When arriving we were asked to decide on a time slot for breakfast despite the fact that then the room was nearly empty… it felt like a routine question that was not customer centric.Staff friendliness and readiness to help has room for improvement

The floor was dirty. The electric curtains din't worked (the view was cutted by them). The air condioning was not working

The wood in the house is clearly affected by humidity and needs refurbishment. Some tiles in the bathroom were dislodged and out of place, the drains accumulated a lot of water and even leaked a bit. The is no privacy from your neighbours, it's a very "open comunity" type of place. The pools were old and in need of painting. For the price I payed, I expected better quality....

Overall we enjoyed our stay in the resort, it is peaceful and there are enough activities to keep a family busy. The breakfast is nice too.

Our main disappointment: We did not like the beds in our house. The mattresses were too soft. It felt like sinking into marshmallows and rolling to the middle. We are generally fit people but the lack of sleep had an effect on our energy levels. I am not sure if this only pertained to our 2-bedroom rental #10 but I highly recommend to change the mattresses.

Old apartments, need an update to meet today's standard. Further more the pool was very dirty and there were swimming frogs in the pool as well. Also a lot of the apartments on the park are still under construction.

Wonderful nature, wellkept gardens, helpful reception staff, long swimming pool for swimming and a small gym with generous opening hours. The apartment had a well equipped kitchen for cooking meals and blending own smoothies. Very near located to the Obidos lagoon to go for a run or walk and kite surf lessons. As well, nearby Praia the Cortico with its stunning, long, sandy beach and Beach bar with excuisite cuisine and drinks.

In general, the premises feel quite worn since we’ve been there twice before in 2019 and 2022. Both the apartment as well as the public facilites we used: swimming pool, gym and terrace bar.By the communal swimming pool, there are only two sunbeds left and both were rather worn off. In our first visit there were at least 5-6 sunbeds. Pool water didn’t seem to be taken care of for many days. I cleaned the water at least 4-5 times of larger and smaller bugs and fallen leaves. It wasn’t until I found out there were frogs in the pool, that I reached out to the front desk to enquire pool service. The day after it seems someone from staff overlooked the pool for the first time during our stay. Cleaning services have gone down since out previous visits at Bom Sucesso. In former times we were always very happy and content with the cleaning, but this time we had to ask for cleaning service after few days and late afternoon upon our return from the beach in order to get new towels and dry floor towels for the bathrooms as the shower wets down entire floor.The safety box in our room was out of order and was not able to be fixed during our 9 nights stay. Also downstairs in the apartment (bedroom + main bathroom) smells very humid, and should probably need to get the floors/walls checked from excess humidity/mold.The gym facilites was well visited by many guests and residents. More space would be preferable for everyone to get space. Also another treadmill would be great as there was only one. Also cleaning spray and wipes would be great to have at the gym to keep the machines tidy and free from bacterias. Great with a terrace bar with beautiful view at the Golf Club, however the space is in need of a touch-up decoration-wise to make it more cosy and enjoyable. Eg lounge sofas with cushions, pots and plants etc.

Friendly staff.

Lack of care in the whole resort, lack of facilities in the area, and odour of humidity in the property. We had an issue in the shower (leakage), complained at the reception, nobody went to check, we complained again, and they showed up 2 days before we were about to check out. The issue wasn't fixed, and when we reported it during checking out to person at the reception, a random lady (probably someone from the administration) said that the problem was external - nonsense. The pictures are not accurate - they seem to have been taken a long time ago, when things worked and were new.

There were big tables in all houses, a lot kitchenware and equipment, hot water as a big plus.

We rented different size houses and all of them scattered throughout the complex at a great distance, it’s inconvenient. The houses do not have much space, have rather strange layouts and are quite cold in winter.

The decoration of this place is nice and modern. The area is quiet and the only sounds you hear are mostly birds. Staff members were quite friendly and helpful!

The space is quite outdated, needs maintenance and cleaning. There were dead bugs on the ceiling light and the bedroom blinds. The bedside table lights were quite dirty and rusty. Bathroom ceiling has lots of cracks. Outside area has lots of potential but it just looks abandoned, with moss on the floor and rusty chairs. Not what I expected from a 5 star villa.

Excellent resort. Villa was very good value for money. Reception staff and security guards were courteous. Very well equipped in excellent location. Even though it is self catering, you can choose to have breakfast or dinner at the restaurant.

Breakfast slightly overpriced. Bathroom in villa could do with an update.

Big apartment- nice view

They cleans only the necessary ( Glas table twice forgotten) . It’s smelly in the bathrooms. When we came there where many leaves and pine needles on the steps, same like the last time. Some furniture are broken . It seams like the owner doesn’t care a lot.

Having a nice area to sit outside and a swimming pool and villa all on one level inside .

Spacious accommodation and nicely furnished, the bed was very comfortable. Well stocked kitchen utensils, everything you would need for self catering.Daily cleaning, bed making and clean towels every day was a nice surprise. Having upstairs and downstairs bathrooms was good.Views were fantastic and very quiet location, extremely tranquil and relating placeAll the staff were great

Would have liked a table on the balcony,, the villa we had did not get a lot of sunshine to sit outside during the day as mostly shaded.The upstairs shower leaked water into the floor, but the water pressure was very good ? Probably a few little repairs needed as end of summer, but nothing major or concerning

This property was interesting in the fact that one side was built into the ground with the other side containing a large window facing daylight. There was a slight musty smell due to this construction. The living room couch needs replacement. Other than that, it was fine. Nice bed and bathroom. Could use a few other cooking utensils

Loved the location. The staff was always great. The restaurant was the main thing. They prepared all the meals for our baby without any question. The room has great areas and nice views.

For a 5 star, at least until July, it is poor. Look abandoned, lots of properties are abandoned, even an hotel is abandoned. We expect the cleanliness to better, lots of spider webs, musty smell. As they have kitchen you would expect at least one kitchen towel and tablecloth. Well, we needed to ask for it. The pools were the worst part of the experience. Degraded and abandoned are the words to describe it. Holes on the pool devices, perfect for a kid to get hurt. Saw that this was already mentioned but looks like they don’t care. I won’t talk about the mattress. Everything to be perfect but unfortunately we only saw an ending there.

Wonderful calm relaxing location. Comfortable houses.

The resort has several vacant lots and suffers on average from a too modern design that degrades with the harsh humid local. weather. In the specific house we stayed in some appliances didn't work correctly and part of the outside garden looked abandoned. Also the price might be to high for what's provided
