Pros +
- Extra Large Rooms, very clean, comfortable, some with large patio-size balconies allowing for breakfast to be served outside with a panoramic view of the surrounding countryside. No heavy traffic noise, quiet except for the sound of birds calling.
- Nice hotel and very quiet. Room was clean and functional. Ok Services, have to remember still in a pandemic.
- This hotel has excellent views of the countryside and spacious areas outside to sit and relax. The breakfast had several packaged options of cookies and rolls and a variety of coffee and tea options. The onsite parking was very convenient.
Cons -
- That I couldn't stay longer. I was in the hotel for less than an hour before adding extra days to my stay. Would have loved to put my nameplate onto the door for room 212.
- This Eco-friendly accommodation automatically turned off the air conditioning at a predetermined time during the night.
- You have to pay for drinking water and Tourists Tax with cash.

It's a beautiful hotel with an amazing and breathtaking view. Everything was nice and clean, and we could rest comfortably on the beds. Only my suggestion would be to improve on breakfast selection. There was no protein or fruit included and any fresh bakery. We had to get our breakfast elsewhere..
View, Bathroom and Bed. Breakfast staff.

Location fantastic, good continental breakfast pastries, biscuits, crackers, cakes, jam and butter.Comfy bed.
Amenities basic but adequate. Rooms clean but basic shower cubicle could do with refurb but lots of hot water.
Its 3 star hotel in 5 star hotel facility Breakfast is horrible and better not even to sale the room with it
No option for hot drink in the roomBreakfast is shame
Our room was spacious and the bed was very comfortable. Very convenient location to access Montepulciano.
The resort may have been special in its day but the facilities are worn. The tennis court has weeds in it. I resent paying €10 resort fee for poor facilities. Also an extra €10 for internet and €10 for A/C which wasn’t needed is ridiculous. The amenities in the room were poor. Not even a paper cup in the bathroom! The plug points were strange in that we could not efficiently charge our cell phones. The breakfast was very disappointing. Bad cappuccino from a machine and an array of plastic wrapped baked goods on a tray, each having a shelf life of a year! In other words, highly processed, not fresh. The final annoyance is that we could not even get a cup of hot water to make a cup of tea.
Location is precious, services are impeccable, very happy and friendly staff (all the team!) Room was totally clean and very comfortable. Very easy and safe parking, wonderful swimming pool, excellent variety of coffee and tea for breakfast and breathtaking views!
I have just a friendly suggestion to complete the good breakfast with some fruits beyond the very good grapefruit juice. ?
Not 8.0+ Booking.com experience
Not a 8.0+ Booking.com property, with basic breakfast of packaged product, hair in bathroom, room not quality of photos with pillar in room, not super triple and view is of car park not garden. Pool and hot tub were unheated
Pool
Found the main lady in charge very unwelcoming/unhelpful. Facilities were basic to the point of not even any glassware in the rooms… lot of rules re air con and how to use.
Beautiful place, spacious and comfortable room.
Breakfast is very simple, but you can pay extra to have more variety (I haven’t tried).
The view is awesome and room is great big and so comfortable.shower and the bathroom is big.so clean.and ac is not as good but we were ok.breakfast is great.front desk and workers are so kind and helpful.
The rooms (while having zero charm) are modern, large, spotless, and well equipped. The AC is very powerful — when it actually runs — and the bathrooms are spacious. The location is fantastic, with beautiful views from the terrace. This place definitely has potential… if only it weren’t so mismanaged.
Picture this: you arrive in beautiful Tuscany, feeling bold, order a massive bistecca fiorentina, and look forward to digesting it in your cool, air-conditioned room. Think again. This hotel is so proud of its eco-certification that they’ve handed full control of the AC to an all-powerful "artificio intelligenzia" (their words, not mine). At midnight, it shuts down the AC and only allows short bursts of cool air in two-hour intervals — like a stingy parent rationing candy.Of course, they don’t tell you this. So when you wake up sweaty at 1 am, you’ll find the AC has ghosted you. You might think, "I’ll open the window!" Nice try. The system detects it and punishes you by shutting off for the rest of the night. We tried reasoning with management, but instead of empathy, we got lectures on how it was our fault for opening a window. Guest comfort? Not part of the AI's programming.Need water? Only cash at the vending machine. The reception staff (possibly trained by the AI) refused to sell us water and seemed permanently annoyed at having guests at all.The pool? Outdated, with a "bar" that’s basically a shack. You have to pre-buy credits at reception (exact amounts only, no refunds or carry-over), and a single spritz costs €8 — steep even for Italy.Breakfast? The worst we’ve had in Italy: all pre-packaged pastries and cookies, no fruit, yogurt, or eggs. So much plastic waste that it defeats their whole "eco" pitch.A common theme: management prefers lecturing guests over listening. Just check the other reviews — it’s a pattern. If you speak Italian and love sweaty nights, you might survive here. But if the hotel is part of your dream, look elsewhere. We checked out early (no refund) and switched to an Agriturismo — it was like stepping from a dystopian robot-run future into paradise.
The bathroom was dirty and under the bed was terrible. I found a socket and hair on the floor
The view was amazing and the staff were friendly. We arrived later than expected (late at night), and they had waited for us in order for us to be able to check in with ease. Overall we had a good experience.
It would be great if they serve hot breakfast instead of a standard tray of bread and biscuits.
The breakfast was very bad. In addition, the air conditioner didn’t work, and a lot of light came into the room because some of the windows didn’t have curtains.
The room was very nice and had all the modern conveniences. The view of Tuscany was very nice from the patio that was attached to our room. The hotel might be hard to find without a GPS.
Breakfast was the same each morning with only one piece of cheese for protein. I would recommend to the owners they consider adding yogurt and/or a piece of fruit, and lessens the wrapped cookies, crackers, etc.
Room and location
Difficult to contact staffs if out of check in and check out time.We left early in the morning, no one in the lobby and we tried very hard to find the button that open the entrance door, and did not know how to close it
Spacious room and terrace, parking right by the entrance and very close to Montepulciano and other towns.
