It?s a bit of a walk from metro and RER but it was expected

It was false advertising.

Yes, the spa and sauna were not in working order, there was ongoing construction that was not disclosed, the balcony was not available. There was constant noise in the morning.

Cleanliness, room with all kitchen and all appliances, utensils ready to use. Very nice Cleanliness shower room separated from bedroom.

It was no easy to work online. The internet was very weak and would go off and on during my zoom meetings. It was very frustration. We mentioned this several times and they kept saying they will inform the relevant people. This did not help throughout our stay.

Location wax great! Bed and sofa are very comfortable! Filtered tap water is a plus! Clean and modern apartment.

The toilet bathroom (which is separate from the main shower bathroom) had no window and no ventilation. This was really unpleasant.

Apart from Mr Minto from the front desk's behavior, everything is bad

NO AirconditionIf I could, I would give a negative rating. If you cannot control Booking.com comments, you should not be affiliated with them. Moreover, instead of apologizing and improving your service, you are charging extra for a fan. That shows incredible audacity.

It is easy to move in the vicinity

Sometimes you don't have enough cutlery to run the wash cycle but you need to wash one or two items (typically baby bottle ?). It was challenging to find where to put it to dry.The fridge was turned off and we were not informed, took us two days to notice. Might have helped to informThe canapé-lit is just ok for kids

The staff member we first encountered was amazing. When I made the reservation, I sent the hotel a message saying we would arrive early and asked if we could park there early. The hotel was very accommodating and when I checked in, our rooms were ready and we were able to park. Additionally, our two rooms were next to each other. This was very helpful.

Later in the day we discovered one of the rooms had a lot of ants crawling all over. We called the front desk and they sent the maintenance technician. The technician sprayed raid and laid caulk below the kitchen cabinets under the sink to help seal the ants in and said that was good. This did not resolve the issue and only trapped the ants under the sink, while the rest of the ants were still behind the fridge, some had made it on to bed, and were crawling under night stand. I went to the front desk and Ahmed, was confused as to why we wanted a different room. After explaining to him that the reservation was not made with insects and that normally people, including himself, don't like to sleep with insects, he finally agreed for rooms to be changed. I have visited here five or six times and I will look for other places to stay in the future.The washing closet is very tiny.

The property is newly renovated and located in the charming town of Vincennes. The studio apartment was comfortable and had a nice balcony. Very clean as well. Great desk staff.who were very helpful. Excellent access to Paris by metro and Uber.

The internet was not consistent and kept kicking us off.

The hall and elevator smelled like fish, understandingly though, there were small kitchens so neighbors may have been cooking. I don't know but it was tolerable just not expected. Another issue, one shower smelled bad but it was corrected. All else was superb.

We've stayed at Royal Regency several times and have always found it clean, safe, and quiet. So we felt lucky to be able to retreat here after another "boutique" hotel failed to meet expectations. The rooms are quite large by Paris standards and are spotless. The front desk is staffed 24/7 by a very kind, welcoming, professional team. It's nice to have laundry facilities on-site too, at a comparable cost to the laundromat a couple of blocks down the street. Location is great; a 10- to 15-minute walk to the métro puts you on Line 1, which serves many tourist "must-see" sites.

Wi-fi was almost nonexistent in our room. Boosting the signal throughout the entire property would elevate my score from 9 to 10. If i were traveling for business it would not be practical to take meetings near the lobby, where the connection is strongest. But for this particular vacation stay it wasn't as big an issue.

Room and property were absolutely immaculate and staff were all exceptionally helpful and kind. This is an extremely well-run operation. The location is also good. About a 10- to 15-minute walk to métro, but the tradeoff is that it's very quiet. Everything we needed was nearby, including an excellent grocery store a half-block away. Bedding was super-comfortable and toiletries provided were top-quality. Also loved having a closet in both bedrooms and additional storage in the hallway. Very functional room design as bedrooms, kitchen, and living room can all be closed off with sturdy doors. Amount of space is great by Paris standards!

The kitchen in our two-bedroom unit was tiny. Fine for two people but might be difficult for a bigger family that enjoys cooking together. (Note that some two-bedroom units have a different layout with open kitchens.)

Overall service was fine.

Extra HIDDEN charge Paris tax that was not posted upon booking (all taxes and fees included in total price). We got the charge with our booking payment confirmation. Because it was not refundable - we had to pay! I would not advise my friends to stay there.

Spacious room, with separate kitchen. Nice balcony. New gym that I didn’t get to use this time. Very friendly and helpful staff. Parking available at a reasonable price.
