Stunning grounds,extremely helpful management and a excellent value

Rooms were a bit claustrophobic and there was loud construction next door

Booking.com shows bicycles as not having an additional charge, but you need to pay. The bikes aren't in the best condition.There is nothing wrong with the location. You can walk to restaurants and take a longer walk to the boat tour It is also easy to hop on quiet bike trails. However, there are more tranquil, scenic homestays on the river/closer to the karsts.

Lovely backdrop scenery, nice pool which we upgraded to room next to, staff helpful and pleasant, allowed early check in from night bus at extra charge, booked transport for us also on leaving, breakfast good, quiet area although a loud speaker is right outside and at 6am has loud locals announcements which we do respect but nothing mentioned anywhere regarding this even in reviews, so don't expect to be able to sleep later than 6am - we stayed 3nights, on our 2nd morning the homedtaybhad loud building works outside reception before 7am which disturbed all guests with pneumatic drills all morning - no one notified of this, no notices about it etc until several guests complained - nice place to stay & listening to the insects, loud frog chorus and watching fireflies is fabulous in the evenings - just don't expect to have much rest or sound sleep - staff member Dao was lovely & so helpful ?

Extremely Loud speaker outside homestay at 6am, the pneumatic drilling which disturbed everyone - no notification at all, the usual hard beds which are common in Vietnam, someone's used toothbrush found under fridge & use extremely strong mozzie repellent!

Great location away from the crowds but close enough to reach everything by bicycle. Great pool and breakfast. Rooms are big, clean and with great bathrooms. Very good value!

when we arrived the bathroom hadn’t been cleaned, floor was dirty, muddy almost, and covered in hairs and the bath mat was disgusting, it had nail clippings coming stuck in it and was also dirty, for the price it’s not worth it. bed was hard as nails as well, i’ve stayed in cleaner, nicer places for way cheaper in vietnam,

The kindness of the owner was exceptional. She booked our transportation to Sapa for us. We appreciated the possibility of renting bikes for the day. The location of this homestay was perfect..

Ms Đào was a very friendly, sociable and helpful host. Checkin and checkout was quick and no frills. The room was spacious and clean and had all that we need. We rent motorbikes and was within 6-12m of riding with all major sightseeing spots like Trang An, Ancient Capital, Tam Coc, etc. The area surrounding the homestay was peaceful and homey. Very good price for the stay!

We got a room upgrade to a bigger room. The bathroom was big. The outdoor area was comfortable with a lot of shadow space and chairs for lounging.We could leave the luggage at the reception at the last day, while we went out in Trang An. The area is gorgeous!

The breakfast was very small - not enough to fill an adult person.In the 4-5 nights we stayed the apartment wasn't cleaned once.The apartment you stay in have bad sound isolation.The shower was sometimes warm, sometimes cold.

A beautiful and quiet place. The owner is super friendly and attentive to whatever we need. The room is spacious and the beds are super comfortable. We also had a delicious homemade breakfast. I would definitely stay here again!

The room was very spacious and the breakfast was really nice. The bathroom was pretty good size for Vietnam. We had everything organised for us such as bike or bicycle rental and didn’t have to worry.

Maybe would have been nice to have an option for breakfast but we liked what we received. Laundry was a bit more expensive than other places in Vietnam

Son (the host) is very friendly. He helps us to ride a motorcycle and to clarify all of our questions about Ninh Binh. The room is big and they have services for laundry and motorcycle and bicycle rent.

I missed a bedside light and table in the room.

All of this specially the service of the manager & owner of the property Mr. Son (an engineer). He is very cordial and always helpful whenever you ask for this. We are the first guests from Bangladesh stay at this property. The location of the property is very beautiful and very near to Trang An Boat Station. So highly recommended.

Nothing at all.

All the persons of the inn where nice. They give me a lot of information.The bed where confortable. The pool really enjoyable with the heat. They propose to rent bike, scooter. Thay can also arrange taxi.

Hosts were really welcoming and helpful, we had a brilliant day out following their recommendations.The room was great and as pictured.

- The owner and his family were very friendly and made sure we had a great stay, we felt very welcome. They cooked a delicious breakfast every morning for us. - It was very quiet and felt very safe- The homestay is located in a small village close to everything. We hired bikes and could ride through the villages, it was an amazing experience.

No duvet, just a thin duvet cover. Room feels permanently damp.

We chose this for the location, we wanted to be in Trang An and to be able to walk to places to eat in the evening. This worked.The room was OK, not the best. It was a big room, double bed and single. The bathroom was very big and the shower was hot with very good power. The aircon worked well Breakfast both mornings, no choice on food but we enjoyed it. Coffee was good.Owner very good at suggesting a self guided itinerary for 2 days which we enjoyed Owner very kindly let us leave bags safely (9pm night train) and booked us a taxi to station when got back from adventure on day 2.

On arrival we had to get the sheets changed, the top and waterproof sheet as not clean. This was done very quickly which was good.The room smelt musty - I'm not sure when it was last used so we were glad for the aircon. We hired bicycles on our first day 50,000 each. These were OK. Hired a scooter on second day 150,000 - not the best quality and in hindsight maybe should have checked other places as lots about. We had to fuel it and took advice on how much to add and we hardly used the fuel - but couldn't get any money back for this. Unfortunately what has left a bad impression is, 5 mins after we left in the taxi the owner "cancelled" the booking and my booking.com record shows we didn't turn up, which we did. I'm annoyed at this as I need it for my genius points. Still trying to get it resolved.
