The location of the hotel is excellent. The rooms are clean, spacious and well maintained. The pool is also well maintained. Great value for money.

Sutus Court 3 Hotel in Pattaya is an excellent budget-friendly choice, perfectly located on Soi Buakhao, just 300 meters from Pattaya Beach and near vibrant nightlife spots like LK Metro and Walking Street. The hotel offers clean, spacious rooms with AC, free Wi-Fi, private balconies, and fridges, plus a lovely pool and friendly staff. Guests also enjoy plenty of parking space, making it convenient for those traveling by car. Highly recommended for an affordable, central Pattaya stay

I've stayed at three other hotels in the area. The view is the best you will get for the price.

Because the price is so affordable, your fellow guests can look pretty shady. For some reason, they cannot read/understand rules for keeping food or glassware outside the pool area nor the rule to shower before entering the pool

The room was a good size and beds were comfy. Staff were lovely.

However it wasn’t too clean and there were a lot of cockroaches, centipedes and ants crawling around the rooms and walls. Rooms weren’t too clean, a lot of dust everywhere and ceiling looked as if it were broken. Balcony was also boarded up so felt mislead by the pictures and description of room before we booked.

nice stay in the backyard, sotus 3!recommended for this soi locationI will return, soon

water cooker for room upon request would be nicehowever, in lobby have

Excellent location for the entertainment area.Lots of nearby restaurants, bars etc.Big rooms. Comfortable beds. Bathrooms good. Staff were friendly and helpful.

I loved the location and helpful and kind staff. Ad well as the very quick check-in when I arrived.

I wished that the rooms had their own security box I stead of the small security box located at the front desk.

Location staff

Major works ongoing

I had a very unpleasant experience staying at this hotel with my family. The overall condition of the place was extremely poor and definitely not suitable for a family stay.Firstly, they clearly state that they are not responsible for any lost items from the room, which made us feel very insecure. Secondly, the air conditioner was not functioning at all, making it very uncomfortable, especially in the heat. The toilet was also in poor condition and lacked basic comfort.Considering all these issues, it turned out to be a horrible night for my family. I strongly advise all travelers, especially families, to avoid this hotel and remove it from your plans.

Location

There was ongoing work a new fire exist staircase. Noise was shocking. Toke a full week to eventually get moved. To begin with they wanted to charge me. Eventually gave in offered another room. Should never have been sold a room with heavy work going on next door to your hotel room

Mattress was bad but was quickly changed to another room

Great stay close to every thing and room was very peaceful and quiet. Good size room plenty of furniture for everything you need. WiFi was excellent 5G for whole duration of my stay. Swimming pool was great. Cleaning staff was excellent and room was cleaned daily with fresh bed made. For the price you can't go wrong.

Good price.Central location. Helpful staff.

Kettle in room would be good.

Swimming pool excellent jacuzzi excellent nice and quiet of a night time.

The Wi-Fi Suites Court is very poor no kettle or tea or coffee in the room

Good location , strong WiFi , great AC , surprisingly quiet at night in the hotel despite its location. Friendly Thai smiles upon arrival.

Furniture and decor old and shabby.Wardrobe door would not close resulting in the door being fully open all the time and causing an accident in the night. The whole place needs updating.I moved hotel to one near by which had better furniture, safe box, kettle in the room for 200 baht a night less,I have rebooted at this one for my next trip
