to stay near to the beach with exceptional hospitality by the hosts.It was very easy to rent a bike for the day and the restaurant serves good food and plays tasteful music.

The location is good close to the beach. The receptionist Nikita and support staff Akshay were responsive. There is ample parking on the property premisis

The room is just a normal room, with very very basic amenities, the bathroom also is just a nominal one without exhaust fan, sometimes the water pressure is bad. The bathmats and door mats are dirty, I think they are seldomly washed. There is only one plug for the fridge/kettle, so u need to manage when u want to use both. The tea cups etc provided in the room are old... the closets have some bad smell. The corridors of the property looks dingy. The breakfast was very minimal with one item like pav bhaji or omlet/toast etc.Overall its not worth for the money thats being put up in booking.com and the money the homestay itself is charging. Look into all the options before booking this place.

Very clean,quiet and convenient,close walk to the beach and shops,friendly staff.Good breakfast was included with the accommodation.Clive and everyone else working there were very helpful.

Everything was perfect

We loved everything about our stay here. The room was super spacious and was cleaned each day. We had a big bathroom with hot water and a balcony. The breakfast included is also very tasty. The staff are very attentive and friendly, helping us arrange laundry, scooter hire and rickshaw shuttle to the bus station. They also have great local knowledge of sights to see, yoga studio recommendations etc.

No bad things to say! Wish we had stayed longer!

The premium rooms are extremely comfortable, beds were best we had. We moved to cheaper rooms where the mattress wasn’t as nice.Nie restaurant where we are some of our meals. We also liked the fridge in our rooms.I also asked for 2 pillows in the cheaper rooms where which they provided at no extra charge.You can observe all sorts of birds in the back garden, we even saw a tiny flying squirrel at dusk.

Nothing really, Location is 300m or so away from everything so easily walkable.Wi-Fi out the back balcony can be a little intermittent

Good location, there is balcony and you can see and hear a lot of annimals and birds.

Staff were on reception 24 hours and always happy to help and accommodating.

I did not like that there was not a window in the room, however, when I asked to change rooms, they obliged.

The staff are really helpful. They helped me book taxis and excursions, and even went to the market to pick up medicine for me when I was ill.

The hotel was clean, comfortable and in a great location (a very short walk from the beach). We had a large, spacious room with both air con and a fan, as well as a balcony. Staff were incredibly friendly and welcoming, especially when I wasn’t feeling well for a few days. They arranged transfers to and from the airport for a very reasonable price and also sorted our laundry for us. The restaurant on-site does an excellent mix of Indian and Western food. We would happily come back here again!

Brilliant breakfast served by excellent attentive staff, quiet location near patnem beach and other locations. A real family Resort wished we could have stayed longer .

Staff great, rooms good, atmosphere really friendly, well located,value for money . An easy 9 plus.Only small prob was poor wifi on 1st and 2nd floors otherwise it would have been 10.

Well located, it's a short walk to the main street which leads down to the beach. Lovely beach.Good family run hotel with large clean rooms, ours had a balcony overlooking garden and trees. The furniture is a bit tired but there was a fridge in the room - a bonus!Breakfast is under a covered area which is also a bar/restaurant - lovely to sit there and chat with folks who were regulars, staying for several weeks to avoid the British winter.Good choice of breakfast, staff really friendly and helpful. Owner too, he arranged both scouter hire and taxi to the airport and was happy answering questions before we arrived.

Great sized clean well appointed room with a nice comfy large bed The bathroom was great with endless hot water The fridge & kettle were great in the room and useful There was an outside terrace on our room where I enjoyed sitting in the mornings We appreciated a bottle of water in our room and the daily cleaning & fresh towels were great All the staff were really lovely, friendly and helpful Nothing was to much trouble The breakfast was tasty we tried all options and loved the banana porridge, eggs on toast & the goan choice as well The restaurant/ bar outside is cool & comfy and a full range of drinks and food is available It’s all excellent Clive the owner and his lovely wife went above and beyond helping us with scooter hire & sorting train tickets which was much appreciated. The hotel is ideally located for beautiful Patnem beach which is about 5 mins walk with its many bars and restaurants Palolem is not far and walkable (less than 45 mins) as well or a small fare tuk tuk ride away So a great place to stay & we will return

What a lovely warm welcome on arrival from charming owners. Nothing is too much trouble, very kind people. A beautiful big bedroom and large bathroom, both spotlessly clean. Air con and fanRoom cleaned each day with fresh towelsLovely breakfast each morningGood location - 7 minute walk to the beach. Very quiet location. A great nights sleep. Excellent value for money 10/10
