First of all we didn’t get to sleep to the same hotel we were booking. They let us moved to Hotel San domingo and that’s alright with us. So I can’t really rate the real property

As i said we got moved to the different hotel. We have to check out early, around 7 am but there wasn’t anyone at front desk. the breakfast time is at 8 am, yes the hotel said the breakfast is included but we couldn’t have it anyways because it starts at 8 am but we have to leave hotel at 7 am.

The owners boy was a remarkable host, he did everything what he could to please us perfectly

The stairs are very small and the bathrooms are very old , the water need more minutes to get warm

1)They have only 2 parking spots and 8-9 rooms, we had to park car somewhere on the street- which is not safe. But person who worked in the reception helped us to find a spot.2) a bit noisy- we could hear everyone who came to second or third floor (our room was on 2 floor)3) breakfast- no reason to pay extra for that. Croissants were bought somewhere in supermarket, not from bakery4) there are no mosquito nets on the windows, so be ready to have a lot of mosquito bites in the morning if you sleep with open window (which we did because we didn’t want to sleep whole knight with AC)

The location, easy parking, breakfast in the terrace, 10 min walk to the beach. A lot of space in the room and AC available.+ The balcony around the room in the shadow in the morning.

A generous and delicious breakfast, both sweet and savory.Very kind staff, helpful in everything.Refrigerator, air conditioning and Wi-Fi worked properly.You can quickly reach the beach and the promenade by walking comfortably.It's a good starting point for seeing the attractions in the area, Florence, Pisa, and Cinque Terre are not far away.

Room was a bit old, however it was clean and ready with all facilities.

warm water wasn't immediate - after talking to the staff and their verification it appeared that we had to wait a couple of minutes to get warm water.

Staff were super friendly and gave us recommendations on where to eat and sights to see. Spotlessly clean throughout. Spacious, 2 bedrooms, separate lounge/dining area with kitchenette.Free parking right out front. Both air-conditioners worked!! WiFi throughout, but a bit slow.

It is really close to the beach which was beautiful.

Actually thete is no parking opportunities. They have only 2 private parking places which were always full, and not only night was hard to find a free parking place around and hosts were suggesting to parking on 'not waiting'area. It was frustrating to circulating to find a place.The aircondition was like a tractor so it was hot in the night.And the center of Viareggio is not on walkig distance -you need to use car.

The hotel was clean and the staff was nice. It was located in a quiet area a few minutes walk from the sea.

The breakfast included a large selection of cakes, but were othervise sparse. Our room was very small and did not even have a chair. There were no place to dry towels and swimsuits after beeing at the beach. The beds were very narrow.

Too loud the room we heard all the staff at the morning and other guests at the evening/night. Too hot, the air conditioner was too strong, without that it was so hot you couldn’t sleep. Even if it’s a room for disability the toilet seat should be repaired or changed. There were no shower gel prepared for first night, also toilet paper was not filled up…. my cosmetic staff was removed from bath to room next to TV, they should not touch it at all. at breakfast there is no green no tomato or cucumber no omelette or sg breakfast just croassaint and cakes, 2-3 types salami/shinken 1 cheese and bread. Just syrup soft drink instead of fresh orange juice and no coffee tea just you can catch a staff who was not there for a while. They offer free parking which means there is place for 2 cars before the hotel, you should find a place in next streets somewhere.
