Pros +
- Breakfast was substantial, but the eggs were cold.
- The reception staff were wonderful. We had to leave before the breakfast started, so they packed ham and cheese toasties, fruit, and juice for all of us to go. The bed was comfortable.
- Very nice staff, very helpful!
Cons -
- Television was difficult to use and the hotel did not provide bottled water.
- Parking and the leaky shower. The hotel was on a very busy main road and the parking was about 1km further down the road, but you don't learn this until you check in and then I had to move the car from the temporary parking space and it was very difficult to make the left turn with all the traffic. The hotel gate is locked at night, so we had arranged for them to open the gate so we could pick up the car and load it up with luggage in front of the hotel. That morning I realized that I needed to get the car about 20 min earlier so we wouldn't be rushed, but I didn't realize that you cannot even depart the premises on foot unless the gate is open. We sat waiting in the lobby for the staff to arrive at 0630 to open the gate as promised. The building hasn't been updated in a very long time and the shower leaked a lot of water onto the floor and it even spread to the bedroom floor. We were only there one night in order to pre-position for the early flight from Fiumicino the next day, but next time I would just drive straight to the airport hotel or there's a Novotel about 30 min from the airport off the ring road that is very comfortable.
- The hand soap in the room was unbelievably small. I would highly recommend that they post a tent card with the WiFi name and password in the room. You might want to charge an additional 5 to 10 euro and offer a little more for the breakfast buffet.

Very friendly and helpful staff. The location is central, very close to Villa Adriana.Parking facilities in front of the hotel.
breakfast is average
The hotel is located on a congested street in a hodge-podge of a town, but there's free parking available, which is a plus. The breakfast was decent, as was the wifi.
The management is off-putting and the room was dark and on the small side. Not much in the way of amenities.
Great location and parking outside the hotel. Gentleman on reception was very helpful and made us feel very welcome.
Nothing really. Looked fine from the outside but turned out to be a dingy establishment
Hotel smelled of cigarette smoke. Room walls were dirty. Bed was a spring mattress. Air conditioning was not working. Breakfast consisted of a croissant and yogurt. Instant coffee. Sub-class.
Salvo was absolutely amazing. He welcomed us and continued to check on us throughout our stay. very friendly and easy to talk to. And the rest of the staff was wonderful as well. The breakfast was also amazing.
The beds were a little hard, the shower a little small, for a big person like me.
location, clean
The heat at night is not working
Breakfast was fantastic! the overall surrounding and cleanlines was excellent! a little too noisy as there doesn't seem to be a soundproof area. But overall great stay! thank you
a little to noisy
The location was good, parking was great, very well kept hotel.
Breakfast fell short. A lot of sweets, some fruit, no meat, no cheese, no bread.
Very disappointing rooms on the ground floor.
Claustrophobic room on the ground floor. Lack of a normal window. No place in the hotel garage.
Passable
bed mattress. noisy. noisy AC. does not fit 4 stars.
Breakfast good
Extra toilet rolls in room required.Extra pillows in room required.
Uncomfortble
The room was VERY small. We had no sleep during our stay because the air conditioning wasn’t working which means that we were extremely hot and sweating a lot ALL NIGHT. Didn’t get discount and the staff there spoke no english. Don’t recommend.
Very nice breakfast served on the roof terrace. Very dog friendly - my Labrador was treated like a king ?. Pleasant helpful staff, quiet room.
Situation on the main road - but that can't be changed! Room was small for me and a dog.
We arrived early. They accommodated our need to drop bags and go. We were not permitted to have our take out on the rooftop garden.... No reason given. Instead we are in the front patio with traffic whizzing by and employees smoking. Place reeked of cheap perfume. Room had two camp style beds. Not at all comfortable but the room was clean and cheap. Beautiful bathroom . No cups to get a drink of water. One chair and two people! Breakfast was 7-9. We had to leave at 6. No accommodation made nor a take away breakfast. No coffee...in room or otherwise. Not an hospitable place. Lady did accommodate our request for two more pillows. For the same price in the USA any chain will provide Comfortable beds, two pillows on each bed, in room coffee and a bagged breakfast for early risers. No Italian hospitality here!

Parking and location to get the bus into Tivoli
Advertised with a bar: CLOSED Woken up 6.45 every day by furniture being dragged across the floor above our room to set up breakfast area. Notified the manager who just shrugged her shoulders and said she didn't hear it. Not even an apology let alone reduction in the rate. Would not recommend this hotel
good location, parking nearby, friendly staff.
The breakfast was italian, we had to wait 29 minutes to get a coffee
After visiting Villa d'Este we chose to stay here and went to Villa Adriana (30 min by walking) the next day. Very friendly staff. The room is a little small but everything included, even a small fridge. The bed is very comfortable. The included breakfast was very good, especially the view from the roof garden was amazing when we were enjoying the food.
Can hear some noise when the people were talking in the room besides.
