    • Beautiful old country house
    • Fantastic 18th century castle turned hotel. Last refurbishment probably some years back, but everything still in good shape. Great service, friendly staff. Particularly enjoyed the dinner in the stunning hotel dining room!
    • My stay at Villa Potenziani in Rieti was truly unforgettable, marked by a blend of history, comfort, and exceptional service. This stunning palace, which exudes historical charm, beautifully preserves its heritage while offering modern comforts. As you step into the property, it's easy to feel like you're walking through a storybook. The grand interiors and elegant rooms are set against the backdrop of lush, beautifully manicured gardens, which only add to the tranquil atmosphere. The feeling of walking through the palace is not one of formality, but rather warmth and welcoming, as if you're stepping into a beloved family home. The staff, especially in the breakfast restaurant, were beyond accommodating. From the moment we arrived, they treated us like part of their family, making sure every need was met with a smile. I have to highlight the exceptional service in the breakfast area, where the staff made us feel so well cared for, and they were eager to engage with our 3-year-old, which made us feel even more at home. Their attention to detail and hospitality truly stood out, ensuring that our stay was as comfortable and memorable as possible. We booked the Presidential Suite, and it was perfect for our family. The room was not only spacious, but also elegantly furnished with a sense of grandeur that only added to the experience. The large windows offered a breathtaking view overlooking the city, which was especially lovely when the sun set and the lights of Rieti twinkled in the distance. It was the perfect retreat after a day of exploring, giving us plenty of room to relax and unwind. For Christmas lunch, we had pre-booked, and I was particularly impressed by how well the staff catered to my dietary requirements as a Muslim. The five-course meal was absolutely delicious, prepared with great care and love. Each dish was flavorful, beautifully presented, and clearly made with attention to quality ingredients.

    Cons -

    • The property could be stunning but definitely requires a renovation to mend the cracked walls and repaint the faded walls. The gardens fountain was only turned in when the weekend guests arrived from Rome. Why not during the week??
    • there were a couple of negative experiences that affected my otherwise wonderful stay. The first was when I attempted to open the window in the room and discovered a dead bug trapped in the curtain, which indicated that the curtains had not been thoroughly cleaned. While this was a minor issue, it did detract from the overall cleanliness I had expected from such a prestigious hotel. The second issue occurred during our checkout process. My husband’s passport was misplaced by a staff member, and when he went to inquire about it, the staff member brushed him off and told him, without even checking properly, that they didn’t have it. This was incredibly frustrating, as it was a small but significant mistake that could have easily been avoided with more attention to detail. Fortunately, after a bit of searching, the passport was found, but the way it was handled left us with a negative impression that lingered after an otherwise beautiful stay.Despite these two incidents, the overall experience at Villa Potenziani was exceptional, and I would still highly recommend it. The beauty, service, and history of this place are unmatched, and I can’t wait to return for another stay in the future.

Good breakfast, nice location, a bit difficult to find, better signs would help.

A beautiful villa and surrounding. Staff was wonderful. Only 2 cons, driving in Rieti is a nightmare for foreigners. The other was our ac kept getting turned off. If you have certain health conditions this can affect your sleep. We are grateful to have gone to such an amazing hotel.

I had a room in the second floor overlooking the city of Rieti. The view was breathtaking. Great hotel with a phenomenal breakfast terrace. I felt like in a novel. I loved it.

    All great

It’s not really a hotel but a very historic place to stay. Very Italien 4 stars but we liked the idea of staying in a nice chateau from the middle age. Very unique stay .

It’s needs a bit of renovation and information about services and amenities are available.

Great spot just outside of Reiti although wouldn’t recommend walking in the heat as all up hill back to hotel. Hotel was grand and amazing - an old Princes home. Rooms are clean and large! Pool was fantastic with a little bar to the side serving drinks, coffees and food. Staff were really helpful and welcoming.

Air con turned off automatically at 7am on day of check out! But I guess that’s a trick to get you up and moving. Breakfast finishes very early (9am) get in quick.

Beautiful views and nature. The antique furniture and historic character are quite special

Gym has severe mold on ceiling which could be a health hazard! and the breakfast was very limited.

Fantastic location with a wonderful view, we had dinner at the hotel restaurant and it was delicious, very positive vibe at the pool and friendly staff and the room was ginormous ,confi beds ,huge bathroom...overall Fantastic stay for sure will be back

They have to work a little bit on the breakfast ,it's sad to ruin all for that (hope for more) and in a 4 days stay I hope they "forgot" to change the bed sheets...

