    Pros +

    • The facilities were beautiful. It is in a wonderfully restored and decorated historic building.
    • Overall the guest house is a really nicely maintained palazzino full of character and in a location that's convenient for Rome, Lazio province and Umbria. The breakfasts up on the rooftop terrace were a pleasure each morning. It was lovely to chat with Maria, the manager. She prepared fried eggs and tomatoes for us on request, in addition to the standard help-yourself items.
    • fantastic old charateristic hold italian house

    Cons -

    • Customer service was horrendous. After walking the Via Francigena and arriving when nothing was open for food, we left our packs because our rooms were not ready and walked to the market for sandwiches. We walked back to the hotel, checked in and then sat in the common room on the second floor and ate our late lunch. We were scolded by the owner and were told that our behavior was unacceptable at his high end hotel (never mind that he was sleeping in the lobby when we arrived). He said, “Imagine if other guests might see you!” Ugh! We were the only people on our floor, and likely the only people in the hotel.
    • The shower cubicle is a bit ordinary. The shower head is fixed and drips a bit after you turn off the water. If you're not washing your hair, use a shower cap. There are two or three free parking spaces outside the guest house but you have to ascend a narrow ramp in order to reach them. If you're going to hire a car, go for a small one.
    • Air Conditioning did not work, room was too hot.Tried opening the balcony doors but the neighbourhood dogs barked all night (not the hotels fault.

Good roomGood matrasGood breakfast with nice view on the city Host taking extra care to warm up the breakfast area on a cold day

Just a very small tip: add an "extension socket" on the television table to charge telephone (avoids pulling other plugs)

Very nice hotel. Large, comfortable and nicely decorated room. Great location.

Stunning terrace where you could have breakfast. Beautiful historic building. Formello is a lovely small town with great restaurants.

It was a shame that the restaurant within the hotel wasn't open in the evening.

Maria greeted with us with a smile and accommodated our bicycles in a safe space. The whole property is lovely, beds comfortable with wonderful amenities. breakfast was in a special nook upstairs with a lovely setting and wonderful meal to get us going on our next bike route. She was very pleasant to deal with all around. Thanks for a lovely stay.

    not a thing

Very clean, well kept, tidy. Staff was very kind and friendly.

I suggest they include a pair of keys for the main entrance to the building, as I think it's a little odd to ring the bell every time you need to get back into the B&B. Also i had a few issues with water temperature in the shower, was very hard and annoyng not being able to have a stable temperature throughout the shower.

Very clean, comfortable rooms. The neighborhood was fun, and I found a few great places to eat. The team was super friendly and helped me with a very early checkout.

This place brings you family and friends communities feelings, with beautiful antique furnitures, artistic style around the whole building, with peaceful rooftop views, specially when the garden restaurant and many facilities are ready I can sure this place will be a very delicate boutique hotel become a must see place.

A very comfortable and well appointed room. Breakfast was very good indeed, served by our very charming host on a terrace with a lovely view of the surrounding countryside.

    8HoffwebPosted on: 8-12-2022

Staff was very friendly and service minded

The shower was not up to standards, poor water pressure and too cold temperature

    9SallyPosted on: 8-1-2022

breakfast was nice and the view from the terrase was incredible.

Restaurant and Spa was closed. Can not remember it said so when I booked the rooms

    7JamesPosted on: 6-28-2022

Help with the bikes and access to the roof terrace for breakfast and throughout the day. Cold water being brought to our room when we arrived after a hot days cycling was a lovely touch

There were few guests and the hotel had a strange empty atmosphere. Our small balcony had a windowbox full of cigarette butts.

    10ThomasPosted on: 10-25-2024

    Just beautiful

The restaurant wasn’t open for dinner but they did serve breakfast

    10SusanPosted on: 10-9-2024

This property deserves a 15. Every single detail was impeccable. The hosts were gracious, helpful and kind.

    We hated to leave.
