AVOID this property — confirmed booking not honoured. The experience is stressful, unacceptable, and damaging to trust. Travelers should be extremely cautious!!!Order was paid and confirmed by the property in advance. But when I arrived at the confirmed check-in time, I was told the booking could not be found then told that I had booked a different property Palm Tree Apartments & Backpackers,. The host pressured us to accept to relocate to Palm Tree instead — both properties are operated by the same owner, but the quality and facilities of room she provided didn't match with the original room. I was asking about price differences if we have to accept because it seems no other choice at that time then the host just left us hanging. I called Booking.com and they contacted with the owner then informed me the order has been cancelled due to Averill Court Motel has informed Booking.com that the owner is unable to arrange my check-in because the owner claim she cannot find or confirm my booking. Booking.com assisted me in finding alternative accommodation as soon as possible, but I have to drive extra 80km because the LAST accommodation has been booked out while waiting for her response — Palm Tree Apartments & Backpackers doesn't even not allowed for a single night stay on the webside. At 9.30pm I finally got the call from owner. I was missed the call then the owner texted me asking when we were coming back to Palm Tree then started to blame me that I stayed somewhere else without inform her. The owner would rather keep disturbing people than provide professional service. The only thing she care about is to fill the rooms and secure her money.

Hi there,Very poor service. No daily cleaning was available in the room. Had to chase reception for towels. Requested for early checkin but was asked to come after 2pm. arived by 3 pm but had to wait for more than 15 minutes to get the room key

Great location in easy walking distance to the center of town and boat harbour.Large room, adequate kitchenette and ensuite.Good value. Friendly , helpful owner.

Nothing really

The experience was fairly ok. Several essential kitchen items were missing from the kitchen cabinets, which made daily use inconvenient. Although we booked for four people, some amenities—including chairs—were only provided for three.

Generally ok

a last minute overnight booking - didn't arrived til after 7pm - owner was welcoming and had given us a bigger room. Cooking facilties very good, beds comfortable; easy walk to paihia shops

just some others guests underwear, and used towel in the hot water cupboard - easy mistake but shouldn't have happened.

Great location. The kitchen was well equipped. The beds were super comfy. Host was amazing.

The motel was great. The rooms were perfectly clean, there’s a nice bbq and pool/jacuzzi which is a nice plus. Staff was kind and attentive.

Rooms were a bit dated and shower pressure was very weak

Great location as just a few minutes walk to bars, cafes and shops.

No privacy with no nets on ranch sliders so was like living in a fish bowl. Had to sweep debris off bathroom floor on arrival & room smelt very damp.

The accommodation was very clean and comfortable. The kitchen was equipped to cook a simpel meal. The bed was comfortable. The manager Winnie is a friendly and hard working lady.

Great stay within a short walk of village and restaurants. The lady on the front counter was very friendly, informative and helped us with tour bookings. Money and time has been spent on this property with new windows, paint etc. Room was very clean and nice shower. Only downside was the bed against the wall but our room could sleep 5 or more. Other rooms didn’t seem to have this setup. Only other thing is the stove top burners need a thorough clean or refurbish but we didn’t use it so no issue for us.