Exceptional Experience!I recently had the pleasure of staying at this hotel and I must say it was an exceptional experience from start to finish. This hotel exceeded all my expectations and provided a perfect blend of luxury, comfort, and outstanding service.Accommodation:The room was spacious, elegantly decorated, and spotlessly clean. The bed was incredibly comfortable, ensuring a restful night's sleep. The modern amenities, including a large flat-screen TV, high-speed Wi-Fi, and a well-stocked minibar, added to the overall comfort. The view from the room was breathtaking.Service:The staff at Hotel truly made my stay memorable. From the warm welcome at check-in to the attentive housekeeping and concierge services, everyone went above and beyond to ensure my needs were met. Special thanks to the front desk team and owner for their helpful recommendations and quick responses to any inquiries I had.Dining:The breakfast buffet offered a wide variety of delicious choices, from fresh fruits and pastries to hot dishes and made-to-order omelets. I also dined at the hotel's fine dining restaurant, and the cuisine was exquisite, with a diverse menu that catered to all tastes. The service in the restaurant was impeccable, and the ambiance was perfect.Facilities:TheHotel boasts top-notch facilities, including a well-equipped fitness center, a serene spa, and a stunning rooftop pool. I thoroughly enjoyed my time at the pool, where I could unwind while enjoying the spectacular views. The spa treatments were rejuvenating, and the therapists were professional and skilled.Location:The hotel's location is ideal, situated in the heart of the city with easy access to major attractions, shopping districts, and public transportation. I found it convenient to explore the city and return to the comfort of the hotel after a day of sightseeing.Recommendation:I highly recommend The Hotel to anyone seeking a memorable stay.

The location is superb, the Villa itself is historical and charming, with a great dining room and a lovely terrace. The staff is kind and the service is very good. Very clean. Dinner in the restaurant was great. The rooms are a bit outdated perhaps and have no coffee / tea making facilities but this is quite typical of Italy. They were very clean and the bed was comfortable.

I tend to like the option of making a cup of coffee or tea while in the room. Perhaps a kettle is available upon request, I did not ask.

The hotel is in an 18th century hunting lodge and is therefore in a really interesting building. Many if the original features can still be seen. In mid September it felt like we almost had the hotel to ourselves! Staff were very helpful - we were on bikes and the hotel restaurant was closed on a Monday as were most of the restaurants in town. But they found us a restaurant and a taxi (there’s only one in town!).

Shame that the hotel closes its restaurant on the day most of the restaurants in town are closed.

Amazing place in wonderful park. Tranquil and stunning. Staff extremely friendly and helpful in every aspect. The room was impressive and large and so was the bathroom. Everything was just perfect.Dinner in the garden, breakfast on the third floor terrace (with stunning views).Plenty of parking. And the suitcases were brought up to the room (we panicked at first when we saw all the stairs).Only regret was that we could not stay longer.

Nice property & room alsopretty gardens and nice staff.

The property is better if you have a car. We did not have a car and it is a very difficult to walk up from gates. They could really use a shuttle service as taxis are almost non existent in rieti. Also they could use a bar or place for a night cap.

we went in off season so the outside facilities were closed - it is on a huge property with tennis courts pools and maybe trails - looks like you could stay for a week but your really close to Rome and a couple miles from Reiti— they must do weddings there — a slightly dusty grand old hotel - dusty=old

for our needs in the city if reiti would have been better

A marvellous building, a very large bedroom with beautiful views. Plenty of parking. Friendly staff. Generous breakfast.

No kettle in the room (it's a British thing, we need our early morning cup of tea).

Fantastic pool area clean and well kept, . Beautiful villa and surroundings. Excellent restaurant, amazing food.

Bedrooms tired and outdated, no coffee or facilities. Bedsides lights available but unconnected. These things did not spoil our stay but could have meant excellent feedback overall.

We've stayed at Villa Potenziani multiple times now and we love it. The location, just outside Rieti, is surrounded by green and the property itself is stunning, with beautiful frescoes in every hall. Rooms and bathrooms are huge and very comfortable and the breakfast has everything you could want. And the pool is lovely, set aside in the property gardens - it's very large and with plenty of loungers. There's even a little snack bar by the pool, very convenient. We hope to be back soon!

That you have to wear bathing caps in the pool.

I was a bit disappointed with the Wifi. I work in the technology field and could not connect at all at the hotel due to poor connectivity. The wifi did not work at all. In addition to the wifi situation, the Air Conditioning did not work the entire time. When I complained about it, I was told that it is due to the weather. For seven night I had to suffer from intense heat in the room. Another issue I gave was the issue with toilet paper ?. I had to request it as the room did not have a roll. I would not recommend this hotel to any family and friends. I had a bad experience.

The staff members were friendly. That is it-
