Lincoln Downs Resort Batemans Bay

It was quiet despite busy nearby road. The staff were pleasant.

The beds were awful and far too old. The furniture basic, , microwave but no plates or forks. Aircon did not work properly. Sold as two rooms, was not two rooms as the main room had a bed in it with no sofa. View did not exist, the lake was next door to a primary school and not a pleasant walk. the stairs to room difficult. The entire place was a huge disappointment. Did not resemble pictures.

Great hideaway so quiet, staff polite, gorgeous resort blg, Grounds are beautiful - pool majestic/hammock/bird watching lake/tennis courts. Room clean and spacious/parking to the door. Bed comfortable/kettle and fridge wonderful. tv worked well for news.2mins car ride to the Batemans bay waterfront for supplies. I would be staying here again if heading this way.

the drive from Batemans Bay city centre had to turn right into the property, the road ahead had a bend and also the location is on a crest, so it is pretty dangerous to ensure there is no oncoming traffic.Also, the driveway then dips down into the property, if not driving slow, the car could hit the property

Exceptional good service. Beyond friendly simply TLC from Michael and his wife. We had a problem with transportation traveling on the hop on/off bus from Eden to Sydney.. Michael saved our day with a free (!!) ride. What a great guy..

Nothing to complain about. Please note that you can get to the resort from "downtown" Batemans Bay using the local bus.

Attractive setting, enjoyed a quiet drink in the rotunda. Large clean room

Wasn’t worth for the cost of rooms, and the property doesn’t look good as it showed in the pictures. Wouldn’t recommend.

Air conditioning wasn’t working and had to sleep freezing. Charged for breakfast but it’s not for worth at all, dirty milk jugs.

Spotlessly clean. Efficient and quiet air conditioning. It is a motel, so parking outside the room.

Bedside lights are not bedside. They are about 1.6m above the bed so you have to get out of bed to turn them on and off.No clock or light switches near bedside table.

Great location but the best part were the staff.Happy, attentive and ready to help when asked.Mel and the team were fantastic

I would stay again.I would not take a second chance at eating in the restaurant. It was overpriced

Our stay was interesting to say the least. Absolutely stunning surroundings. The pool was magical. The rooms were really clean and well appointed. Friendly staff and very efficient. The restaurant however was a disaster even to the point where the manager acknowledged that the food was underwhelming and they were having a problem with the chef but when we went to pay the bill, we will still charged the full amount for the two meals that were inedible. Shame-

The garden is beautiful, shower is good too.

Being an older couple it was difficult to carry luggage upstairs . Would have been nice if they asked when booking

Gym equipments need maintenance

I loved the ambience,quiet,peaceful and the lake next to the resort was such a refreshing change.The rooms were well appointed, tidy and spacious.

Briars Restaurant had a nice menu but would have loved a few more mains that were chicken based.

Family Suite was spacious enough with amazing lakeview and jetty. Briars Bar served very good food - brekky and dinner.

Swimming pool was not a heated one, hence, couldn't enjoy it. Rest all good.

The bed was comfortable. The view from the room was amazing.

The room was too dark.. one of the lamps didn't work. The room was not cleaned well. The shower was leaking in the bathroom, so the floor got wet.

room was perfect for us quiet enough although the people above where very heavy footed and the Aircon could do with updating as it was a bit noisy but was a good stay.

think the restaurant could do better but we only ate there once.

Location was good and room was clean.

Breakfast was too simple and not appealing, should include some hot food!

Loved the outlook over the river and how relaxing it was. Room was spotlessly clean, beds super comfy and bathroom was gorgeous and room was surprisingly quite for the bottom floor …. A very relaxing break was experienced - Thank you this is certainly a hidden gem of the Bay ??

That we couldn’t stay longer !
