Excellent location everything is right there. Staff are helpful and friendly.

The rooms could use some comfortable seating ie.like a couch or easy chair.but that?s just me

It's a convenient hotel right in the centre of Soi Buakhao.

It's a little on the older side like many other high footfall hotels it could do with a little maintenance

Stayed many times before Great value for money mostly friendly staff great value onsite restaurant and bar. Nice hot shower. Big rooms.

Not too big a problem but the aircon left bed feeling wet so turned it off. The decorative cushions smelt strongly of stale alcohol . The pillows and mattress not very comfortable. Swimming pools busy and crowded , meant to be for guest only I saw a few times people turn up and pay money to reception and were given towels and used the pool. It might be this was deposit for towels and all guest had to do this. No pool towels at pool.

Everything fine, especially the helpful staff, the good cleaning maids and good maintenance.This is in my opinion the best choice in relation to the price in Soi buakaow.Great pool

The only thing is the Sutus 1 does not offer monthly rates.For a stay 1 or 2 weeks it's absolutely fine

Big comfortable and quiet room in central location.

Food in your restaurant was always good and the location of the hotel was excellent. The staff in the hotel were all friendly and helpful

Big room, location great, quiet no outside noise in room. Good wifii

Night-life, restaurants, bars, and street food all just out the front door. We had a room overlooking the street which was noisy but we enjoyed the view. There are rooms at the back for guests that require a quiet room. Pool is big. Baht buses are at the front to get around Pattaya.

Staff very helpful and pleasant good location clean and tidy every day fresh water daily

Could do with furniture in room updating and new Sunbeds the Sunbeds that are there by the Jaqusi pool are Rusty and corroded

This hotel is in a great location and only a short walk from all the nightlife and shops. Staff could not have been more helpful and friendly, moving me from my first room, right behind the restaurant, on day two.

The rooms are starting to look very tired. Lots of cracks in the walls in mine too. There were also lots of tiny black insects but they were not bitey and never caused my any bother other than leaping all over my laptop screen. Aircon was temperamental and WIFI was intermittent. Stayed at Sutus Court a lot of times over the last 10 years. This time my room was on 5th floor. The room was generally clean but noticed the lampshades were very stained. No idea how they got in that state and tried not to dwell on it.

Eat next Door It's room only Satilite TV 2 Bottles of water free Swimming pool stop there every time I go to Pattaya . SO VERY GOOD

Great room , at 1st I was pool room , but I ask to move to roadside room , which they did the next day :-) ?, have stop there 3 times , and am booked for a month again this May 2025.

Parking spaces , well for motorbikes, think there should be clearly mark spaces for bikes , and sum seem to parked up and left , those bikes should be put to 1 side out of the way .

Only issue for us was rooms facing the main road suffered from noise. Ask for a room at the rear??
